Welcome to The Peppermill! If you're coming to town for Work, to visit Family, or to play a round of Golf at one of our areas great golf courses, this is in just the location for you! This 3 bedroom/2.5 bath home is in a quiet neighborhood for you to escape & unwind. Grab a chair and relax while making dinner on the BBQ* grill in the fully fenced in yard.
Pet Friendly up to 30 lbs. Pets must be disclosed in advance - there is a fee per pet max 2 pets. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
The spacious Owner's Suite offers a king size bed, Smart TV and full bathroom with tub/shower combo. The 2nd bedroom offers a queen size bed and the 3rd bedroom offers a full size bed and is great for children. There is a shared full bathroom on the 2nd level. The Owners Suite has it's own full bathroom and vanity area.
The main living area features eat in dining for 6 guests, a full living area with Smart TV and Wet Bar. The Washer/Dryer is on the main level. The eat-in kitchen is close by and is fully stocked for your cooking & dining needs - stainless steal appliances including a dishwasher. There is a washer/dryer on the main level in the hallway. Bring your Amazon Prime, Netflix, Hulu or other passwords along and watch your favorite programs - or use one of the many free apps!
This location is minutes from grocery shopping & restaurants - and convenient to a variety of other area attractions. Interested in a pontoon rental to explore the St Johns River - https://jaxboatrentals.com/ - is a short 10 minutes away!
The televisions have an antenna to be able to view local channels which includes CBS, ABC, NBC & FOX. Both TV's are SMART ROKU TV's and offer you the option of viewing any free channels and/or using your own personal accounts to access any you subscribe to - Amazon Prime, Hulu, YOUTUBE TV, Netflix, Disney Plus, etc.
*BBQ Grill uses propane. There is a tank provided. Any leftover propane is available for use, propane is not included with the rental. The tank may be refilled nearby at any Ace Hardware, Home Depot, Lowest or Publix Grocery Store. Some amenities may be nearby - additional fees may be required. Such as boat rental, golf, horseback riding, etc.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
Pet Friendly - pets less than 30 lbs - (max 2) additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
