Come and stay with us at Moody Woods on this beautiful, wooded, large 1 acre home nestled among the pine trees! The gate can be closed to fully fence in the yard. Plenty of space for some of the outdoor games - or bring your own! We have a new living room sofa & loveseat - and a new 4 person dining set that we just updated in early Dec 2024!
You will feel like you are out in the woods, yet everything is not very far way. For groceries, to shopping, golf courses - many close options to choose from. And if you want to visit the beach during your stay, you are a 30 minute ride away. If you're looking for some delicious fresh fish, shrimp, crab legs, or oysters - you are right in between 2 of the area's best places - in Whitey's Fish Camp and the OP Fish House and Oyster Bar! We have a lot of games for both indoor & outdoor fun! Great yard for your dog too! Pet Friendly - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.
Please note: the driveway to get to Moody Woods is long - and a little hidden. We have placed signs up for better road visibility. But you will turn in and drive down a dirt road alongside a long fence - you will pass the garage of another home on your left - and continue through the fence area. There are motion activated lights that come on at night at the front of the house to assist with visibility. There really aren't any street lights visible back that far. **This is a 1 acre property in a very wooded area - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a snake or raccoon from time to time. Please keep that in mind. The water is well water.

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.
**Charcoal is not included. Firewood is not included.
There is a PADL rental location about 10 minutes away at Doctor's Lake - https://www.padl.co/locations/paddle-board-rentals-in-middleburg-boat-ramp/ Rent directly from your Smart Phone and tour along the lake and Black Creek! Some amenities are nearby - an additional fee may be required. Golf, Boat Rental, etc.

ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
PET POLICY
Pets are allowed; pet fee is per pet and pets must be disclosed in advance. Failure to disclose in advance will result in a $500 fine.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.
