Pet Friendly - pets less than 40 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max 2. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

The water is well-water. We have a BBQ that uses a propane tank. The tank is provided and if there is propane remaining, available for use. Otherwise you would need to take it to an area Home Depot, Publix, Lowes, Ace Hardware, etc. and purchase a full one.

**Parties/Gatherings that go over our max occupancy are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware & Minut as noted in the booking agreement. We do have posted Quiet Hours for the patio/pool area. We are located in a residential neighborhood and want to be great neighbors to those residing around us! Please keep that in mind if you are enjoying the pool/patio area later into the evenings and adhere to the posted quiet hours. The pool is not heated. There is no smoking inside or outside allowed.

Names/Ages of all guests staying on property must be provided in advance - no exceptions. Please plan on sharing that information with your reservation. Max Occupancy is 7 persons at all times day or night and will be enforced. Make/Model/License # of each vehicle parking on premises must also be provided. Parking must be off-street utilizing the garages and driveway. Max 4 cars per stay.

There is an alarm on the patio door to the pool for the safety of our guests. It will alert you when anyone is going in or out to the backyard to assist you in keeping track of any young ones that will be out by the pool. Children must be under adult supervision at all times, especially when out in the pool area.

**Please note: The pool uses a sand filtration system. The pool is serviced weekly by a professional pool mgmt company to maintain chemical balance and the filtration system. The yard does have trees of various sizes/types - there will be leaves around the area - and when season pollen counts are high - pollen will accumulate quickly. The pool system & waterfalls are scheduled on a timer to run the same time daily, but it is not heated. And in our hot & humid summer months - you will see palmetto bugs around! They are native to our area and like the heat, humidity and water!

Frequently Asked Questions

The primary purpose of a bathroom exhaust fan is to remove the moisture out of the bathroom.   These fans help control and eliminate bathroom odors as well.   It will rid the bathroom air of excess moisture, humidity, and other pollutants.

When should you operate the fan?   According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.  

Should the fan be left on all day or left on all night?     You especially should never leave the fan on all of the time.  If it is run too long, it can overheat and become a serious problem and fire hazard.  
Pool Rules (Must be followed at all times)
  • No lifeguard on duty, all guests are swimming at their own risk.
  • Shower before entering the pool
  • No animals in the pool or on the pool deck
  • No food or beverages in the pool
  • No glassware in the pool or on the pool deck
  • No running, boisterous or rough play in the pool area
  • No spitting, blowing nose or using the restroom in the pool
  • Children under the age of 14 years old shall not use pool without a parent or adult guardian in attendance
  • Do not swallow the pool water
  • Guests who can’t swim need to be supervised.
  • Guests will be responsible to maintain the condition and safety of all pool equipment.
  • Guests must inform iTrip Florida First Coast immediately in case of a safety or maintenance issue relating to the pool or its equipment.
  • The Booking Guest that made the reservation assumes all responsibility for the duration of their stay.
**Please note you may need to remove leaves or debris from the pool from time to time, use the pool skimmer located on the side of the shed next to the pool. 
Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are allowed;  40 lbs or less max - 2.  pet fee is per pet and pets must be disclosed in advance.   Failure to disclose in advance will result in a $500 fine.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion. 
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.


When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.
