With the most gorgeous right-on-the-brow views and new amenities, experience camping at its finest at Grace Mountain Retreat! Located on the brow of Lookout Mountain and overlooking beautiful Rising Fawn, this private site offers a fully furnished camper with everything you need for a memorable camping adventure. If you're traveling with a group or have your own camper/RV, an additional parking pad with electric and sewer hook-up is available for an additional $50/night fee. Surrounded by nature and breathtaking views, enjoy a relaxing camping getaway experience like no other, but also a short distance to the quaint town of Mentone, AL and all the attractions in Chattanooga, TN.

This 2020 Wildwood FXS Travel Camper is in pristine condition and comfortably sleeps up to 4 guests - a queen-size bed for two adults and two bunk beds for other guests. All bedding, additional blankets, and toiletries are provided. The kitchen has a gas range (2 cook tops), microwave, refrigerator/freezer, Keurig coffer maker with coffee and creamer provided, and all necessities - cookware, utensils and dinnerware. A BBQ gas grill and fire pit are provided as well. There is a full bathroom inside the camper, with toilet, sink and shower. High speed Wi-Fi, USB ports and climate controls.

Grace Mountain Retreat is set up on a secluded 5-acre area with endless skies, mountain and nature views in almost every direction. Enjoy morning coffee in the cozy sitting area and come back after a day of adventure, watch the most beautiful sunset you may have ever seen and relax by the fire pit! You’ll also find games and supplies for making s’mores and special memories!

PETS: Responsible pet owners are welcome to bring their furry companion that is house trained and non-destructive. Due to space, we welcome 1 PET MAX. We do ask that you tidy up after them thoroughly inside and out. Please no pets on the inside furniture. If they poop at the campsite, please pick it up. Doggy bags are provided. Pets must remain on a leash when outdoors and supervised at all times. Please disclose your pet in booking as there is an additional pet fee to ensure proper cleaning for the next guests.

WILDLIFE: Please understand that you are surrounded by nature and there is wildlife to be conscious of – you may come across bugs, mice, snakes, rabbits, etc.

EVENTS: Currently, we do not allow events or gatherings of any kind on this property. Only guests included in the reservation are permitted on site and for use of amenities. If you would like to schedule an event, please inquire for consideration and approval, with potential additional fee.

COMMERCIAL USE: Please disclose if you wish to use this property for photography or filming purposes; it can be allowed upon consideration, with approval, and additional fee.

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.

I booked this property as a wellness retreat for a group of my friends. This space had everything we needed and more. We had a yoga instructor come and lead us that was set up by the owner who was fantastic. There is a community kitchen area and indoor bathrooms with a shower. We had room to do our painting in the garage area and had two in the group set up their jujitsu mats and practice. We took a hike at Zhan wildlife refuge which was very fun. I recommend this to anyone with a big group. We will be making this an annual thing!
