- A Ring doorbell camera is located at the front entrance and faces outward. There are no cameras or recording devices inside the home

- Fireplaces are not available for guest use

- Washer and dryer are available on the main level

ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a fee. 
 

AUTHORIZED PETS ONLY

Pets are not allowed.  A min. charge for $500 will be applied to bookings with unauthorized pets.

 
FAMILY RENTAL ONLY
We require at least one party member to be 25 (twenty-five) years of age! 

GUEST IDENTIFICATION REQUIRED
Guests may be asked to complete a Clear ID verification before check-in.  If this is not completed, and entry code will not be provided and the reservation will be subject to cancellation with no refund.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.

UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible. 

QUIET HOURS MUST BE RESPECTED 

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

NO PARTIES or ILLEGAL ACTIVITY

ENTRY BY OWNER
 
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).

SLEEPING CAPACITY/DISTURBANCES 
The maximum number of guests allowed is 10.  Violations of our noise or the maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rent. Depending on the severity of a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest who booked the property, someone will show up to, at a minimum, issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rent. Additional fines or damages may be assessed after removal. 

PARKING
Parking in the garage or driveway.  There is parking for 6 cars.  There is NO street parking.  No cars with rooftop storage units are permitted in the garage.


HOLD HARMLESS 
iTrip or the Owner does not assume liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in the supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

MAINTENANCE
Report any maintenance needs for the premises to us, and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos.

LINENS/TOWELS/SUPPLIES
Any lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.

SECURITY CAMERAS
There are RING cameras on the front door.  RING is used to monitor the exterior of the home and does not face any of the common outdoor living spaces.  There are no cameras inside the home.

FIRE TABLE
The fire table is available for guest use at their discretion.  Fires must be attended to at all times and extinguished when no longer in use.

GRILL
Grill is available on the back porch for guest use.  Please know how to work a gas grill before lighting.  Propane must be turned off when cooking is complete.

FIREPLACE
The fireplace is not operational. 

POOL
Swimming in the pool is permitted but entirely at your own risk.  Please exercise caution and be responsible for your safety while enjoying the pool.  By choosing to swim, you acknowledge that you do so at your own risk. The pool is open Memorial Day - Labor Day and typically opens earlier and closes later, depending on the weather. 

LONG ISLAND SOUND
Swimming in the sound is permitted but entirely at your own risk.  Please exercise caution and be responsible for your safety while enjoying the sound.  By choosing to swim, you acknowledge that you do so at your own risk. The "beach" area directly in front of the house is very rocky and there are no stairs for access.  We strongly encourage guests to visit public beach a short walk away.

ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.

Please treat it with the same respect you would like shown in your own home.

Amazing Home!

I cannot recommend this property highly enough! This is a spectacular property in an amazing location. While it is close to notable restaurants like Riptide and Surfside Hotel, being one block away makes it extremely quiet and peaceful. The private beach of the property makes the sunset views just spectacular from both the first and second floors. The pool in the backyard is located among wonderful trees, making a very nice private place for lazy afternoons. The kitchen is well stocked and large enough to make cooking and eating together a pleasure. The iTrip management team is extremely responsive, and the home is well maintained and managed. Our family really enjoyed staying there and we will definitely be back!

Our family from San Diego wanted to come to the East Coast to vacation with us. We thought renting a house with our kids, two granddaughters, and both sets of grandparents would be a great way to have a family vacation—it was! The house is perfect. It's large, has a swimming pool, and is across the street from the Sound with an amazing view. It's spectacular; it's a beach community, wonderful for taking walks and enjoying the Sound. It has multiple family/living rooms, so we were able to be in different areas when we wanted. The bedrooms were well thought out, as was the rest of the house. The pictures in the ad are 100% accurate. What you see is what you get. The owners were accessible, responsive, easy to communicate with, and generous. We recommend this property without reservation.

Spacious, relaxing and breathtaking

This one of a kind rental blew our expectations. I questioned it at first because it looked like the front of the house wouldn’t be a good place to enjoy the water. But sitting In the front room. Cracking the windows is all the view you need. Wow 🤩. If you go upstairs even a better view. Not to mention everything the house has to offer. Tony was amazing and handled all my text about things to do and where to go. Connecticut, so much too do everything is in driving distance.
