Pets are not allowed at this property. Any evidence of an unauthorized pet on the premises will result in a minimum fee of $500.

AGE REQUIREMENT
At least one member of the booking party must be a minimum of 25 (twenty-five) years of age and staying at the property.  This is a requirement for all reservations. 
FALSIFIED RESERVATION
Reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.

GUEST IDENTIFICATION REQUIRED
Guests may be asked to complete a Clear ID verification before check-in.  If this is not completed, and entry code will not be provided and the reservation will be subject to cancellation with no refund.

UTILITIES
No compensation given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to restore them as soon as possible. 
NONSMOKING UNIT
Damage deposit forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking.
ENTRY BY OWNER 
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed-upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24 hours' notice of the Owner's intent to enter (except in the case of an emergency).
SLEEPING CAPACITY/DISTURBANCES 
Maximum number of guests is 8.  Violations of noise or the maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with loss of all rent. Depending on the severity of a noise situation, a warning, if we cannot reach the guest who booked the property, someone will show up to, at a minimum, issue a $300 fine and/or evict the entire group immediately. Any delay will result with involving authorities and trespassing every person on the property as well as the loss of all rent. Additional fines or damages may be assessed after removal. 
HOLD HARMLESS 
iTrip or the Owner does not assume liability for loss, damage, or injury to persons or personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in the supply of water, gas, cable service, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
MAINTENANCE
Report maintenance needs for the premises to us, we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and stereos.
LINENS/TOWELS/SUPPLIES
Lost or damaged linens will be deducted from your deposit or automatically billed to the card you used. We recommend that you bring any special items that you may need.
BEACH AMENITIES
Property of the house (ie. toys, wagons, beach chairs, etc) used must be cleaned and returned to the location upon which they are found.
NO PARTIES or ILLEGAL ACTIVITY
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from all liabilities, claims, demands, and causes of action because of any injury, loss, or damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement at their discretion at any time.

A Wonderful Place by the Water in Branford

Our Family of 5 adults stayed at this gorgeous home for 5 nights over my son's Yale Grad week. The Host is an excellent communicator who was very quick to answer my (many) questions. He was also flex with our check-in/check-out given our plane and Grad schedules, which we greatly appreciated. This was was a perfect choice for our busy fam - my husband was just raving about the 3rd floor office he used for work (which also has a spare bedroom and full bath). House has been very newly renovated with a fully stocked Sunny & modern kitchen (huge Refrig) and dining area for 8 and next to big living room space for relaxing. (The pics are not as good as the in-person vibe). We made a big breakfast most mornings and sat out on the porch. with our coffee, which has a water view through the across street neighbor's open yard. Very New Eng beach vibe hood. The master is huge with big walk-in closet, and very large bath with both double shower heads & double sink bathroom. Bedroom 2 on 2nd floor was a FAV of my eldest son because of it's own TV/sitting area with 2 recliners & big windowed doors. The 3rd bedroom has a queen and large closet and shares hall bath with 2nd BR. (2 boys raved about great shower pressure!) 3rd floor has sunny office (lots of windows and water view) and spare sitting/bedroom and full bath. We didn't even use the full basement which has huge sectional, wide screen TV, and game table. PLENTY of space in this house. Also has a big backyard with grill and outdoor furniture (we didn't use cos too busy). And it has 2 car driveway for use in front of house next to porch. There is no street parking next to house - can park temp down by tennis courts of club a block away. The neighborhood is wonderful. Surrounded by water (Long Island Sound w/ Thimble Islands). Beach (rocky not sandy) access just 1 block away for walking. The drive to New Haven was about 20 min using I-95 - so pleased relatively "close in" to campus. The neighbors seems really nice (lots of dog walkers) with a solid small town community vibe. Branford downtown is very cute - has a farmer's market, library, stores and couple small restaurants a couple miles away from house. We watched towns people gather for outdoor concert in town square one night. Blocks away from house is an elegant yacht & country club with tennis courts and golf course which is gorgeous to walk around. (We walked the neighborhood every day). Also found sound nice casual restaurants nearby few miles away in connecting towns. There is a very nice flat hike/walk (1- 1 1/2 miles) on the Branford Trolley Trail - just 1/2 mile from house over a flat wooden bridge over wet lands (lots of birds, etc) which ends up in adorable town of Stoney Creek - a boater's haven. The Stoney Creek Market is clearly the town's popular and beloved (and only?) cafe (owner there waiting on tables. Has coffee, breakfast and reg sandwiches, pizza, etc. -- definitely Luke's diner from Gilmore Girls-type place. ) We sat on deck looking at amazing water view as we watched "the regulars" - mostly elders gather and chat over breakfast. We will def rent this place again if we can! It's wonderful. Exceeded our expectations greatly.

Waterside reprieve

We had a wonderful experience staying at this property while our home was being renovated. We were lucky to have stayed for the whole summer, May through September, and it was such a wonderful place to land that had all the comforts of home, and then some! The location is beautiful, set in cozy Oceanside neighborhood with direct access to the water. Close by trails, and downtown Branford is lovely. Tony was so supportive- Always available, quick to help resolve any issues we had. Overall we couldn’t have asked for a better experience.
