Welcome to this beautiful waterfront home with a newly-constructed private pier that sits only 50 feet back from the Chesapeake Bay. Located on Kent Island, this home boasts breathtaking views from multiple spots both in and outside the home. Enjoy your morning coffee from the fully-furnished sunroom, and watch the boats go by on the Bay from the private waterfront deck. After grilling a homemade dinner, chill out in the hot tub (open Fall-Late Spring) on one of the other 2 back decks on the house. The home has a total of 4 Bedrooms and 4 Baths, 2 of which are En Suite and have been recently updated.

This home is wonderful for families, golfers, boaters, fishermen, bicyclists and runners/walkers. For golfers, the beautiful and challenging executive golf course, The Blue Heron Golf Course, is one mile from the house.

Bicyclists, walkers and runners can enjoy miles of trails on Kent Island. Two of the most popular are the Kent Island South Trail and the Cross Island Trail.

There is ample parking on the driveway for 3-4 cars.

**COVID - 19 Extra Special Precautions: Our guests' and staff's health is our top priority. Our cleaners are taking every precaution when cleaning this home and making sure it meets CDC standards. We are going above and beyond to ensure all surfaces and touch points are being cleaned thoroughly and disinfected (including all light switches, faucets, doorknobs, cabinet handles, remotes, etc.). You will have self check-in and no physical interaction with anyone.

House Rules

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age. No smoking/no pets. Be respectful of the house and contents - it is someone's home and the owners do come back from time to time to stay in their property. Please respect the neighbors and neighborhood. No parties or events of any kind.

AGREEMENT

Tenant is at least 25 years old (an "adult") and will be an occupant of the unit Seize the Bay. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund.
 

BALANCE

Balance is due 30 days prior to arrival date and includes a refundable damage deposit. The balance is due on _BalanceDueDate_. Payment may be made by major credit card. Damage deposit will be refunded within 7 -10 days of checkout pending inspection by cleaning firm.
 

HAZARDOUS PRACTICES

No BBQ grills of any kind are permitted in the unit. No open flames permitted in the unit.
 

ABSOLUTELY NO PETS

If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
 

FALSIFIED RESERVATION

Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
 

HOUSEKEEPING

There is no daily maid service. Linens and towels are included and not to be taken from the unit. There is a $_CleaningFee_ one time cleaning fee.

UTILITIES

No compensation will be given for temporary outage of electricity, gas, water or cable. 

NONSMOKING UNIT

Your damage deposit will be forfeited and you will incur an additional charge for cleaning and deodorizing if any evidence of smoking is found.
 

ENTRY BY OWNER

Owner or owner's agents may enter the premises: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors.  24 hours notice of Owners intent to enter will be given (except in the case of an emergency).
 

RULES AND REGULATIONS

  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.
  2. All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. If these items are not completed, the guest will be charged an additional cleaning fee. 
  3. The maximum number of occupants shall not exceed 8 people, not including a child in a crib.
  4. Furnishings are not to be removed from the premises for use outside or in other properties.
  5. No pets allowed on premises.
  6. No Smoking.
  7. Reservations are not made by or for a minor, defined as any person under the age of 25.
  8. Tenant and any guest of Tenant shall obey all laws of the state of Maryland, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Maryland or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for: Occupancy exceeding the sleeping capacity of 8 people, using the premises for illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 

HOLD HARMLESS

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 

MAINTENANCE

Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

Excellent property. Everything is described on the website but the owners have taken care to have all of the kitchen accoutrements available that one could use. The hot tub is excellent; as is the dock seating to watch incredible sunsets. There are plenty of books and novels to read - and a very nice touch is the “night lights” positioned throughout the house for night owls. A truly stunning property and easy to access.

We enjoyed our stay. The view is amazing. We had plenty of room for our group of 8. I would suggest a Cecil fan in the back bedroom that doesn’t have one since that room doesn’t have an air conditioner vent. It is a very nice place to stay. We were there for a wedding at Kent Island Resort.

We love staying here. The home is lovely and everything is in great condition. The kitchen was well stocked. The screened in porch is fantastic. As was the deck right above the water. It was fun to watch the boats and the birds go by well sitting facing the bay. We recommend this place!

The views and location were fantastic and the house was clean overall. However the house could use some maintenance. While we were there the dishwasher was broken, the starter for the outdoor fireplace didn’t work, and the AC in all the bedrooms but one was not working. The owners also need to update the guide to note which beaches are public and which are private.

My family has a wonderful stay at Kent Island. The house was very clean with many amenities included: soaps, washer/dryer, towels, dishwasher, cooking utensils, etc. This made our experience very seamless and enjoyable. The view from the house was exceptional, especially at sunset and sunrise. I would recommend this house to any family or group looking for a relaxing getaway on Kent Island!

Very pretty setting on the Chesapeake with some caveats: no cable tv, a streaming system that was not set up when we arrived, missing staples such as dishwasher pods, foil, basic spices, burned out lightbulbs, no frying pan— unusual given the high nightly rate ($650/night weekday and off season) Neighbors are very close and had barking dogs. New owners, so hopefully they will iron out these problems.

The views are fantastic and we had plenty of room for the 3 couples. Just needed more gas to really enjoy sitting by the bay. Another problem we had might just be our ages >65 was how to use the TV. Due to the recent sale the Welcome Book had not been updated and there is not recycling. Everyone in the group agreed the place was fantastic
