Bedroom #2 - Main Floor - Full bed with a bedside table with lamp, small pine cupboard, closet with hanging space, shelves and hangers

Bedroom #3 - Basement - Queen size bed with a bedside table with lamp, small dresser with drawers, closet with hanging space and hangers

Upstairs kids bedroom/playroom - 2nd Floor - large open area with a bedroom alcove with full size bed (bedside table and lamp) and one twin bed, space with TV with floor seating, and large play area (note: must be able to climb painted, wooden stairs - assistance and supervision required for small children)

Guests staying at all our managed properties receive the following:

- Iron, ironing board, and hair dryers in both bathrooms

POLICIES/RULES

*Non smoking and vaping residence (inside home) and No pets. A $250 incremental cleaning fee will be applied for any cleaning services needed to remove residual smoking smell/damage or if pets are discovered PLUS additional costs for any damages caused by the pet.

* No events or parties - If determined that a party/event is taking place at the property, the property manager has right to evict tenants and guests with no refund given.

* If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions!

* This property sleeps 8 people!!! If we determine you have more than 8 people, we will charge a fee of $100 per person per night.

* Must be at least 25 years old to reserve home

* Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require that at least one member of the group must be 25 years old

RULES AND REGULATIONS
Day of Departure:
​- Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected.
- Please do NOT take off the sheets and leave the beds unmade 
- All dirty towels should be placed on the bathroom floor
- All dirty dishes should be placed in the dishwasher
- Trash & recycling should be put into the labeled cans in the driveway
NOTE: Guests can have items returned for a $20 fee plus shipping.
Please remove your shoes upon entry

​​SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listing's advertised guests ($100/per night for each guest over 8), using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right for quiet enjoyment of their premises. Exterior cameras can be located at the front and back doors. 
NOISE
No PARTIES allowed. Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.Depending on severity, we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to the property and issue a minimum $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities that could result in eviction, loss of all rents, and additional fines or damages after removal. Party monitoring equipment can be used in this home (no confidential information is collected).
ABSOLUTELY NO PETS
If evidence of a pet(s) is found on the premises you will be asked to vacate immediately with no refund of rent or damage deposit plus $200 extra cleaning fee and any damage as a result of the pet.
RENTAL AGE REQUIREMENT 
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 years of age! 
HOUSEKEEPING
There is no daily maid service. Linens and towels (plus black make-up washcloths) are included and are not to be taken from the home (fees will charged for missing or make-up damaged towels). An initial setup is provided of trash liners, paper towels, toilet paper, soap/shampoo/conditioner and light cleaning supplies. NOTE: No glitter/confetti is to be used here. Expect extra cleaning fees to be added of at least $300.00.
NONSMOKING HOME
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking is found.
No open flames (ie. Candle burning is NOT permitted in the home). Do not dismantle smoke detectors as they are there for your protection. 
UTILITIES
No compensation will be given for temporary outage of electricity, gas, and water. Outages will be reported immediately and all efforts will be made to have them restored quickly. 
ENTRY BY OWNER
Owner or owner's agents may enter the premises if there is an emergency or there are necessary repairs. TENANT will be notified in non-emergency situations.
