* This is the 2nd year I have stayed here for vb nationals. I love this place. This unit is so nice. Everything I need is here. Very spacious and very clean. I love the fact that every bedroom has its own private bath. My only issue are the beds. I would suggest replacing the mattresses. However this would not stop me from staying here again. Danielle R.

If you would like to request an early check-in, a late checkout, or a trip extension, please reach out to our reservations team! While not every request can be honored, we will do our absolute best to make it work!
 
Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home.

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will be in touch if we need to slightly delay your check-in. Entering the home before the agreed-upon time or not checking out by the agreed-upon time carries fines. 

AGE RESTRICTIONS
The primary renter must be 25+ years of age and proof may be required at any time.

PRIMARY RENTER
The primary renter must be staying in the unit for the full duration of the trip. No arbitrage or 3rd party bookings are allowed or will be honored. No parties or events are permitted. Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you!

NO SMOKING OR VAPING
Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure (including smell).

PETS
Pets are allowed in designated homes ONLY and should be included in the initial booking; if they are not, please reach out to us to add them to your booking ASAP. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets may result in immediate removal and up to a $500 fine.

LINNENS | TOWELS | SUPPLIES
Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay. 

ENTRY BY OWNER
The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors.

FURNISHINGS
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages.  

GARBAGE
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

MAINTENANCE
Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI. 

PARKING
Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

POOL, SPA & PATIO/DECK
Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

Homes with pools and hot tubs are under the weekly care of a team of professionals. As mandated by the state of Florida and for your safety, a team will be onsite once a week to test the water quality and make any necessary adjustments. These visits are not optional and cannot be scheduled, rescheduled, or refused. This team will not access the home and tenant does not need to be present for this visit. 

UNIT OCCUPANCY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

STAIRS/ACCESSIBILITY
There may be stairs to enter the premises (see pictures and inquire if any concerns).

FEDERAL, STATE, AND LOCAL LAWS • HOA RULES
Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits. 

HOA's
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA rules will be shared in your welcome letter.  

RESPECTFUL BEHAVIOR
Please treat the home, the neighbors, the community, and our team of iTrip Staff and contractors with respect; we will do the same. iTrip Orlando/Delta Palms, LLC reserves the right to discontinue service and cancel the booking if the tenant or any of the tenant's guests display aggressive or abusive behavior towards our staff.  

CANCELLATION POLICY
CANCEL FOR ANY REASON TRAVEL INSURANCE IS HIGHLY RECOMMENDED. Our cancellation policy is as agreed to at the time of booking. We do not refund for hurricanes and any cancelation will be subject to the cancelation policy. We will ONLY refund for nights that a local government body has issued a mandatory evacuation. 

DAMAGES
Accidents happen, but you are responsible for any damages, additional cleanings, or service provider call-out fees that are required because of your stay. Fines or fees may be assessed for (but are not limited to): unapproved early check-in, unapproved late check-out, unapproved pets, unapproved guests, smoking or vaping of any kind, missing or damaged items, stains, tears, rips, trash left in the home, HOA-issued fines for violations, service provider calls for guest caused issues, etc. Please report any damages as soon as possible so we can work to resolve them.

We enjoyed staying at this place. The location is great. Things looked clean when we arrived. Easy to process to check in. The amenities; swimming pool, fitness center, etc, are over the top. However, I slept in one of the bedroom and got bitten by bed bugs all over my body especially my neck. So I needed to sleep on a couch which I didn’t plan to. I contacted the property owner/manager. He responded promptly and sent pest control right the way. But we didn’t want the bed bugs to migrate to other bedroom so I sent them back. I wish they handled this bed bugs issue before our arrival. If they did, I would gave 5 stars.

Thank you for your review Termpan. We immediately sent our professional pest control service to inspect and did find bed bugs in one room. We have managed this property for 5 years and have never had an incident but these bugs can be transient and come in with luggage. Even large expensive hotels like the Four Seasons, Marriott, Hyatt etc experience bed bugs so it isn't a matter of handling the issue before your arrival as we had no evidence of them in the unit. Additionally our professional cleaning team are trained to inspect for bugs for every cleaning and none were reported. We had the property professionally treated and the problem has been eradicated. I stayed at 4816 Cayview Ave. it was a wonderful place to stay. Convenient location, nicely decorated and very beautiful area. I had a problem with the TVs and they came right out and got them working for me within a couple hours after I contacted them. I liked that it was on the first floor since I had my mom and dad with me. The only thing is the beds aren’t that comfy and the room I was in, the door didn’t work properly, so I had to put stuff up to it at night to keep the kids out. Other than that I loved my stay there and will go back.

My family has stayed there 2 years in a row. We love the location and the resort. There are a few things that need upgrades. Such as televisions, the bed mattresses were horrible this time around.They appeared and felt old and worn out. The dinning room chairs were hazardous to sit in. They were weak and wobbly. One of the dinning room chairs were tucked away in the closet in the master bedroom broken. We would like to lease #101 for the future but under the current problems I just mentioned, WE WILL NOT.

This condo was lovely. It was clean and ready for us when we arrived. The check in codes and process was smooth and easy to use. It was within walking distance to the pool. A Publix grocery store was also very near. Emails to the owner/ company were returned in a prompt manner. I would recommend this condo to anyone and will use this condo/ neighborhood for future stays in Orlando.

Nice but needs work

Nice place, very clean. However, the couch was junk. Had plywood under cushions because cushions were shot. Had a 2 inch square hole in couch arm rest which is very tacky. The dish washer was missing screws that hold it in so every time you opened the dish washer, it tipped over a bit. One time that was extremely disappointing. One of the faulse cabinet face covers under the sink area was on the floor when we arrived at the unit. While inspecting it, I noticed someone had super glued it on a few times in the past. Anyway, I took time out of our Disney vacation to head to a Home Depot to buy expoxy glue and clear extreme double faced tape. I double face taped the back of the cover to the cabinet and also wood expoxied it in place and it will never come off again with another customer. Just disappointed I had to take time and spend extra money to fix it. When I called the maint line about it, they told me they would not be able to get to the unit till the following week and that is why I fixed it myself. Spent premium rental funds on this unit and don't feel my family or anything one else should have to deal with these maint issues. Would stay again but would hope to have a unit without so many faults

I and our team (reservations, maintenance, administration and 24 hour service) just finished searching emails and phone logs for your email and phone number but nothing was found. We would not or do not expect or want any of our guests performing repairs on any of our properties. We provide a toll free number, email addresses and a 24 hour service number as multiple ways to get hold of us. Additionally, our operations team would never put off a repair for a week so we are not sure who you spoke with but it wasn't any of our team. Lastly, we do have a temporary slip cover over the sofa arms until a new one is delivered. Thank you

Relaxing Getaway

Perfect relaxing getaway. The apartment is spacious and very clean it is exactly like the pictures shown. It is close to Universal Studios, to shops, Publix, and restaurants. The booking process was fast and easy and kept us informed all the time when the payments were due. Gave us exact directions how to get there. Gave us exact information on the codes to the gate and the door. It was a perfect relaxing experience.

Location is great. Most of them parks are about within 20 minutes and walmart is near as well. The property is new and they have a nice club house including pool & gym. It is spacious. Three bedrooms, one king, one queen and two twin beds. Each room has own bathroom. They provide enough towels. I had to buy shampoo, detergent & toilet papers. They have some for initial usage but you will need more. That could be little con for me. Overall I was happy with the stay and would go back.

Beautiful Condo But Needs Ceiling Fans

This is a beautiful condo. It's very spacious, beautifully decorated, and has all of the amenities that you will need. The kitchen pantry is great for your storage needs so that you don't have to crowd the countertops. We did encounter some problems though. The matresses in the master BR need to be replaced. You can hear the springs in certain parts of the bed and my back hurts every morning when I get up. Upon arrival, the temperature in the unit was 77°. We turned the temp down to 70° and that's where it has stayed. The first night we noticed that 2 of the bedrooms weren't getting good airflow so I called maintenance the next morning. They said that they would send someone that afternoon. We weren't here but assumed that someone had come b/c the utility door was open. No one from maintenance has called to ask how we are doing. That was 2 days ago and it's still warmer in the master than the rest of the unit. There aren't any ceiling fans in the BRs. I think that would have helped. The TV in the front BR will not stay off. My kids were freaked out when they woke up in the middle of the night and it was on and when it would be on when we came back from the parks. We have to unplug it at night and when we leave.

Universal vacation

The place was clean and neat, it almost had everything we needed except a dishcloth that we needed to clean dishes like the pots that we used. The couch needs to be replaced it's old and not very comfortable but we where gone for most of the day so it was much of a bother. It served its purpose I stayed at another property in Vista Cay before and the furniture was more up to date and comfortable for cheaper. I am giving a four star rating because if the couches are replaced it would all around comfortable.

However, the room rate per night is appropriate for this unit, but added in to the final total is $105 Cleaning fee $44.00 damage fee,and a $40 processing fee which I feel is excessive using VRBO

6/10/17 @ 8:33am. Very clean and spacious. Nice restrooms and large soaker tub. The only negative was there was not a toilet paper holder in one of the restrooms and no extra towels. I placed a called to management and got towels the next day. Still no toilet paper holder. Not a big deal.

Excellent accommodations. Beautiful condo, condo grounds, pool, etc. are fantastic. Does not provide cleaning supplies like hand soap, tissue, coffee filters, salt/pepper or oil, dishwasher detergent, scrub pads, etc. for cleaning multiple loads of dishes. Just be aware you will need to buy those items on arrival if you plan on cooking or eating in. Over all, beautiful property and would absolutely book again.

Unit was perfect! Place was awesome. Just make sure you bring bar of soap, detergent for clothes. TV operation is a nightmare. Need directions on how to operate.

Each of our properties are supplied with a small bar of soap per bathroom and one package of laundry detergent, enough for one washing, these items are intended to be a starter package but not for the duration of a stay. Condo was very spacious and beautiful. Black mold coming out of all vents on ceilings was a BAD ALLERGY PROBLEM for 2 of our guests. THIS NEEDS TO BE ADDRESSED AS BLACK MOLD IS VERY UNHEALTHY AND A HEALTH CODE VIOLATION!!!!! Only 1 roll of toilet paper per bathroom. Had to run out and buy more.

Thank you. You are not seeing mold, it is a small dust trail that can accumulate on a ceiling near the vent over time. This has been cleaned. We supply a roll per bath as for the duration of a stay. As noted in our rental agreement and welcome letter we supply a start pack of items, enough to take care of a couple of days but not intended to be a full supply for the duration of a longer stay. Thank you

When we arrived on Saturday afternoon, the code to enter the unit didn't work. We had to call the answering service and, because it was a Saturday afternoon, had to wait between 15-20 minutes until we got the correct code. After we finally got in the unit, we immediately realized the unit hadn't been cleaned. from the prior occupants The beds had old sheets and dirty towels were on the floor. The kitchen counters had crumbs. We had to call the answering service again. To their benefit, the cleaners came almost immediately and were done by the time we got back from the grocery store. Finally, there was a fire alarm system outside our unit. Multiple times during the week it began beeping. The first time it started was in the middle of the night. We called the complex management desk and they sent someone down to silenced it after we called in the AM. 24 hours later, it started again. Once again they came and silenced it. After another 24 hours, it started again. Finally, on our last day, they fixed it correctly. The unit was as advertised and was appropriate for our needs. (3 adults & 3 kids). Travel distance to Universal, Hollywood Studios & Disney were between 15-25 minutes. Very good access to a grocery stores and highway. All in, my complaint was with the management company, not the unit, but the early part of the week was filled with stress that was unnecessary.

Fabulous stay

We loved this property. It was very spacious. The kitchen and bathrooms were well equipped and clean. Unfortunately it is a bit of a drive to the Disney Parks but it was worth it. The pool was great and the property itself was very secure and clean. We would definitely recommend to friends.
