***The Vista Cay Clubhouse Pool & Bar will be closing for a major renovation on September 13th, with no known opening date but the plan to have the work complete by early Spring, 2025. Construction may cause temporary closures to the Clubhouse lobby, game room, and fitness center; please inquire with the Vista Cay front desk for updates. All guests of Vista Cay will continue to have access to the large pool area on Breakview Drive during this construction.

5 Stars - Condo was clean, well equipped and had lots of space. It had a nice view of a small lake and Sea World. The descriptions on the website were accurate. We contacted them about a couple of minor things when we got there and they were promptly dealt with. Parking was fine and fairly close to the unit. We were mainly going to the theme parks each day and did not get a chance to experience the rest of the complex but we did walk around it and it looked well kept and if we had more time, we probably would have enjoyed it. If you would like to request an early check-in, a late checkout, or a trip extension, please reach out to our reservations team! While not every request can be honored, we will do our absolute best to make it work!
 
Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home.

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will be in touch if we need to slightly delay your check-in. Entering the home before the agreed-upon time or not checking out by the agreed-upon time carries fines. 

AGE RESTRICTIONS
The primary renter must be 25+ years of age and proof may be required at any time.

PRIMARY RENTER
The primary renter must be staying in the unit for the full duration of the trip. No arbitrage or 3rd party bookings are allowed or will be honored. No parties or events are permitted. Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you!

NO SMOKING OR VAPING
Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure (including smell).

PETS
Pets are allowed in designated homes ONLY and should be included in the initial booking; if they are not, please reach out to us to add them to your booking ASAP. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets may result in immediate removal and up to a $500 fine.

LINNENS | TOWELS | SUPPLIES
Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay. 

ENTRY BY OWNER
The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors.

FURNISHINGS
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages.  

GARBAGE
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

MAINTENANCE
Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI. 

PARKING
Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

POOL, SPA & PATIO/DECK
Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

Homes with pools and hot tubs are under the weekly care of a team of professionals. As mandated by the state of Florida and for your safety, a team will be onsite once a week to test the water quality and make any necessary adjustments. These visits are not optional and cannot be scheduled, rescheduled, or refused. This team will not access the home and tenant does not need to be present for this visit. 

UNIT OCCUPANCY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

STAIRS/ACCESSIBILITY
There may be stairs to enter the premises (see pictures and inquire if any concerns).

FEDERAL, STATE, AND LOCAL LAWS • HOA RULES
Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits. 

HOA's
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA rules will be shared in your welcome letter.  

RESPECTFUL BEHAVIOR
Please treat the home, the neighbors, the community, and our team of iTrip Staff and contractors with respect; we will do the same. iTrip Orlando/Delta Palms, LLC reserves the right to discontinue service and cancel the booking if the tenant or any of the tenant's guests display aggressive or abusive behavior towards our staff.  

CANCELLATION POLICY
CANCEL FOR ANY REASON TRAVEL INSURANCE IS HIGHLY RECOMMENDED. Our cancellation policy is as agreed to at the time of booking. We do not refund for hurricanes and any cancelation will be subject to the cancelation policy. We will ONLY refund for nights that a local government body has issued a mandatory evacuation. 

DAMAGES
Accidents happen, but you are responsible for any damages, additional cleanings, or service provider call-out fees that are required because of your stay. Fines or fees may be assessed for (but are not limited to): unapproved early check-in, unapproved late check-out, unapproved pets, unapproved guests, smoking or vaping of any kind, missing or damaged items, stains, tears, rips, trash left in the home, HOA-issued fines for violations, service provider calls for guest caused issues, etc. Please report any damages as soon as possible so we can work to resolve them.

Fantastic stay

We are half way through our stay in Vista Cay, what a wonderful place to stay. Not far from any of the parks or shopping centres. Welcome pack was appreciated to get our stay started. And as a party of six we have plenty of space Apartment is spotless and balcony a is great for my cup of tea I the mornings and glass of wine to watch the fireworks in the evening. A short walk to the pool and pool bar, where all of the staff are so friendly. We would highly recommend staying here.

Great location, quiet, clean and comfortable. Spacious with a pretty view. Lovely watching the birds and the wildlife from the balcony. Sunsets are pretty. Close to grocery, breakfast and dinner spots. Quick, less than 10 mins, to Universal. The mattresses are quite firm but adequate. Supplies (dish soap, soaps, etc) were very sparse. As well as the TP. We were out after less than 2 days and even gone most of the time. Would have give 5 stars if these details weren’t an issue. I would definitely book again.

Please know that vacation rental homes are self catering however we do set each guest up with a starter pack of shampoo, paper goods, hand soap, dish washer soap, hand dishwashing soap and a tablet for the clothes washing machine. I’ve stayed in many vacation condos/homes so I am familiar with what should be done for new guests. Housekeeping is such a huge thing for me as well. I’ll start with the pros: there were plenty of towels and washcloths, the Wi-Fi is decent, the Roku sticks worked, the kitchen is beautiful, fridge and freezer worked good, the view was great, we could see fireworks every night at 9pm at SeaWorld. The cons: when we first arrived the Door code was not working. I had to call the phone # within one of the emails, wait for them to return my call and give me the back up code. There was no toilet paper or paper towels but a nice lady showed up later on with them after leaving another voicemail. There was also no trash bags in the kitchen trash or the bathrooms, but when the lady turned up she brought all of those things. The master bedroom bedsheets had hair in them, they did not look or feel washed, and the quilt comforter felt like wool, maybe a softer quilt comforter next time? My husband and I both found sugar ants in different parts of the condo. In the guest bedroom with 2 beds, my 9 year old daughter found a vape pen and a tide stick under the bed, perhaps looking under the beds should be required by housekeeping. My husband found a pile of cough drops behind the night stand in master bedroom, again, a housekeeping issue. Ice maker was very loud when getting ice. Master bathroom sink faucets did not look very clean, nor the shower floor.

We are in our busy season which means the cleaning teams can run a little behind. As you noted the team returned with the items to complete the clean. Outstanding home! Much more spacious than anticipated. Balcony was huge and lake view was peaceful. View of SeaWorld fireworks is great! Only recommendation would be some new frying pans for kitchen and some hand soap for the bathroom. Thanks much! We will be back again!

I can’t give 5/5 stars because parking lot space was hard to find after coming back from attractions parks. We had to parked our vehicle few minutes away from the condo. The condo is a nice place to stay with family. Lake view is amazing. Perfect location from Universal Studios and Disney World.

The condo is very large and more than enough space for the 6 of us who stayed. The view is amazing and peaceful. There are no large tv’s so if you’re planning a movie night this isn’t the unit for you. Very close to Universal Studios and a safe community and wonderful pool accommodations. Less busy in the fall at the pool.

Very concerned about giving over my personal information last minute but my children needed beds to sleep in. Also, extremely concerning that I could not speak to anyone to help assure me and ease my concerns for the way the last minute photos of my credit card and ID were handled. I have lock down on all of my information now. Unit was very outdated and uncomfortable. Couch was hard as a rock and towels were cheap. There were ants all over the kitchen you couldnt see but got on to even the clean dishes and dish towels. And there was no food left out. It was a basic unit but should have been more updated and comfortable for the price. As a previous long term Orlando resident and frequent business/vacationer of the area, this was my most disappointing, of stays. Its a great location but could be a better unit and more desirable.

Ideal Graduation Vacation Location

We were very happy with the condo and our whole experience with it from finding it to booking to staying there. We are a family of 5 adults and we all wanted to stay together when we went to Orlando. I spent many hours online looking for hotels where this would be an option (both being together and how much we could afford in consideration). I can across the site VRBO and it led me to this unit which met and then exceeded all of our expectations. The condo was exactly like it was detailed in the pictures and description on the site. The whole community was very clean and well maintained. It was right in between Universal and Disney which is exactly what we wanted. There was a quick trip to each park in the morning. We were right around the corner from International Drive which was filled with restaurants and all kinds of shops and entertainment options. The unit itself was in great condition. We noted a few things when we arrived (2 light bulbs out and a bit of a wobbly sink). They were reported the first morning and by the time we arrived home late that afternoon they were already fixed. We loved being able to spread out a bit and still all be together. I especially loved being able to have a full kitchen so we could start our day with a good meal and be able to pack cold drinks and snacks. We would highly recommend this unit and the whole process of renting it. It was our first time doing this and we can't wait to go again. It was easy and so much fun.

The condo has been great! The only downfall is that the master bed is hard. The tvs in bedrooms are pretty small and there could be more living room seating. However, wonderful unit, great location, quiet, VERY spacious! Well worth the money!

LOCATION, LOCATION, LOCATION

Large Condo very close to Universal! We enjoyed this large over 2000 sq ft condo closely located to Universal and freeways. Condo was clean, elevator access and has a lovely pool and clubhouse associated with the condo complex. There is a large lake right outside the balcony-we spent many mornings sipping coffee watching an alligator swim the lake who my kids named Alfred. It has a paved walking path around it for morning or evening walks. The biggest negative was the master bed was super uncomfortable-I had to sleep with my kids in one of the guest rooms, and the futon style furniture is uncomfortable-seats low to the ground. (Adding a pillow topper like the other bedroom would have been great). Definitely wasn't comfy for the guys in our party or myself who has had hip surgeries. If that's not a big deal for you, you'll love it!! Suggestions: Bring/Buy TP, bar soap, shampoo/conditioner, extra dish towels, laundry detergent. No pot to boil spaghetti or a 9X13 baking dish(or something similar). We did a lot of condo cooking so these would have been great to have. We took a short drive to Winter Park-Super cute little town with outdoor shopping and the Morse Museum was great. Largest Louis C. Tiffany collection. Was definitely educational for kids and adults. Harry P. Leu Gardens was a great morning adventure before you hit the pool too!! Thank you for sharing your condo with us. We really enjoyed our stay and the lovely complex!

As always the vista cay is excellent to stay in, this was our third time at resort. This apartment was excellent size with excellent view. The only issues that would stop us booking this one again would be the lounge furniture is very tired, the previous two years at the other apartment, the lounge furniture especially settees were excellent, this was not. Aldo not enough towels and there were no towels for pool area. These two main points are the only ones that let this apartment down. Regards John

This property had tons, and I mean tons of space. We just kept opening doors to find more and more rooms. Good decor and clean. Beautiful view of lake and Seaworld. My one complaint is that it was not well stocked. Yes there were lots of bath towels but NO pool towels nor any dish towels or kitchen cloths (which I never would have expected to have to bring). There were only 4 plates and 4 bowls yet there was a ton of silverware. Bring your own kitchen utensils (like scissors and spatulas). Also, there were no tissue boxes provided and only half a roll of toilet paper in each bathroom and only half a roll of paper towel left too so we had to buy a lot of those things to get us through the first day even. This was a disappointment especially when I had lots of friends stay at Vista Cay (there for a dance competition) and they had all those things provided.
