The Bunkhouse accommodates 9 guests, with family living and sleeping areas. Sink into the comfortable sofa and enjoy the electric fireplace on crisp days or chilly nights. Share meals at the dining table and unwind in front of the large screen TV. Rest easy in comfortable bunk beds, with 4 full-sized beds. While it is not climate-controlled, its sturdy concrete construction maintains a pleasant interior in the warmer months, complemented by the option to open the modern garage door. For cooler evenings and winter stays, space heaters and electric blankets are provided.

Both pristine campers ensure a comfortable stay, being fully equipped and thoughtfully stocked with bedding, extra blankets, and essential toiletries. The 2020 Wildwood FXS Travel Camper accommodates 4 guests, with one queen and two twin bunk beds. Meanwhile, the 2021 Kingsport Travel Camper provides sleeping space for 3 guests, with a queen and twin bunk bed. Inside, guests will find well-appointed kitchens, equipped with gas range (2 cooking eyes), microwave, refrigerator/freezer, and a Keurig coffee maker stocked with complimentary coffee and creamer. All necessary cookware, utensils, and dinnerware are provided. Each has a full bathroom, complete with toilet, sink, and shower facilities. High-speed Wi-Fi and USB ports are provided and each unit is climate controlled. The 2021 Kingsport Travel Camper also features a small oven and a 28-inch smart TV.

Enjoy the Bunkhouse’s large open recreational room and fully equipped kitchen with dining ware, utensils, and cookware, and standard-sized appliances including a refrigerator, stove, and dishwasher. Laundry facilities (standard-sized washer and dryer), a full bathroom with a walk-in shower, and a convenient half bath are also included. High-speed Wi-Fi is available for guests' convenience.

Each campsite and the Bunkhouse are equipped with a gas grill and fire pit. Guests can explore the walking paths throughout the secluded 5-acre property, discovering picturesque views and serene spots for relaxation. PET POLICY (DOGS ONLY - 1 PER UNIT): We warmly welcome responsible pet owners to bring well-behaved, house-trained furry companions. Please clean up after your pet both indoors and outdoors (doggy bags provided) and refrain from allowing them on furniture. For the safety of your pet and others, we require all pets remain on a leash and under full supervision at all times. Please disclose your pet at the time of booking to ensure proper cleaning for future guests (additional pet fee applies). Thank you for your cooperation in ensuring a pleasant experience for all our guests!

WILDLIFE NOTICE: Please understand that you are surrounded by nature and there is wildlife to be conscious of – you may come across bugs, mice, snakes, rabbits, etc.

EVENTS/COMMERCIAL USE: Currently, we do not allow events or gatherings of any kind on this property. Only guests included in the reservation are permitted on site and for use of amenities. If you would like to schedule an event, please inquire for consideration and approval, with potential additional fee.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
