Outdoor fires are reserved exclusively to the pit in the backyard. Use extreme care when utilizing this amenity and strictly abide by local laws and fire regulations. Do NOT build fires when the fire risk is red flagged as HIGH or MODERATE. Also, use extreme care when disposing of ashes. Be sure there are no hot or smoldering coals when depositing ashes outside.

ABSOLUTELY NO PETS

If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit, and will be charged an additional $300 cleaning fee + Nightly Pet Fee.

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. This also includes the porches/decks/patios. Unfortunately, any evidence of smoking/vaping on the premises then the guests will be charged an additional $300 fee.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a one time cleaning fee included in the booking. Additional cleaning fees will be due in the event that the departure rules are  not followed.
 
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
 
SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 4 people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 
DAMAGES
Any damages/defects noticed upon arrival must be reported immediately (so as not to be held responsible) with a description and pictures. Any accidental damage must be reported during stay, otherwise Parts and Labor cost to fix such damages will be charged to tenant. Tenant acknowledges that they are to treat the house like it was their own and not roughhouse or throw parties. Any such evidence of roughhousing or parties, and damages caused by such, will cause the tenant to be responsible for Parts and Labor to fix the damages; including but not limited to: extra-cleaning, clogged drains, missing/misplaced furniture, broken furniture/windows/etc.
 
HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

We stayed here for 3 nights to visit UT! It’s about 10 min away - we ubered some and drove ourselves and had no issues. The house was well - stocked in kitchen and bathroom with a cute coffee bar and the space is well decorated! Beds were VERY comfy! Also, was easy to get in touch with owners and when I told them the fridge water/ice didn’t work, they brought us a bag of ice and a case of water that day! :). Would stay here again if back in Knoxville!

This is a beautifully remodeled and decorated older home in Old N. Knoxville. Spotlessly clean, and wonderfully comfortable. Unlike some places I have stayed, the kitchen had everything you need to prepare and enjoy a family meal. The management team is courteous and very responsive to your needs. I had to extend my stay and they went out of their way to accommodate me. On the first day of my extended stay the lock code changed. It was late when I got back and realized I couldn’t get in. They responded in less than 5 minutes and I was able to get in. I can’t say enough about the house and the management. Beyond my expectations. Recommend 100%.
