We started out our trip at a resort, but did not care for our suite. We decided to move into this rental for the last 4 nights of our trip, and we all agreed we loved this rental way more than the resort. Lots of room to spread out for the family. It was immaculate and well designed. Plus we paid less for this giant townhome than we did for our tiny supposedly 2BR suite at the resort.

We arrived at Bella Vida a little early, the kids were anxious to see their vacation house. The guard at the gate was helpful and kind, we were able to enter the resort area and take a little drive around. We drove by our home away from home, it was very exciting for the kids. We stopped and played at the playground before heading to the grocery store and then back for our 4pm check in. Everything was seamless. The townhouse is clean, the kitchen well equipped, although the pots and pans should be replaced. The kids couldn’t wait to get into the pool, and 3 days later they have only gotten out long enough to eat and sleep. The property location is super close to Walmart, Target, Aldi and many other stores and restaurants. We are very happy with our choice to stay at Bella Vida. Rebecca S.

How Do I Adjust The Temperature In My Vacation Hom

Upon arrival to the home, you should find the temperature set at 78 degrees (F).

If you find that your AC unit is not working properly, please make sure ALL doors and windows are closed. AC units will stop running when doors or windows are open.

Should the unit not return to normal cycling after doors and windows have been checked, or should you find the temperature too hot or cold for your preference, please phone our office during normal business hours, so we may assist you in a timely manner.

Please note that some of the larger homes have two AC units, one for upstairs and one for downstairs. Keeping those thermostats set on the same temperature will help to maintain a comfortable level throughout the home. 

AFTER HOURS EMERGENCY SERVICE SHOULD ONLY BE CALLED IF THE TEMPERATURE IS OVER 80 DEGREES (F) OR BELOW 70 DEGREES (F) AND DOES NOT CHANGE AFTER ONE HOUR.

How Do I Report Issues With My Vacation Home?

The home has been inspected prior to your arrival to note incidental damages however feel free to call our office during business hours to report issues you may find. Please note that regular maintenance items may take up to 24 hours to resolve

How Do I Watch My Television and/or Change Channel

  Orlando
Ensure the power to the TV and cable box (if present) is on. TVs should generally be set on Channel 3 and the Cable remote is used to change the channel and adjust the volume. For TVs with only one remote present, that remote will perform all functions necessary. 

If you cannot see any channels or the screen says NO INPUT, the television is on the wrong INPUT. Locate the TV remote with the same name as the TV brand (i.e. Sony, Insignia, etc.), press the “INPUT” button until a picture comes on the screen or select “HDMI1”.

If there is a cable box, make sure that box is ON. For changing channels, please use the CABLE remote (i.e. Brighthouse Networks, Comcast, Summit, Verizon, etc.). 
 

May I Have Additional Maid Service During My Stay?

Yes, you may schedule daily or mid-stay cleans by calling our office. Prices vary depending on the service requested and size of the home. 

When Should I Use The Home Alarm?

If your home is equipped with a security alarm, it is to be used upon each departure from the home.

Please be sure to understand how the alarm system operates prior to setting it when leaving the home.  

Fees are assessed by the local Sheriff’s department for false alarm calls. 

What Are The Check-Out Procedures?

CHECK OUT TIME IS 10:00 A.M.

Late checkouts can be requested (and may or may not be granted) by calling our office.

Check Out Procedures
  • Check all drawers, cabinets, closets and under the beds for any belongings.  We do not have a lost and found and neither the management company nor the property owner are responsible for any items left in the home.
  • Remove all trash from the home, place bagged rubbish in the provided bench, bin or dumpster.  Please contact our office if there is more garbage than what can be placed in the bin.  We will make arrangements for collection or provide you with an alternative disposal area. Excessive trash will cause an additional $50.00 disposal fee to be charged to your credit card. 
  • Make sure all dishes are placed in the dishwasher along with dishwasher detergent and the washing cycle has been started prior to your departure.
  • If time permits, our housekeeping team appreciates a load of towels be placed in the washing machine and started prior to your departure.  
  • Fold down the comforters of each bed that has been used.  Please do not remove any linens from the beds as an inventory of each item must be done by our cleaning staff.
  • Take a moment to report any damages.  We understand that accidents happen, but failure to report damages could result in your being charged for repair or replacement. 
  • Ensure all doors and windows are closed and locked. 
  • Turn off all lights, appliances and faucets. 
  • Place return all thermostats to 78 degrees during the summer and 68 degrees during winter.
  • If your villa is equipped with an alarm system, please set the alarm with the provided code and lock the front door upon your final departure.

Where Can I Locate the Wi-Fi Information?

The Wi-Fi Network Name and Password may be found in your Welcome Letter. 

What Do I Do With My Trash/Rubbish?

Please place bagged trash inside the bin provided. For communities with trash collection, your collection day is noted in your Welcome Letter.

For valet bench trash collection, please ensure all trash is bagged prior to placing in the bench.

For some communities with condos and town homes, you must place your bagged trash in the area dumpsters.

During busy seasons and Holiday seasons, 4:00 p.m. Check In is not guaranteed. Early Check Ins or Late Check Outs cannot be granted.
 
Trash should be placed in closed Trash Bags before being put in the Trash Bin, DO NOT put household trash in Recycle Bin.  Trash found in or around the home after check out will result in an additional charge
 
Home cooling - please keep the thermostat between 72 and 78 degrees.  If the unit freezes due to low temp settings you will be charged a repair cost.  If service calls are requested and nothing is found wrong you will be charged
POOL RULES - Use AT YOUR OWN RISK. No Lifeguard is on site, no unsupervised children, no swimming alone, no diving, no running, NO GLASS ALLOWED IN THE POOL AREA.  
Neither Premier Resort Properties nor the owner of this home shall be held responsible for any accidents, injuries or death that may occur from the use of this pool or home.  Tampering with pool equipment will result in an additional fee charged to re set or repair equipment. 
POOL HEATER INFORMATION –
Minimum (3) consecutive nights, 18-24 hours to heat, won't turn on if below 55 F, will only heat 10-15 degrees above ambient 
DAMAGES –  FAILURE TO REPORT DAMAGES CAN AND WILL RESULT IN ADDITIONAL CHARGES TO YOU  
ALL OF OUR UNITS ARE NON-SMOKING AND WE DO NOT ALLOW PETS IN THE HOME.

A minimum charge of $500.00 will be incurred for smoking and or unauthorized pets in the home.
PROPERTY INVENTORY
If we find any items missing or broken after your checkout, you will incur a replacement charge.
PLUMBING - 
Unclogging toilets or sinks will be charged at $150 or more.  Any after hour non-emergency calls will be charged at the going rate.
Check Out time is promptly at 10:00 A.M. on your Departure Date.
Late checkout fees will be assessed  
If home is left in poor condition and requires additional cleaning over the standard clean you will be charged an additional cleaning fee
Missing keys or fobs will be charged to you

Upon arriving at 800 Las Fuentes kissimmee fl, when door open there was a stench in the house after long ride bathrooms are the first room we use but the downstairs bath was where the order was it was because the plunger had been used and not cleaned had dried tissue with feces on it also the sink had standing water in it that would not go down drain. As hot as Florida is there is noway you can expect the temperature at 77 to cool the 2 store house, had to buy fans to cool bedrooms to sleep in sweating just as much inside house as out. The fridge ice was going everywhere but in your cup the ice maker was froze over then through the night the ceiling right over count er started to drip water everywhere after checking to be sure nothing was running upstairs it was clearly a leak from some where water was on tile floor made very slippery and we didn't have internet access till Sunday we left on time Monday morning.

The location was great. Size of house was great for our family of 8 that stayed with very affordable price. Rooms and decor were cute. Just a few areas of improvement needed - 1. The house smelled like a seafood boil when we first arrived. I’m sure it was from the previous occupants. However, I feel it could have made a difference in the smell with housekeeping. 2. I think the housekeeping could improve. We couldn’t smell any cleaning products. The floor had crumbs and was very sticky as if it hadn’t been mopped. The baseboards weren’t clean. The window sill coming up the stairs was covered with dust. Cobwebs in corners. The garage disposal smelled god awful like it hadn’t been turned on in weeks. Lots of dirt marks and fingerprints on the white walls. 3. I paid extra for pool heat for the whole stay and only one day it was warmed to the appropriate temp. It states it’s based on outside temperatures and it never dropped below the range or went above the range so that shouldn’t have been the issue. 4. No sponges in the sink to clean dishes. No hairdryers in the bathrooms like you would normally be provided at a hotel. With these minor improvements, I think it would be a good place to stay again.

Thank you for your review Alyssa. We are disappointed to read your review as we did not hear from you about any of the issues you allege. We have a professional cleaning team clean the home and have shared your comments with them but are struggling to find validity in them. It is true that here can be a few marks on the wall as the home gets used, we conduct touch up painting and other maintenance as needed but normally in the spring time of the year after spring break. We do not provide sponges in homes as they cannot be washed and are unsanitary, which is why we provide dish cloths which are washed. There were no issues reported during this guest's stay or I would have definitely sent a cleaner over. During your stay there was a week of heavy storms and rains which has a cooling impact on the pool water. We will check on the hair dryer as there should have been one in the property. Thank you.

The house is beautiful and perfect for our family. I was a little disappointed about the trash bench filled with garbage that was not ours so we couldnt use it along with loose trash in there that is against the rules. Also the amount of grabage that is in the yards and the parking lots. Sad people dont have respect for the places people pay a lot of money to come to, to enjoy their trip

Thank you Gudmundur, you notified us about a leak when you took a shower, we responded immediately (same day) and fixed the issue. You also commented previously about a light and BBQ grill. We replaced the exterior entrance way light which must have burned out. BBQ grills are available for rent and is an option presented during the booking process. Thank you.

Overall our stay at 800 Bella Vida was good! The location was very convenient to most of the activities my family had planned for the week. I would definitely rate it at 5 stars had it not been for the tiny ants that were on the counters in both the kitchen and bathrooms as well as the pool area. I couldn't even leave my infants bottle of milk on the countertop without it being covered with small ants mins later. Other than the ant problem, the condo looked exactly like the pictures I viewed online, if not better!!
