Fantastic & Spacious house to be in/at while visiting Disney. My kids (6 yr. old twins) loved the Disney themed rooms, the private pool as well as the club house movie theater and larger pool too. So convenient to head to the parks for the day with but also it was great come back to relax and swim, or rest. We are very happy with our unit #3085 beach palm. The unit is spotless and has everything we need in the kitchen. Also the whole property is nice and clean. We had a few issues with the TV and slow draining sink. They were taken care of in a timely manner. Richard M.

This is a beautiful, spacious and clean townhouse that my family and I enjoyed spending our week's vacation in. However, there were some issues. A couple of the smaller kitchen appliances were not working and a couple of the blinds of the sliding door leading to the patio would come off very easily. We also had some issues with the guest toilet, but with a quick phone call the company took care of this issue right away. We surprised our kids with a Disney vacation for Spring Break 2022 and stayed at 3085 Paradise Palms. The kids loved their Disney themed rooms and the private pool in the back! The space was great and allowed everyone to be comfortable for the nights and the moments we were in the house. The resort is beautiful! Our house is a great size, lovely setup, perfect little pool and we back onto the beautiful pond!!! Everything was great when we got here aside from a couple small things - we didn't have some of the amenities listed in the email but they quickly fixed that for us. Communication is amazing and very fast! The only thing our other house guests with us noticed is that the dishes and plant on the dining table were dusty. If you would like to request an early check-in, a late checkout, or a trip extension, please reach out to our reservations team! While not every request can be honored, we will do our absolute best to make it work!
 
Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home. 
A: YES! If you would like to add pool heat to your reservation, please contact us after confirming your booking!

It is important to keep in mind: 
  • Pool heat is available from varying dates in October through April.
  • Pool heat requires a minimum of 3 nights' purchase 
  • Pool heat is set at a constant 85 Fahrenheit/29.4 Celsius and is NOT ADJUSTABLE
  • The pool heater will heat the water 10-15 degrees above the outside ambient temperature (if the outside temperature is 65F the water can be expected to be 75F)
  • Pool heaters will not work if the ambient outside temperature falls below 55 Fahrenheit/16 Celsius.
  • The pool heater only runs when the pool pumps are circulating the water, which is not 24/7. Most pumps turn off to conserve power after 8p.
  • Please double-check your listing; spas are not hot tubs and spa temperature will be the same temperature as the pool.
  • No refunds will be given if local weather conditions cause the pool water temperature to fall short of expectations.

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will be in touch if we need to slightly delay your check-in. Entering the home before the agreed-upon time or not checking out by the agreed-upon time carries fines. 

AGE RESTRICTIONS
The primary renter must be 25+ years of age and proof may be required at any time.

PRIMARY RENTER
The primary renter must be staying in the unit for the full duration of the trip. No arbitrage or 3rd party bookings are allowed or will be honored. No parties or events are permitted. Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you!

NO SMOKING OR VAPING
Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure (including smell).

PETS
Pets are allowed in designated homes ONLY and should be included in the initial booking; if they are not, please reach out to us to add them to your booking ASAP. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets may result in immediate removal and up to a $500 fine.

LINNENS | TOWELS | SUPPLIES
Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay. 

ENTRY BY OWNER
The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors.

FURNISHINGS
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages.  

GARBAGE
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

MAINTENANCE
Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI. 

PARKING
Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

POOL, SPA & PATIO/DECK
Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

Homes with pools and hot tubs are under the weekly care of a team of professionals. As mandated by the state of Florida and for your safety, a team will be onsite once a week to test the water quality and make any necessary adjustments. These visits are not optional and cannot be scheduled, rescheduled, or refused. This team will not access the home and tenant does not need to be present for this visit. 

UNIT OCCUPANCY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

STAIRS/ACCESSIBILITY
There may be stairs to enter the premises (see pictures and inquire if any concerns).

FEDERAL, STATE, AND LOCAL LAWS • HOA RULES
Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits. 

HOA's
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA rules will be shared in your welcome letter.  

RESPECTFUL BEHAVIOR
Please treat the home, the neighbors, the community, and our team of iTrip Staff and contractors with respect; we will do the same. iTrip Orlando/Delta Palms, LLC reserves the right to discontinue service and cancel the booking if the tenant or any of the tenant's guests display aggressive or abusive behavior towards our staff.  

CANCELLATION POLICY
CANCEL FOR ANY REASON TRAVEL INSURANCE IS HIGHLY RECOMMENDED. Our cancellation policy is as agreed to at the time of booking. We do not refund for hurricanes and any cancelation will be subject to the cancelation policy. We will ONLY refund for nights that a local government body has issued a mandatory evacuation. 

DAMAGES
Accidents happen, but you are responsible for any damages, additional cleanings, or service provider call-out fees that are required because of your stay. Fines or fees may be assessed for (but are not limited to): unapproved early check-in, unapproved late check-out, unapproved pets, unapproved guests, smoking or vaping of any kind, missing or damaged items, stains, tears, rips, trash left in the home, HOA-issued fines for violations, service provider calls for guest caused issues, etc. Please report any damages as soon as possible so we can work to resolve them.

Accommodations were very spacious. Family trip with 6 adults and 3 children. Kitchen was large enough for 3 adults cooking and prepping meals. Playground was great to have so kids could play outside. Only negatives pillows were awful had to buy some. Bedding could be better, need more silverware not enough forks and spoons. Was clean. Would definitely stay again. Giving a 4 star due to bedding.

We had a great stay, the house was everything we seen on the pics,we only had one issue and that was the tub in the master bed room, the water was draining slow due to hair clogging the drain we called to report it and they came out the very next day to fix it, the matinence guy did leave the bag in the bathroom full of the stuff that came out the drain but we didn’t let that bother us, other then that everything else was in working condition,we would defiantly come back

We are very happy with our unit #3085 beach palm. The unit is spotless and has everything we need in the kitchen. Also the whole property is nice and clean. We had a few issues with the TV and slow draining sink. They were taken care of in a timely manner. The only problem we just had now when I just did laundry the dryer does not tumble and dry the clothes

House was set up for the kids with the Mickey Theme thru out. Highchair small stroller and sleeping for infant all there. We had stayed at this resort before and this house was a little further from the pool then others but still close enough. Only problems were not enough dishwasher detergent and no laundry detergent. They ask you to turn on dishwasher and put in load of laundry but didn't supply any. One other little thing was we think the black "leather couch" needs to be replaced. The children had little black dots stuck to them after sitting on it. Annoying to get off the baby before she got in her mouth. Would go back to this resort again.

The condo was very nice, clean and spacious. The splash pool was great for the kids while we cooked meals. The community pool was nice with toddler pool, a sun and a shade hot tubs, and a slide. Would rent here again. Not near restaurants, etc but not a far drive to Disney etc. Grocery, Walmart 5 minutes away.

Villa was very nice. No complaints with the way it looked. Beds were comfy, and we slept well. Two complaints. There was no back up bathroom tissue. Only one roll per bathroom for the entire visit. Hotel rooms give you a back up.... Also, we are asked to put all dirty towels in the wash and start it before we leave but there was no laundry detergent available. We didn't need to use the washing machine, having packed for the week. So had to purchase the detergent for one use. If it is a requirement to start the wash, then detergent needs to be provided.

We clearly state in the rental agreement and welcome letter that we provide a starer pack of items including one roll of toilet paper per bath as well as one package of laundry detergent for one load of laundry. We have stayed at Paradise Palms 3 times and were a. It disappointed this time. Living room firniture not in good condition. Toilet clogged when we arrived. Called for maintenance 3 times and was told someone would call back, which they did not. Had to speak to Dan and he finally got someone out there at 7:30 pm. House was not up to standards of last two visits. Drawer under bed was broken.

Thank you for your review. Per our discussion we are not sure which number might have been called but we addressed it right away upon receiving notice. The toilet was not clogged, the flapper valve was not operating correctly. The bed drawer was not reported to us previously and is being checked out and repaired as needed. The sofa has a finish on it that has a couple of spots where it is separating but does not in any way impact the function of the sofa. During our discussion nothing was mentioned and the home is an excellent home. Thank you again.

This was a pretty nice Townhome that had everything needed for an enjoyable vacation, however, the couches were excessively damaged and some of the blinds of the sliding door leading to the patio were missing upon our arrival. We discussed these issues with the company and they did send someone over to fix the blinds and do something about the couches, but I feel like this should have been done before we arrived.

Not the best house to rent

Maybe this house was not rented for a long time but when we got there it was not well kept. There was a thick coat of dust all over the kitchen, dining table and living room table. The leatherette of the couches was peeling off in several places, there were big coffee stains on the floors. The carpets in the rooms did not look vacuumed and the downstairs bathroom was not clean. I would not recommend to rent

A Great Property for Families!

We had detailed instructions of how to get to the property and how to get in to the townhome. It was very clean (and I am very picky about clean hotels, homes, etc.) and we appreciated that upon arrival. We enjoyed the space, washer & dryer as well as the full kitchen to prepare meals. They had pots, pans, cooking utencils and even had strollers and a high chair seat for us to use. The bedrooms were decorated in Nemo and Mickey themes and my kids loved having a tv in their rooms! The walk to the club house pool was quick and easy. I would have given this property 5 stars except the private pool in the back wasn't heated. That was one of my "must have" requests as I traveled with 3 little ones. It was too cold for them to swim in and wasn't able to be fixed during our stay. Aside from that, we would absolutely stay here again and recommend it to others.

We had a wonderful time at 3085 Paradise Palms! It was perfect for our family - we slept 7 adults and one toddler. Wonderful bedrooms and great room, perfect location to disney and so easy! Thank you for helping us have a wonderful vacation!

The facility was in reasonable shape. I believe your cleaning crew should be advised to notify you when major problems occur. During our stay in 2nd floor master bathroom tub/shower did not drain. We were required to use the second floor shower.... Needless to say, there should be no reason that this should occur. I do not feel I should during my vacation take time away to call and wait for someone to con=me and fix.... Please advise. Thanks

I rented this house for a family vacation and have to say it was the best vacation ever!! The house was beautiful, very clean and had everything we needed!!! Everyone was very friendly and helpful from start to finish, We will be looking to rent this home for many more vacations!

Nice place, but details provided were ambiguous

The townhouse itself was nice and served its purpose, but we received many conflicting details. Our check-in email gave us the incorrect address and NO nformation on the entry gate/need for a pass code (luckily, the guard let us in). The router name and password for Wiifi were incorrect as well as directions on how to lock the front door. The A/C settings we were told to abide by conflicted with what was posted in the unit. Upon checking out, one set of instructions stated that food items left behind will be donated to a shelter, but an email we received said we would be charged $50 for items left behind. Despite these issues, the townhouse was nice and its location was convenient to the parks.

Pretty good ONCE you got in the door.

First off, the gate and door key codes did not work. Security said this was pretty normal. We arrived at 10pm with 2 children that HAD to use the bathroom. We could not get in the front door. After calling the 24hr help line 3 times, we FINALLY got a call back after almost 1 hour. (We almost had to rent a hotel) Thankfully, they were able to rekey the door over the phone. Inside, everything appeared nice and clean on the surface. We did find blood stains on one of the comforters right near the facial area, but didn't really need that one.

Thank you for the feedback. We apologize for the inconvenience, however, the resort had changed gate codes and did not pass on to the property owners/managers yet as it was an unexpected change. Regarding the door code, I actually took this call and the reason there was a time lapse was the guests were not at the unit when they called, I had to wait for them to return to the unit and got them in the unit right away after walking them thru the correct way to enter the door code and turn the handle (directions were emailed prior). Thank you
