- This home accommodates a maximum of 8 guests. No Parties, events, or large gatherings are permitted. Guests are expected to respect the residential setting of Colonial Pointe and avoid excessive noise or disturbances.

- The primary renter must be at least 25 years old.

- Smoking of any kind, including cigarettes, e-cigarettes, vaping devices, cigars, and pipes, is strictly prohibited anywhere on the property. This includes the interior of the home, front entryway, garage, and screened lanai.

- Pets are not permitted anywhere on the property.

- The gas BBQ grill is provided for guest convenience. Propane is self-service, and guests are responsible for purchasing additional propane if needed.

- Southwest Florida's tropical climate is home to a variety of insects, small lizards (geckos), and other native wildlife. While the home receives routine pest-control service, occasional sightings of insects or geckos, both indoors and outdoors, are a normal part of life in this environment and do not indicate a lack of cleanliness or pest-control treatment. Refunds will not be provided for such occurrences.
