HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.

2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3- PETS are NOT permitted within the condos per HOA Rules. 
If you are bringing a service animal, please advise the property manager before arrival. 

4 - Parking is first come first serve.

5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6- Smoking or vaping of any kind and burning of any substances including incense is not permitted in the property and if detected there will be a $300 charge and possible eviction with no refunds.

7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.

8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

9 - Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee.  NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.  

10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.

12- Resort Pool, Fitness Center & Lakeside Pool:  Please ask management for assistance.  Booking with our property management company, iTrip, includes access to Saddlebrook Resort amenities, including the heated Super Pool, heated Lakeside Pool, and fitness center. Championship golf (27 scenic holes), tennis, and pickleball are available at preferred discounted guest rates arranged through our company. 

13- FIREWORKS are NOT allowed in the community.

14- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.

15- Charcoal BBQs or propane grills are NOT allowed on the Lakeside Condo premises in accordance with HOA rules.  

16- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

17 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Choosing to stay in this private condo at Saddlebrook was absolutely the right decision. I wanted more space and comfort than a standard hotel room — and this delivered. At the same time, I still got to enjoy everything I came for — especially the golf. Being able to stay in a condo setting while still having access to world-class golf nearby was the perfect combination. Play a great round during the day, then come back to a peaceful, comfortable space that feels like your own. Booking with iTrip made it even better — I was able to take advantage of a special Golf discount, which made the stay an even greater value. Privacy, golf, and savings all in one trip. I wouldn’t do it any other way.

We absolutely loved our stay at Peaceful Pond Paradise I in Saddlebrook! This studio condo felt like so much more than a typical hotel room. The thoughtful updates — including a fresh, modern feel — made the space feel inviting and comfortable right from the moment we walked in. The kitchenette was a game-changer for us. Having a microwave, compact fridge, Keurig coffee maker, and toaster meant we could easily grab breakfast in the morning or enjoy a snack anytime — something you just don’t get with a regular hotel. It added real convenience and made the space feel like a little home away from home. We particularly enjoyed waking up and sipping our coffee on the covered patio overlooking the peaceful pond — the views were serene and relaxing throughout our stay. Between the comfy queen beds, smart TV with cable/Wi-Fi, and thoughtful design touches, this place offered a perfect blend of comfort and practicality. Highly recommend it for anyone looking for a cozy, well-appointed stay in Wesley Chapel!

Good Stay but Not Pleasant

Its rental unit was OK as it was shown on booking site. However, as soon as we entered the unit, its has very strong odors thinking at first it might be from a cleaning solution to take care of previous visitors. Hoping that smell go away in a day or two, we did not call the help but its smell stayed for the whole stay. Even that smell smears into our clothes and any luggage with fabric material. We had to clean and sun-bath to clean out those smells. My wife got headache from that consisting smell and our stay was not as enjoyable much. We left a written notice in the unit. Also, during our stay, weather was cold during nights needing heat. However, its thermostat's setting for heater was at 76 degree, too hot to be stay thru each night. We had to heat up and turn off to stay cold at the end of each night. Probably no heating could help not promoting those smells being circulated and got stronger. It could be a single star rating, but others were OK to be 2 stars.

Studio Suite

The basic suite was acceptable but was Not above any expectations. Some basic maintenance items are needed to be done. Specifically; 1The Non Sliding door and screen need to be fixed so the a normal person can open and close them. 2 The switches on the lamps need to be repaired so two lights on one lamp can be turned on. 3 There should be brighter lights in the bathroom (try some LEDs) 4 The mattresses should be replaced soon. Getting very soft. 5 Outside light is out. 6 Patio is too small for four chairs 7 Outside hose should be stored elsewhere

Saddlebrook is a nice place to stay. The studio is big and has a nice size bathroom as well as patio to sit and enjoy the sunset or morning coffee. Great location… close to many restaurants and market. Kim and Charles make a great team!! They are helpful and made themselves accessible if we needed them. Overall great stay!!
