"This house is spacious, cozy, and ideal for hosting a fun but relaxed weekend with close friends and family. The layout of the house was fantastic for our group of 10 girls- there was plenty of room to spread out, but also several cozy gathering spaces where we could come together. We spent most of the night laughing and playing games in the den and living room, and made our own pizzas in the kitchen (well stocked with cooking items we needed which was convenient!). The long dining table easily seated all of us, which made our meal together extra special. The outdoor hot tub was definitely a highlight- The bedrooms were all comfortable, and the whole house was thoughtfully stocked with everything we needed, from hot tub towels to coffee. If you're looking for a place to reconnect, relax, and have a memorable getaway with your favorite people, this is it!!! This house was perfect, it had everything we were looking for - a hot tub, fire pit, grill, entertainment, plenty of rooms and spaces to hang out, etc, and it's only 20 minutes from Chattanooga. I appreciated the fully stocked kitchen, laundry room, and bathrooms with all the tools and supplies we needed. Donna was lovely, she greeted us upon check in, gave us a tour, recommended local restaurants, and was available via text if we had any questions. The beds and couches were very comfortable. PETS:
This is a dog-friendly property with a nightly pet fee of $35. We welcome 2 dogs - with additional consideration upon request, and additional fee. All dogs must be in a crate when guests are not at the home. All dogs must be on a leash when outdoors to comply with local laws. To keep the property/neighborhood clean and tidy, please pick up after your dog(s) with provided waste bags. $500 fee will apply for pets not disclosed during initial booking of property.
ADDITIONAL PROPERTY INFORMATION:
- Property is located less than 1 mile off I-59 on a side street. The street is initially paved but then transitions to a gravel road where additional vacation rental properties and cabins are located.
- Large driveway has recently been upgraded with new gravel and expanded parking space
- Driveway up the hill is best handled by SUVs or trucks but is also accessible via standard cars.
- Given the proximity to the woods, there is wildlife in the area
- Firewood is provided with ample kindling throughout the property
HOUSE RULES:
- Primary Renter must be 25 or older
- Smoking / vaping strictly prohibited inside house - $500 fine will apply
- Follow all posted signs around hot tub area
- No parties, excessive noise, or events are allowed
- Do not exceed the maximum occupancy of 23 at anytime, without prior approval
- Quiet hours are 9:00 pm until 8:00 am
- As property is located on a ridge, lights have been placed around the perimeter of the primary access area. Please use caution when, particularly at night, when going past this perimeter as there could be a shar

ENTRY BY OWNER

FURNISHINGS
Do not remove any furnishings from the premises or property.
GARBAGE
Outside trash receptacles are provided to ensure inside trash does not accumulate.
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection. Use the overhead stove fan when cooking to avoid accidental activation of detectors.
HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a $25 fee plus shipping.
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.
MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.
NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.
PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.
PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.
POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.
Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.
SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM
STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).
TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.
The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
