Three master suites with en-suite bathrooms. Large game room, dog-friendly, 5 fireplaces and a hot tub.

This spacious beauty (3148 square feet) will not disappoint. On a hill just South of Oceanside, it boasts a pool table and game room. Modern appliances in the kitchen. 3 of the 4 bedrooms have baths. Loft w/pool table, games, extra bed. Private covered patio with a 2nd floor deck w/gas grill, hot tub and views.

The space

-Ground floor includes the garage plus 2 bedrooms with baths and fireplaces. One bedroom includes a TV and low entry shower for easy access. Laundry room.

-2nd floor has the living, kitchen, dining areas, with the 3rd master suite with bathroom. The 4th bedroom is next to the kitchen and steps from the shared bathroom. There is a bar area with wine cooler and a nice sized counter for additional serving space next to the kitchen. 2nd laundry area.

-3rd floor is a loft (via spiral staircase) with pool table, TV, board games, puzzles. A queen bed and twin trundle bed is also provided.

All bedrooms have flat screen TVs. Nice size closets and dressers and chairs in the bedrooms. All areas are spacious for quests to move around. Nice furnishings to make the property very warm and inviting. There are 2 laundry rooms, one on the 1st floor and one on the 2nd floor.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring the interior of the house.

Guest access:

Most areas except where locked storage is located. Garage is locked for storage.

Other things to note:

DOG FRIENDLY: Up to 2 dogs only, no other pets. There is a $100 pet fee. Dogs must be house broken and must be kept off the furniture. Must be kept on leash when outside. Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

Parking: No street parking allowed. Park in driveway (4 medium vehicles or 2 large ones) and RV pad (1 vehicle).

Hot tub: We strive to make sure hot tubs are working at all times. If they are not working due to circumstances outside of our control, unfortunately we cannot provide any type of refund for the inconvenience.

The following rules were recently adopted by Tillamook County and apply to all vacation rental properties in the county:

Quiet hours are overnight from 10pm-7am. No noise may be heard beyond property boundaries - This is the same for all rentals in Tillamook County.

Please park in designated parking spaces and prioritize parking off-street.

No unattended barking dogs.

No events which exceed maximum daytime occupancy.

No overnight guests over the listed maximum occupancy (10pm-7am).

Please secure trash can lids so that trash is covered. No exterior trash or recycling may be placed outside of cans.

Please consider turning off exterior lights overnight if not needed.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Cape Meares Birthday Weekend

Upon our departure to celebrate a 46th birthday from November 10-November 12th 2023, we were notified that our hot tub would be out of commission for the duration of our trip. The hot tub was a huge deciding factor on which house we would be renting. Knowing that it’d most likely be a stormy, wet weekend, we were all looking forward to relaxing in the spa. We also noticed that there were signs and notations in the welcome packet informing us that usage of the hot tub past 10 p.m. and before 8 a.m. would result in a $300.00 fine, and the hot tub being turned off on us. We obviously did not need to worry about this, because our hot tub was not in use. However, I do think that transparency is important in the description of the rental property for those in the future looking to rent this vacation home. Beyond this, the home was outstanding! We had a wonderful time. The house is set up for fun, and relaxation. Gorgeous, big, windows abound in the main living space on the second floor, the rooms were large, beds comfy, fireplaces in each room, and 3 of the masters had en suites. Lots of games, movies, a pool table, wii, Karaoke 🎤, and other entertainment was provided. We had issue with our en suite whirlpool bathtub and getting the karaoke machine started. I sent a message to the host, and they sent someone over within the hour to fix both those issues. They went Above and beyond I’d say. We would definitely return to this rental in the future due mostly to the response in the issues whilst there. The area surrounding the home is stunningly beautiful, with lots to do and see. All in all it was a spectacular weekend!
