Herbage B1 is a spectacular setting for your Steamboat vacation. This spacious, multi-level end unit townhome lives like a single family home, sleeps 12 and is perfect for multiple and extended families, up to 5 couples or a boys or girls trip. The unit is ideally located right up the hill from the gondola/base area skiing, restaurants, pubs, shopping & more and right across the street from the free bus route (5 minute bus ride to ski).

Interior features include fabulous wood flooring, high, tongue and grove ceilings, quality furniture, warm colors, enticing artwork, substantial storage and 2 hot water heaters for great pressure and hot water capability for the group.

Enter the unit on the middle level which offers the beautifully updated kitchen, featuring gorgeous quartz counter tops, beautiful wood cabinetry, black appliances, 3 bar stools and is well appointed with everything you would need to cook and serve a meal.

Directly off the kitchen is a large dining area with a fabulous wood dining table that will comfortably seat 6, and a flat screen TV.

Down a few steps is the living area. which includes ample comfortable seating, large windows. Kick back in the living area and take in the amazing views of the mountains and Yampa Valley, while warming up by the gas stove fireplace and watching the 65” flat screen smart TV. There is plenty of comfortable seating on the leather sofa, love seat and two large chairs. The sofa is also a queen pull out bed in this living area.

Access the private deck off the living area and enjoy a soak in the new private hot tub or cook dinner on the gas grill.

There is also a private dry sauna for you to enjoy in the unit.

There are three bedrooms and a bunk room. The master suite is on the top floor and has a queen bed, a large flat screen TV, private balcony and a private full bathroom with two sinks and a tub shower combo.

Bedroom two is on the main level, has a queen bed and flat screen tv. There is a full bathroom with two sinks and a tub shower combo right next door.

Bedroom 3 has a twin over full bunk bed, flat screen tv and its own full bathroom with a walk in shower. The newer extra large capacity washer and dryer and boot dryer is located in this extra large room.

The 4th sleeping area is a loft like area on its own floor between the main and top levels. It has a twin over full bunk bed and a leather recliner.

Most mountain residences, including this property, do not have air conditioning. Fans are provided for your comfort.

Originally started as a summer resort destination, Steamboat has become renowned for its world-class skiing and mountain biking options. And your Steamboat vacation rental will put your family in the middle of it all.

Winter activities include skiing, snowmobiling, snowboarding, biking, sledding and fishing. The city houses two ski areas – Steamboat and Howelsen Hill, Colorado's oldest continuously operated ski area. Or simply play in the smooth, dry snow, referred to as Champagne Powder, for which Steamboat is known.

Mountain biking is huge in Steamboat. Known as Bike Town USA, the city has trails for all ages and skill levels. Hundreds of miles of single track, as well as over 50 miles of downhill and freeride terrain.

Tenant agrees to leave premises/contents in same condition as found upon move-in, normal wear/wear expected
Max number of occupants shall not be exceeded. Occupancy exceeding/using premises for illegal activity/causing damage to premises or neighboring properties and other acts which interferes with neighbors' right to quiet enjoyment of their premises.
No open flames. Candle burning not permitted on balconies/in unit with exception of wood burning fireplace. Do not remove smoke detectors. Use stove fan when cooking to avoid smoke alarm activation.
There is no daily maid service but can be arranged for fee.
"No pets" policy must be observed (unless noted as pet friendly/fees have been paid). If evidence found you will be asked to vacate immediately with no refund of rent/deposit.
No smoking in unit. Damage deposit will be forfeited/you will incur charge of $1000 if you opted for damage insurance as smoking is not covered. You will incur additional charge for carpet cleaning and deodorizing if evidence of smoking.
Reservations are not made by or for a minor, defined as person under age of 25. We require one member of party to be 25. Violators will be evicted with forfeiture of all monies.
Owner/owners agents may enter premises in case of an emergency; to make any necessary repairs/alterations/improvements/supply necessary services/show premises to prospective purchasers/renters/contractors. Owner will provide at least 24 hrs notice of intent to enter (except in case of emergency)
Report maintenance needs, we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating/air conditioning/appliances/televisions.
iTrip or Owner, do not assume liability for loss/damage/injury to persons/personal property nor accepts liability for inconveniences/damage/loss/injury arising from temporary defects/stoppage of water/gas/cable/wifi/electricity/plumbing, as well as due to weather conditions/natural disasters/acts of God/other reasons beyond its control.
Tenant acknowledges if premises reserved includes a community pool, the undersigned agrees and acknowledges pool/patio/deck can be dangerous, the deck/patio can be slippery when wet, and injury may occur if not careful. With full knowledge of above,Tenant accepts/assumes all risks involved to Tenant/Tenant's guests related to use of pool/patio areas.
Tenant fully releases/discharges Owner from all liabilities/claims/demands/causes of action by reason of any injury/loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any guests as result, or connection with occupancy of premises and agrees to hold Owner free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves right to terminate this Agreement upon their discretion at any time.
Any violation that incurs a fine will be tenant responsibility. Examples include improper trash disposal, smoking, excessive noise, parking violations.

Staying with iTrip was a good experience. The place was clean, had plenty of towels, provided nice bedding, didn't make you do a ton at checkout, and the rental company representative was highly responsive. They also provided an extensive guest handbook with all the details that we needed and local recs - which I really appreciated! The only reason that I didn't give it five stars is that the actual place would be pretty tight if you had all 12 people in it. One bedroom was more or less a landing between floors, which can just get cluttered quickly with people's luggage. If you're looking for an over-the-top fancy mountain stay it may not be the place for you. If you're just trying to ski steamboat without driving to and from Denver and need a place to sleep, cook, and hot tub, it's perfect!

We loved our time at Steamboat and in this rental! It had everything you needed and just enough space for the 9 of us. Communication was excellent throughout our stay and the renters were very accommodating. Very convenient to the mountain! short walk to the bus station and frequent busses (we never waited long). The bottom level room was a little cold for the couple that stayed down there, but they didn't mind too much.

Host was incredibly accommodating and responsive, felt very welcomed both leading up to and throughout our stay. Place was fantastic in terms of location and amenities. Kitchen very well-stocked. Condo was more spacious than the pictures show. Hot tub and sauna were well used and worked to perfection. Will absolutely be staying here next time we're lucky enough to get up to Steamboat!

My family and I stayed here for Spring Break and had a great time. The private hot tub was a fantastic perk. There are games for the kids, books to read, and it's right across the street from the free shuttle to the ski slopes. We couldn't have asked for a better vacation rental. The management was incredibly responsive and the rental was very clean (and well stocked!). The Wi-Fi was fast enough that several of us could work remotely and not have any connection issues.

This was one of the best AirBNB's that we have ever stayed at. Everyone had a comfortable bed, the hot tub was immaculate and relaxing after a long day of skiing, and the sauna helped us cleanse our systems from all of the pizza and burgers we consumed on the mountain. Parking was easily accessible and convenient, the shuttle to the ski mountain picked us up right in front of the property. Amazing venue for my birthday, and for any friends or family who want a peaceful vacation in the mountains!

We brought our family to Steamboat for a sports tournament. This condo was great for us! Plenty of comfy beds, areas to sprawl out, spaces for kids of all ages to play, plus sleds. The kitchen had everything we needed! We used the fireplace, hot tub, and sauna, which kept us nice and warm. The sidewalk was shoveled for us, which was great after 6" of snow one morning when we had to be at the tournament. The drive to town is quick, and the ski lifts are just a quick drive or bus ride around the corner. Great place for families!

Herbage B1 felt like home for my trip! This is a wonderfully large space, but still felt connected with its airy layout. Everything was clean and organized, great little signs and notes around so you know how things work. Unit comes with a hot tub and sauna (both private) which was a perk! Didn't get a chance to use the community pool but great additional amenity with this heat we have had. All was comfortable and evenings got really cool for good night's sleep. Wi-Fi signal was great too to get some work in. Would certainly recommend!
