Tenant is at least 25 years of age (an "adult") and will be an occupant of the unit during the entire reserved dates.  Any reservation obtained under false pretense will be subject to forfeiture of monies.

Tenant agrees to adhere to fire safety practices. Do not dismantle smoke detectors as they are there for your protection.

There is no daily maid service. Additional cleaning fees will be due in the event that cleaning involves additional effort and time.

No compensation will be given for temporary outage of utilities. Outages will be reported immediately.

Smoking (including e-cigarettes) and the use of illegal Drugs is strictly prohibited. You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking or illegal drug use is found. Any violators will be evicted with forfeiture of all monies.

Only Service Animals, or other pets approved in writing, are allowed on the premises. Tenant agrees to payment of Pet Fee when applicable. Any damages incurred from the animals will be covered by the Tenant. 

Tenant and all other occupants will be required to vacate and forfeit monies for any of the following: Occupancy exceeds the sleeping capacity of people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises. 

iTrip, iTrip Salt Lake City or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does iTrip, iTrip Salt Lake City or Owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

Tenant hereby acknowledges that the premises they have reserved may include smart devices which enable the property manager and or owner thd ability to control costs, prevent unauthorized parties or any other information that assists in the maintenance of the home.

Tenant also acknowledges a private/community pool and/or hot tub. Tenant agrees and acknowledges that the private/community pool and/or hot tub patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone in such surroundings. With full knowledgement of the above facts and warnings, the Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the private/community pool, hot tub and patio/deck areas.

Please report any maintenance needs for the premises. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and internet.

Parking on the Street is not encouraged. Tickets incurred by the Guest must be paid by the Guest. iTrip and Owner are not liable for disobedience to the law.

All items left behind will be placed in storage. We are happy to ship items for you for a service fee of $15 plus the cost of shipping. Your guest account will be charged for this service once the item has been shipped. After 30 days items will be donated to local charities.

The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

I understand that by "clicking" or "booking" this property that I have read the terms and conditions related to this property, I am bound by this agreement and I have signed "electronically", and that this Authorization cannot be revoked.

I live in the Middle East and I travel back to Utah to visit with my family. We booked the property for 3 weeks and had family come stay with us from other towns in Utah. Here is our experience: The property is beautiful and spacious. Having bedrooms and bathrooms on all floors was fantastic. The owners have also gone to great lengths to provide everything you need. Such as kitchen appliances and utensils (ex: bbq utensils). Shampoo, conditioner, body wash and extra towels in the bathrooms. A pack and play, board games, smart TV....etc I didn't need to contact the owners much but when I did, Jeff always responded quickly. We had one problem during check in (the trash was completely overloaded and causing a bad smell in garage) Jeff handled this within a few hours. The other request I made was for early check in and late checkout due to our flight times. Jeff was able to accommodate early check in but not late checkout due to having other bookings. While this is understandable, I had requested this at booking and considering the long journey (20+ hours) and the length of our stay (3 weeks) it would have been nice to have some help. We ended up going to the airport 7 hours early on checkout. Other owners have gone above and beyond to help us on such requests. Minor suggestions: some Tupperware to store food Making sure the bbq is cleaned (our steaks got ruined) offering an optional cleaning service for long stays Overall, it was a great experience! Our recent stay at this delightful VRBO property exceeded all expectations, leaving my family and I absolutely thrilled with our experience! From the very start, any question we had was promptly and thoughtfully answered with a high level of care and attention to detail. Upon arrival, we were greeted by a beautifully decorated house, complete with comfortable furnishings and an abundance of space for our family. The fully-equipped kitchen was a particular highlight, providing us with everything we needed to prepare meals and enjoy quality family time together. The beds were very comfortable, and the linens and towels were of the highest quality, adding an extra touch of luxury to our stay. What really impressed us, however, was the impeccable cleanliness and upkeep of the property, which is situated in a serene and peaceful neighborhood, making it the perfect escape for a relaxing and enjoyable vacation. Overall, our stay at this VRBO property was nothing short of fantastic, and we would wholeheartedly recommend it to anyone looking for a truly memorable vacation experience. Thank you for providing us with such a wonderful and unforgettable getaway!

Super accommodating rental. Comfortable and clean with plenty of room! 10 minutes from everything you’d need and 35 minutes from Brighton and Park City. Great place we’ll be back!

Our Family enjoyed our stay at Modern Serenity. We had a fun Christmas celebration. There was plenty of space for all of us to enjoy. The home was central located for us and other family that lived in the area.
