Location Location Location! The entrance to Park City Mountain Resort is just across the street! This way you can be on the slopes, enjoying the fresh powder minutes after your arrival and to get first tracks in the early morning.

This is just the perfect condo for your next Park City vacation! It features incredible views of Park City Mountain Resort, 2 bedrooms, 2 baths, HDTVs, a large breakfast bar with seating for six (6) and a welcoming family room with talk cathedral ceilings. This beautiful and modern property is comfortable and convenient to all who visit. If you are looking to have a memorable and fun ski or summer vacation this year, this is just the destination for you!

Once you enter the home, head down the hallway to find the open and bright living room and updated kitchen with new stainless steel appliances. The living room is spacious in size and designed to capture the western-mountain view. The place is comfortably furnished with a sofa, lounge chairs, 52" HDTV and mountain finishes. This is the perfect place, after a day on the ski slopes or an afternoon exploring Historic Park City, to sit back and lounge on the plush sofa by the wood-burning fireplace. The room is also equipped with enhanced cable TV & a DVD player to enjoy your favorite sports game or a family movie. The sliding door offers access to the private west-facing balcony with expansive views of the Wasatch Mountains and Park City Mountain Resort. The large couch also seconds as a pullout sofa bed, which can accommodate two (2) Guests.

The open concept kitchen was also has been remodeled to modernize the property and to give it a homely and inviting feel. The kitchen is well equipped with stainless steel appliances including fridge, stove/oven, microwave, dishwasher and other small household appliances like a coffee maker, toaster, teakettle and more. The counter top provides a generous eating and food preparation area and is nicely finished in a dark quartz stone. The cabinets are well stocked with cookware, corning ware, dishes and flatware. The wrap-around kitchen also seconds as a breakfast bar / dining area with bar stool seating for six (6) and looks out to the living space, which is ideal for entertaining family and Guests.

This condominium can comfortably sleep six (6) 6 people with 2 bedrooms, a sleeper sofa and 2 bathrooms. The primary suite is located in the loft and features a king size bed with high quality linens & bedding and a private en suite bathroom. The room is also quite spacious in size and has a large closet & dresser for your personal belongings. From the upstairs, you can look outside and see the base of the town's main ski resort. The bathroom features a sink & counter separate from the toilet and shower, so that it can ben shared in the mornings.

The second bedroom is located on the main floor and has 2 twin beds. The room is also nicely furnished a large wooden dresser for two and a 42" HDTV with enhanced cable. The main floor bathroom has also been updated and is equipped with a sink and spacious counter, separate from the shower, tub and toilet.

A hot tub is available (winter months only) with a laundry room and storage on the ground floor for your ski equipment.

Please note this home does not have air conditioning and can be warm during summer. Fans are provided.

There is a parking lot and garage if space is available for your convenience.

For those who plan to venture outside the downtown area, there is free transportation to Deer Valley, The Canyons, Olympic Park, Kimball Junction, or The Outlet Mall, which is the largest in Utah. Just walk to the bus stop directly outside the condo, and you're off ... for free. Enjoy the best snow on earth just across the street, or you are within walking distance of all Main Street shops, theaters, restaurants, local events, and the town chairlift.

Please note this home is on the third floor; there are a lot of stairs. There is no elevator.

Due to its top floor location and no air conditioning, this home gets very warm during the summer months.

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

Weekend at Park City

Spacious condo on the 3rd floor. You can see the parking lot and ski lift from the balcony. CONS: The condo does need some updating: bath faucets, bath vanity and cabinets, bath tub needs to be refinished, need updated shower doors, mirrors. The kitchen faucet needs to be secured. There are some cracks/lines in the drywall (near fireplace, back living room wall). Bar stools are too high for the counters. PROS: walking distance from the ski lift, covered parking is available

Second great stay at Powder Pointe!

This was our second time staying at the Powder Pointe condo and we had a wonderful time! The bunk beds and new couch are a nice addition to the condo since our last time staying. One recommendation is to get shorter counter stools - they are too tall for an adult to sit comfortably at the counter and eat.

Not the greatest

Place could use some TLC. Lots of small issues…porch door not insulated so very drafty, loft bathroom not quite a bathroom. Shower was almost unusable due to pressure and shower head along with it being incredibly small. Kitchen not all that well stocked (ie had to go buy disposable pan to make a baked ziti). Living in room needs a coffee table, stools are too high for counter, etc. The location was good but not sure worth the money given all the other disappointing factors.

Place is old and outdated. Decor and furnishings need major upgrade. No dining table only bar seating . Had water heater issues an had to adjust how we shower. Other than that the location can’t be beat as it’s across the street from Park City Mountain. This is a 3 star at best and 1 star just for being close to mountain.

Basic Condo in a Great Location

Overall, our stay was great because we came to ski and we are low maintenance when it comes to rentals. That said, there are definitely things that could have made our stay more comfortable or worth the money, and might impact others, depending on expectations. PROS: - location, location. Walking distance to mountain and bus stops. - 4th level view of mountain - comfortable beds/bedding - well stocked kitchen (though very old pans) CONS: - sliding glass door is not sealed tightly. There is evidence of peeled off duct tape where there may have been an attempt to seal. It looks messy and its super inefficient!! (read: cold air coming in constantly) - cushion stools at counter are literally ripping apart - still usable - heating is finicky - no clear instructions on how individual vents work - all heats from main vent go upstairs and living space was cold because of this - in addition to air coming in from the deck door A few updates would make this condo worth the money and comfortable in addition to its location.

Stay was wonderful and even received some help from maintenance. Do want to say that the window upstairs will not the close and the handle to the window does not work. The sliding glass door in the living room seems to close but allows a large draft. Doors to downstairs bathroom stick every time. All in all great stay

We brought the bros out for a short week of shredding the gnar in park city and had a place that looks to the mountains with a 2 minute walk to the lifts. Hot tub relaxed the muscles after a full day on the slopes.

great place, but...

The condo was really nice, spacious and comfy, but a few things went in the way: - the router had to be restarted at least once an hour - the balcony sliding door was very hard to open and close - the downstairs bath/shower faucet was not working well - the AC was noisy enough to have us have to turn subtitles on while watching something on the TV All those are small issues, but put together it came in the way of a 5 star rating. For the price, we would expect not to have to deal with such issues. We contacted the management about internet, they never called back. Honorable mention: we had an issue with the front door lock not working, and someone was sent and fixed it the next day.

Condo is right across from Park City resort parking lot. It’s very comfortable for 4 people (we are two couples). Kitchen is well equipped and bedrooms are really nice. We would definitely stay here again.

The photos in AirBNB were close to the room, but everything was pretty worn. The TV Cable didnt work, the couch was so uncomfortable that I slept on the floor. There was no laundry available in the laundry room because it was closed and said Caution: Do Not Enter. Overall, it was not worth the money that we paid, and we were all pretty uncomfortable during our stay there.

The condo was fine; youget what you pay for. It was clean and close to the mountains. There were a couple of issues however that should be addressed: 1. Because of extremely poor insulation around the front door and the sliding glass doors there was a tremendous cold air flow through the unit and by the thermostat in the hallway, causing the heat to run continuously making an enormous heat difference between upstairs and downstairs. This was resolved and the unit made more comfortable only by blocking the front door bottom and glass doors with towels/clothing. Once that was done the temperature became far more appropriate. 2. The toilets both upstairs and down were extremely slow to flush, implying some sort of downstream obstruction. Thank you

Great condo, perfect location!

This was our first trip to Park City and we couldn't have picked a better place to stay for our ski vacation! The condo is exactly as described. It is warm and comfortable and perfect size for our family of four. It is directly across from Park City Ski Resort and there is a bus stop right outside for free transportation. Never had any issues with parking (plenty of room). The only unpleasant experience was hauling all our luggage up three flights of stairs. Since there is no elevator, this is not a choice for anyone with physical disabilities. Otherwise, we recommend this condo for just about anyone! We were very happy here and would come back in a heartbeat!

Perfect Location and great place!

This condo was a great place to stay. We had a Girls Trip and enjoyed it. Walking up the flight of stairs wasn't fun, but worth it. There weren't very many dishes, we had to wash them a couple times throughout the weekend. There weren't any wine glasses either. The blinds on the sliding glass doors were missing, so we felt like a fish bowl. We ended up hanging a blanket up on the window to have some privacy. We were also excited about the fireplace, but disappointed there wasn't any firewood. It would have been nice to know we needed to bring our own. The beds and bathroom were comfortable and we loved all the space. The hide a bed on the couch is very uncomfortable. Overall, it was a great place and we more than likely would stay there again.

Does not have enough dishes on kitchen. There was like 5 cups and only 3 coffee cups . If you plan on cooking you may need to bring some of your own dishes

The condo furnishings are nice on the first level and loft. However, the condo really needs a ceiling fan in the ceiling of the living room. To keep the loft area comfortable, the first floor has to be kept below 68 degrees, making it chilly. The hot water heater was empty after a 15 minute shower. Unit is advertised as being able to sleep 6- which it does...but showering 6 people would require staging over a 2 hour time frame...as we found out.

Condo was what we expected.

This was a guys trip needing basic accommodations and this condo fit the bill. The three flights of stairs were rough after our days on the mountains. The dishwasher doesn't appear to work as all of the glasses and utensils were coated with some kind of film. You literally could not see through the glasses. Luckily, all of our meals were out so we didn't need to use the kitchen. Location is convenient to the free bus to downtown.

Wonderful stay

Wonderful location, clean and more then enough room for 4 adults. Fully stocked with everything you need. Beautiful view of Pcmr and the leaves were just starting to change. Parking was easy and close to stores so we were able to walk to most. We stay in Park City at least 4 time a summer and would stay here again. Thanks for a great stay.
