The open great room floor plan flows seamlessly into the outdoors to the sparkling saltwater pool & spa, outdoor lounging, and BBQ grill.

The cook's kitchen with slab granite countertops, center island, and breakfast nook opens to the family room with a cozy fireplace and beautiful outdoor covered patio.

Bedroom 1:The Luxurious main suite has a King bed, two walk-in closets, dual vanities, a large walk-in shower, soaking tub, and direct access to the patio.

Bedroom 2: Guest Room is in the main home with 2 double beds, a walk-in closet, and Ensuite bath with walk-in shower and bench.

Bedroom 3: Guest Room is in the casita and offers a Queen Bed, mini-fridge, Keurig, and En Suite bath with a walk-in shower.

The den is equipped with with a laptop-ready workspace and a sofa sleeper off the great room for the overnight guests.

There is a laundry room with a new 2020 Maytag full-size Washer and Dryer.

GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

The MAIN GUEST booking the property must be 25 YEARS OLD, and must occupy the property during the entire term of the booking.   The main guest is responsible for behavior of other occupants.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of  Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property. 

POOL HEATING is not included in the rental rate for 27 day or longer stays from October trough April. Pool heating may be added to your booking at the rate of $35 per day.

Guest Bookings 27 days or longer require a Security Deposit of $2,500.

Quiet Retreat

This property turned out to be even better than we expected. I rented the house with my two friends from Phoenix. We are all over 60 and were visiting with friends who live in Palm Desert. The location was perfect. The house had ample room with a lovely landscaped pool area. It was quiet and comfortable. The only suggestions we have would be to provide sharper knives, stemmed wine glasses, less antiquated electronics and fix the entry way fountain, which would be a nice touch. We would definitely return.

We loved our winter stay in the desert at this lovely home. The pictures accurately represent the perfect layout and the beautiful pool and landscaping. It’s centrally located with easy access to hiking, restaurants, Joshua Tree, and the Indian Canyons in Palm Springs. The home is quiet and you don’t hear any street noise which is unique in the Coachella Valley. The landscapers (once-a-week) and pool maintenance (twice-a-week) are very friendly and professional. We loved the south-facing pool and patio that got excellent sun over the winter months. Our grandkids loved swimming in the heated pool and we loved the spa every evening in the very private backyard. The home easily works for 3 couples if you use the casita (we didn’t), and everyone has their own private bathroom. So many wonderful aspects! we loved our stay and hope to return!

Pool All Day!

The property is a gem. We were here for 1 week in August and It's everything you could want in a home and you get to live like it's yours during your stay...well at least that's what we did. My kids loved the pool all day despite the heat. The pictures of the interior are nice, but when you actually see it, the pictures online really understate it's beauty. Yes we loved that too! What an advantage to have an island in the middle of the kitchen so you can keep an eye on the kids in the pool while preparing lunch or dinner! Yes the kitchen was tops for me! We will be back!

We stayed for 4 nights in July - me, my wife and our twin 11 yr old girls. The weather was crazy hot, the pool was refreshing and well used, and the house and garden were super enjoyable. The home itself is clean, open, lots of natural light, the carpet is great on the toes, the air conditioning works well, and the kitchen has everything you need in a vacation home. We spent most of our time there - thanks pandemic - and we were comfortable and relaxed throughout. Check in and out was seamless, the street was quiet, and the pool was clean, warm, and awesome. And there's a supermarket less than a mile away. The only small drawback - the location of the Casita - at the front of the house - made it tough for one of our kids to use - and it was also not as cooled by the air conditioning as the rest of the home. But the bedroom with two queen beds saved the day, so all was well. I recommend this home - and we look forward to returning in the future. Thanks!

Wonderful Stay in Palm Desert

My family of 2 adults and 2 teenagers stayed in this home for a month in April/May and it was just the getaway we needed. Our favorite part of the home was the backyard oasis consisting of beautiful landscaping, refreshing pool and hot tub (although we did not use the hot tub as the weather was quite hot while we were there). The pool chairs were very comfortable, as was a covered seating area to lounge in the shade. Additionally we regularly enjoyed the brand new Weber grill. On the inside the home is very comfortable with the kitchen, dining and living room areas feeling open and airy with a great view of the backyard. My husband settled in to the well-equipped office for work, accommodated by the high speed wifi. The master bedroom with ensuite bath and plenty of closet and dresser space was great, with comfortable bed and linens. My son was able to spread out in his own guest room with 2 queen beds, large closet, and attached bath. And my daughter absolutely loved the attached casita with separate entrance -- she felt like she had her own little apartment complete with bed, bath, desk and small refrigerator/coffee maker--definitely a teen's dream but close enough we felt she was safe and sound. I should also note that the home was in great condition and sparkling clean upon our arrival. The home is freshly remodeled with nice furnishings and decor. The property manager, pool guy, and landscapers were all super friendly and responsive. Any questions or concerns we had were immediately addressed. On a final note, the location of this home was wonderful for our needs. It is about a 10 minute walk to a great little shopping center with a Ralph's, Rite Aid, Chase bank, a few restaurants, and a fabulous coffee shop that brews coffee from beans roasted in Joshua Tree just days beforehand--so fresh and delicious. Scenic desert walks, more ambitious hikes, and lots of biking options are also close by. The timing of our stay coincided with COVID restrictions, otherwise there would be an endless list of other activities to partake in. We highly recommend this home and hope to return someday when everything is open!
