We offer the best location in the area just half a block away from the incredible entertainment, shops & restaurants of El Paseo.

This comfortable, beautifully decorated two story Condo with many upgrades will be your escape that you have come to the Desert for.

The downstairs includes a fully equipped kitchen with new appliances. The kitchen, living and dining room all flow together in an open plan configuration that gives the home a spacious, light feel and allows for easy entertaining. The ceiling fans, flat screen TVs with cable service, land line telephone offering free US & Canada calling and the Free WIFI service provide the additional amenities that will enhance your vacation experience. The living/dining room furniture is brand new as of Spring 2018!

The upstairs offers two generously sized bedrooms: Bedroom 1 has a CalKing bed, flat screen TV, and balcony with north & eastern exposure

Bedroom 2 has a Queen bed and North and East views. Also upstairs is a newly remodeled contemporary full bathroom with separate shower and soaking tub, as well as full washer & dryer.

To make your vacation more enjoyable, this home offers: Propane BBQ on eastern exposure patio. Pool and Spa just a few steps away. Two lighted Tennis Courts. Golfing at the local Courses.

GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

The MAIN GUEST booking the property must be 25 YEARS OLD, and must occupy the property during the entire term of the booking.   The main guest is responsible for behavior of other occupants.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

POOL HEATING is not included in the rental rate for 27 day or longer stays from October trough April. Pool heating may be added to your booking at the rate of $35 per day.

Guest Bookings 27 days or longer require a Security Deposit of $2,500.

Another Great Stay at Sandroc

We have stayed in the Sandroc Condominiums multiple times over the years, and this was our third time in this particular unit. The location is second to none for those who like to walk to dining and shopping. Hiking is close by, and El Paseo is central to the Coachilla Valley so you aren't far from anything. The unit itself is pretty well appointed in that the kitchen has all the items one needs for breakfasts and even dinners. The beds, both Kings, are comfortable (most important!) and the condo was clean and tidy. There is some noise from the parking lots of the stores along El Paseo, however we didn't find it to be too distracting. In our multiple experiences with iTrip and the Sandroc condos, we have found Ashley from Palm Desert Vacations/iTrip to be more than helpful and pleasant to deal with. Anytime we have had an issue or concern, she has ensured we have been well taken care of. We cannot recommend Palm Desert Vacations, and this unit in particular, enough. This is a well appointed, , clean, comfortable, and centrally located condo. The beds are comfortable, and the kitchen is well equipped, including a modest supply of condiments on one's arrival. The in-suite laundry is a big plus. The communal pool is a short walk from the unit, is well maintained, and gets a reasonable amount of sun during the day. El Paseo Drive is a mere half block away, with all the shopping and dining experiences within a short walk. There are a couple of negatives, however. Proximity to El Paseo and the stores/restaurants means you will hear the garbage trucks rather early a couple of mornings per week. The ceiling fan in the master was out of balance and we found the noise it made as a consequence to be too distracting, so we turned it off. Lastly, the condo's wi-fi provided intermittent service at best, causing us to have to use cellphone data for much of our stay. Overall, we really like renting this condo, and would recommend it to others. The management company is responsive and helpful. The next time we are planning on visiting the area, we hope this unit will be available to us!

I grew up in the area and frequently return to visit my family. This is my first choice for an extended stay. The location is extremely convenient & the condominium is well stocked with everything needed for a comfortable vacation. I highly recommend this property. I have also heard that Palm Desert Vacation Properties has other nice condominiums available in Monterey County Club if that is better suited to your needs .

We just had a wonderful week here. Great condo that is upgraded with all modern amenities and is extremely comfortable. Great location just a block away from El Paseo and all the shopping, restaurants and nightlife you could ever want. Plus, great tennis courts and a pool too. Out hosts were gracious and we can not say enough positive things about our stay. Would highly recommend staying her on your next visit to Palm Desert. We will certainly stay here again.

Truly only steps to El Paseo

We stayed in this townhome for a month and really enjoyed our time. The property managers were on top of things; the unit was immaculate when we checked in, and the weekly cleaning crew did a great job. The beds were comfortable and the kitchen was stocked with enough pots/pans for us to cook our favorite dishes. The location is truly tremendous. Nothing was more than 5 minutes away and I didn't have to refill my first tank of gas for 26 days. We could walk everywhere: restaurants, shopping mall, trailhead, Trader Joes, etc.

We really enjoyed this rental. Very convenient to El Paseo street. Could walk to many bars and restaurants. Nice layout with a lot of windows. Well stocked kitchen. We had n issue with the internet the first day and they had someone to fix it within hours. Would definitely stay here again.

Lovely Condo in El Paseo

A very nice 2 bedroom condo steps away from El Paseo Drive, Palm Desert. We absolutely loved the location, with its proximity to great shopping and restaurants. Several different trail heads for hiking close by as well. The condo itself was nicely updated, and the kitchen well stocked with the expected dishes and cooking utensils. The pantry had a decent selection of condiments, which was most welcome on arrival. The master bed is a king size which we found to be comfortable. With dual air-conditioning units, each level was quick to reach the desired temperatures. We very much appreciated the in-suite laundry. On the negative side, the TV/cable set up is somewhat clumsy, and the wifi was intermittent at best, always seeming to know when to cut out just when you needed it most! Overall, we loved this unit and would highly recommend it to others,

Comfortable stay in Palm Desert

We had a one week stay at this condo in Palm Desert. The location was wonderful - a few steps away from El Paseo which made it very easy to dine out. The condo met our basic needs. We found the bed to be quite comfortable and there was ample storage for our belongings. Because this condo was on two levels, we were happy we used packing cubes so we could easily bring those upstairs to unpack and didn't have to bring the suitcases up the stairs. We had one issue and reached out to the property manager who was very responsible and had the item fixed the next day. The kitchen was adequately stocked but we didn't do any cooking there but took out or ate out most nights.

We had a couple things that needed attention and she arranged for prompt and efficient service. Great weather, but condo was noisy from all the truck traffic from morning to night. A lot of evening activity in parking area by outsiders. The condo looks nice on pictures but is in need of updating of furniture and pots and pans. We actually went out and purchased some new pans to cook with! The cleaning crew never cleaned around baseboards or under living room furniture. The condo is in a walkable area to el paseo which was nice. I would only recommend if price was reduced. Nicole was wonderful and a great asset to the owners.

Cheerful well kept condo near El Paseo

This condo is well kept with cheerful decor. Its primary appeal is walking distance to amenities and especially to excellent restaurants and shops on El Paseo. Within a 15-20 minute dirve are excellent shops, other excellent restaurants, grocery outlets, and malls. A wide variety of hiking and walking trails can be accessed by walking or a short drive. The property management is very helpful and responsive to questions and needs - this makes the experience very positive.

Perfect in every way

Ok I'm biased, I own a unit in this property and already love the complex. This particular unit is the best unit. It's a corner unit, has been fully remodeled, the bed is the best I've ever slept on, really. Its situated dead center to El Paseo. You are 150 feet from Mastros restaurant. The managers of this unit are the best in Palm Desert, I was met at the door by Terry, shown the whole program. She makes herself available 24/7, rare. You can't lose with this one~5 stars...
