Welcome to Dockside Days!

Your new favorite lake getaway is here! This 5-bedroom, 3-bathroom home has everything from a putting green, second-level deck, screened-in porch, game room, private pool, king beds, outdoor bar, large kitchen, and so much more! The accordion-style doors are floor-to-ceiling in the living room showcasing the beautiful lake view while relaxing in the house. There are ample sleeping arrangements with spacious rooms and different size beds. The bunkroom even has an additional kid area with games, a couch, and separate TV.

The backyard is sure to be a favorite spot of the property. There is a public boat ramp 0.2 miles from the house where you can put your boat in and then tie it up on the boat dock during the day. You can also enjoy the lake in your backyard to swim, fish, and/or use the kayaks provided. Jump in the pool when you are ready for a break from the lake, play on the putting green, and enjoy each other’s company at the outdoor bar. There is a pellet grill (pellets not provided) for a cookout and plenty of seating to watch the sunset and enjoy dinner with the family in your outside oasis. We can’t wait to host you!

**Please note that there is a garage apartment in the front of the house that is rented out to a tenant year around. There is a separate entrance to the apartment and to the front door of the main house. The tenant does not have access to the backyard or house while guests are staying at the property.**

Property Information:

- Lake & Pool - Swim in the water at your own risk. There is no lifeguard.

- There are a few life jackets provided but correct sizes cannot be guaranteed. Please bring your own for boating and specific sizes.

- Stairs must be accessed for loft bedroom access and second-level outdoor deck.

House Rules:

- Non-smoking residence. Smoking is strictly prohibited. This is a family-friendly property and there will be additional charges if we discover any evidence of smoking in the home.

- Absolutely no events, parties, or large gatherings. Please be always respectful of the neighbors!

- Pets are strictly prohibited. "No pets" policy must be observed.

- No open flames inside the home.

In order to monitor lake levels, there is a security camera located in the backyard. The camera faces the lake and does not look into any interior spaces.

CHECK IN/CHECK OUT
10:00am check out and 3:00pm check in times must be followed. Guests may be subject to additional fees if the property has not been vacated by 10:00am.  

NO PETS ALLOWED
If evidence of a pet(s) is found in the unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit. You will also be responsible for any additional cleaning fee associated with the pet cleaning required.

NOISE CONSIDERATION
Quite time is from 10pm-8am and must be observed. No parties are permitted and if the maximum occupancy has been exceeded, occupancy may be terminated without refund. 

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HAZARDOUS PRACTICES
No open flames ie. candle burning is permitted in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the stove fan when cooking to avoid accidental, activation of smoke detector alarm.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a onetime cleaning fee at the time of booking. Additional cleaning fees will be due in the event of evidence of pets. 

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible. 

PROPERTY ACCESS
You will obtain your front door access code with your check-in procedures once the amount due has been paid in full.

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

RULES AND REGULATIONS
  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.
  2. All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. Please place trash bins in front of house for pickup.
  3. The maximum number of occupants shall not exceed the maximum number of occupants listed in the property description; not including a child in a crib.
  4. Furnishings are not to be removed from the premises for use outside or in other properties.
  5. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
  6. Tenant and any guest of Tenant shall obey all laws of the state of Texas, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Texas or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. 

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, and televisions.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

LAKE ACCESS
Tenant acknowledges that the premises they have reserved includes access to a lake and acknowledges that the lake and boat dock/deck can be dangerous areas, that the boat dock/deck can be slippery when wet, and that injury may occur to anyone who is not careful. There is no lifeguard on duty. Swim at your own risk.

The house was spacious, clean and well located. The backyard is particularly striking and we enjoyed the kayaks, the putting green and the dock. Our only complaint was that the pool is not heated and we couldn't really enjoy it so much because the water was so cold. We would have gladly paid extra for that feature.

We had a large group of family from out of town staying with us for our daughters wedding. This house was so perfect. Lots of room with a beautiful view. Excellent place to gather at. The host / managing group was super faarto help with anything we ask. It is one for the books

Lake view family fun

We had 3 grandparents, an aunt & uncle, 3 grown kids and ourselves, stay together for a home base for our son's wedding. We had extra family drop in to hang out, share a meal, and cool off in the pool, in the days leading up to the wedding. It was very comfortable, and we spent lots of time catching up around the kitchen island. Great space. Upper bedroom is a little treacherous for tall people (getting up the spiral stairway) but we only had one fall🥹. Expect spiderwebs outside, and acorns and leaves in the pool. An outdoor broom would be a great addition to keep things tidy. Inside was super tidy. We would have felt more comfortable if MBA window had a film on it- kinda awkward to feel on display while on the potty. ;)

Family Vacation 2023 Success!

We had a great time with the family! Beautiful home & location. Pool was definitely one of the highlights after a hot lake day of boating and fishing…and we all caught fish! Cat fish and bass. There were some minor issues with pool pump but the renter above garage was a great help! We also had a slight issue with cleanliness outside sun deck and bar area, we had to clean it up in order to be able to use. Overgrown branches hanging, didn’t get much sun on sun deck😱 and lots of spiders webs. Easily can be addressed for future takers.👍 Other than that…Highly recommend!😊

Absolutely loved this house. Perfect location. Plenty of space for everyone. Backyard is amazing with the pool, covered patio, sun deck, fire pit, putting green, kayaks, boat dock, hanging lights and wonderful shade trees. Just beautiful! House was just like the pictures. Would definitely stay there again.

Our family had a great time at your home. The home was beautiful and the views of the Lake were Amazing. We enjoyed the time in the pool and out on the lake. Great quick getaway!

This was a great spot for a couple of days away with our kids. The house is perfect for gathering (big open family room) and also allows plenty of space for everyone to be off on their own. The kids would've loved the game room but we couldn't get any of the (thousands of) video games to work! :( But that's ok - the outdoors is the draw here. The pool is really nice and it's great to have the lake and kayaks right there as well. The pool/backyard is very shaded by the gorgeous oak trees - which we loved - but if you're looking for a place to lay in the sun, this might not be for you. There is a fun tv space in the room with the bunk beds which was perfect for kids/teens. The kitchen is really really well stocked and the house is really clean. We didn't do any exploring outside of the house so can't really speak to the surrounding area.
