IMPORTANT:
*Exterior Doors are to be kept closed at all times, especially doors to the deck. You must supply natural lump charcoal or smoking chips, based on your preference for the Big Green Egg. Gas for the grill and fireplace is included during your stay but you must shut it off after each use. The FIRE PLACE inside the house is Non-Working, DO NOT TRY TO USE. The property also has regular weekly pool service and yard service.
**Exterior string lights/pool lights are on a timer and will come on automatically based on the season. IMPORTANT - during Sea Turtle nesting season (starting May 1st through October 31st) - the exterior string lights will not come on, including the pool lights, due to strict County Requirements.
Heated Pool (Pool is heated seasonally - must be requested a minimum of 72 hrs in advance. Pool is not heated in the months of May thru September. The pool is only able to be heated when the nightly temperature remains above 50 degrees and will be set to a temperature of 85 degrees. Last minute bookings - inside of 72 hrs - the pool will not heat in time for your stay; Pool is approximately 6.5ft deep at its deepest point). *Pool is used at your own risk -- Pool Rules & Quiet Hours are Posted near pool.
***As Required by St Johns County, a copy of a Government Issued Photo ID or Driver's License must be provided prior to arrival. Non-Smoking property which includes inside, on the Upper Deck Area or anywhere on the property. Smoking may be done on the beach. Proper disposal of ashes and cigarette butts is a must. If there is evidence of smoking in the home or on the property, a $500 fee will be charged. Welcome to Florida! Palmetto and other bugs are native to our area and you will see them out and about! We do have regular pest service as well!
****Parties, Gatherings or Events that take us over our max occupancy of 10 guests are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut as noted in the booking agreement. There is a Camera Doorbell as well as an exterior Camera facing A1A and 1 exterior camera facing the beach for security purposes. There are not any other cameras on the property. Quiet Hours are enforced - and please remember to be a good neighbor to those around us! Guests of the property have an affirmative obligation to comply with the provisions of Section 2.02.04.B.19, St. Johns County Noise Ordinance (Ord. 2015-19), and all other applicable federal, state, and local law ordinances. Guests hereby acknowledge and understand the right of St. Johns County officials to reasonably inspect the premises to assure compliance with said obligations.
Parking: there is room for two small to mid-size vehicles to park in the garage (mobile garage door openers not supplied) as well as additional driveway parking. (Maximum # of vehicles is 4, depending on size). Please be aware when entering & exiting the property. A1A does have a lot of sightseers! Motor vehicles, boats, Recreational Vehicles (RVs), and trailers shall be parked only in driveways or other areas on the property designated for parking. Boats, RVs and trailers shall not be parked on any street, alley, sidewalk, or public or private Right-of-Way, or part thereof, or in required front yards, except as provided in Section 6.01.03.H.5 of this Code. Vehicles larger than an SUV (motor homes, trailers, RV's, boats, etc.) must be approved in advance and must not go over the maximum # of vehicles allowed on the premises.

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are NOT allowed on property! If there is evidence of pets without disclosure, a $500 fine will be charged and you may be evicted without refund.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $100 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
BBQ: The BBQ needs to be cleaned after use and if you use the gas then please shit the gas off when your done
FirePit: The gas firepit must be turned off after you are done using it, NEVER LEAVE ON UNATTENDED.
Pool: Pool is used at your own risk Pool Rules & Quiet Hours are Posted. A Pool alarm is provided, if you are unsure how to use the pool alarm then call the office so we can assist. The brand name of the pool alarm is "Pool Patrol".
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code a minimum of 48 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.
