Frequently Asked Questions

ABOUT SERVICE DOGS
The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS

Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include:
  • Guide dogs for the blind
  • Hearing alert dogs for the deaf
  • Seizure alert dogs
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD)

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions.

Therapy animal

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers

  • Handlers are not generally denied the right to stay at a property because they require a service animal.
  • Handlers generally don’t have to disclose their disability or what causes their disability.
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs.
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately.
  • Handlers must keep their service animal with them. At no time may they be left unattended.

Host's rights and responsibilities

  • The host may ask if the animal is a service animal and what tasks the animal performs.
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal.
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood.
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Park City has so many wonderful resturants and dining options! Our favorite spot for brunch and coffee is Five Seeds (1600 Snow Creek Drive), where many locals like to start their day.  My personal favorite is the shakshuka and the kids love their hot cakes! During busy season plan to go early if you can to avoid waiting for a table.

Main Street Pizza & Noodle  (530 Main Street) is a fun family friendly pizza place right on Main, Park City Provisions (221 Main Street) is a favorite lunch spot and you can eat in or take your gourmet goods to go. For dinner many guests enjoy the seasonally-driven menu at Riverhorse on Main (540 Main Street)Chimayo offers unique Southest inspired dishes and reservations can be made online, Tupelo  has a global inspired menu (508 Main Street), and for modern American cuisine we love 350 Main (350 Main Street). You really can't go wrong dining at any of these establishments!

Experience innovative kosher cuisine, including traditional Sabbath meals on Friday evening at Bistro Kosher Deli, located in the Silverado Lodge. The restaurant will be open for the winter season in early December. Attend orthodox synagogue services in a small Shul adjacent to Bistro — offering Sabbath services conducted every Friday and Saturday and additional services during the week — all within walking distance of all Canyons Village properties.

Did you know you can take the ski bus from the SLC international airport to Park City? This is an affordable, eco-friendly service provided by the Utah Transit Authority.

Please follow This Link for the latest information.
Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

Please note this policy does not apply to homes listed as "pet-friendly."

Park City Mountain Resort
Park City Mountain Resort is a focal point in the beautiful town of Park City, Utah and boasts a chair lift – Town Lift Chair – into the downtown core right next to Historic Main Street. The resort offers access to 3,300 acres of ski and snowboard terrain that is spread over eight peaks and nine bowls with one of the longest trails in the area at 3.5. Miles – Home Run. With 116 trails to explore and ride and a variety of beginner, intermediate and expert terrain, this is a resort that visitors will enjoy and locals thrive in daily. Park City Mountain Resort also offers the only available night skiing in Park City.

Park City’s high-energy resort village offers up a variety of local and luxury dining experiences at any one of their restaurants including Legends Bar and Grill, PayDay Pizza, The Shack, Kristi’s Coffee Café, and the Legacy Café to name a few. Activities available include the Alpine Coaster, Flying Eagle Zip Line, Mountain Biking, NASTAR races, the Viking Yurt, Hiking, the Alpine Slide and Mountain Tours.

Deer Valley Resort
Deer Valley Resort is a dedicated skier-only resort located in Park City, Utah and adjacent to Park City Mountain Resort. Deer Valley Resort forever changed the ski resort industry when Edgar Stern developed the resort on the principles of combining first-class service, luxurious accommodation and gourmet food with skiing. To this day, this tradition holds steadfast as the resort’s objective and the client’s expectation. Deer Valley is home to 6 mountain peaks, 2,026 skiable acres, 3 designated villages (Silver Lake, Empire Pass and Snow Park), 15 top-of-the-line grooming machines, and over 10 world-class dining experiences in the breathtaking Wasatch mountain range. If you are looking for a one of a kind mountain experience, Deer Valley Resort is just the place.

Following the resort’s philosophy of first-class service and a commitment to excellence, Deer Valley Resort is the only resort that restricts lift ticket sales to 7,500 each day! In the resort industry that is unheard of; however, the goal remains clear, offer premiere services to all guests (they do not refer to clients as customers) and do not compromise the standard for greater ticket sales – the guest experience is top priority. Dining at Deer Valley is another lavish option.

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?

To ensure the comfort of all guests (including your service animal) we ask that you please provide us with advance notification if service animal assistance is required.

Please let us know if there are any other special considerations we can arrange to make your stay more comfortable.

TAKE TIME TO BE KIND

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

New Claim 302
3/5 stars
Unit is worn with thin walls and older appliances and furniture. Except for beds, bedding, and towels, which are very good. Internet almost non-existent. Location works for driving or bus to ski resort or old town. Mgt company was excellent and responded immediately to any emails and to a problem with broken lock on sliding deck door.

Park City New Claim
3/5 stars
Great convenient location. Only issue was wifi not work nor did the fireplace, but they refunded me a night's stay for my inconvenience. Vey quick to reply with any issues. Is a bit noisy, especially from upstairs when walk around. Otherwise for the price, just what we expected.

Would not stay again - Weed smoking, Russian prison style building
2/5 stars
Do you enjoy the smell of weed permeating through the walls and vents from neighbors? Or the fresh smell of weed while trying to enjoy the “open concept” hot tub when the guy directly next door opens his window to smoke weed and blows it out with a box fan? Then this is the place for you! Pros - Location…just over a mile to the Park City Mountain Village Parking lot. This unit provided a free ski/snowboard rental per day via Ski Butlers which is very close. Has W/D in “master room”. Cons - Weed smell everywhere. Russian prison style building design. Hot tub in the middle of the building. Thin walls…bunch of partiers smoking weed and making lots of noise. Fireplace says “unsafe to use”…not a big deal but should be disclosed on the rental description. Parking…you will get an email asking you to print a parking tag out, complete the form, then e-mail it to [email protected] - I was on the road and didn’t have access to print a parking pass. Secondly, I emailed Lauren but got no response. I called the customer service number and text but nobody could answer my concern about parking. So once I arrived, I called the unit property maintenance who told me, Lauren hasn’t worked there in a long time. And that I would have to drive to their office to fill out paperwork for a parking pass. What a mess…renting a unit should be easy and a parking pass should be left in the unit so you don’t have to print, scan and email to use the parking pass. I was able to park in the lot right outside the entrance (Lot D) without having to do any pass. You can’t park on the streets without a permit. Internet - completely unreliable. We just turned the Wi-Fi off all our devices and used our cell provider signal. As for the unit…dated for sure. The owners are probably nice people who just happen to have a unit in a crappy building with less than desirable property management oversight. I would not stay here again and if I was here with my wife or kids, I would’ve had to leave the unit. This trip was just a few guys so it was tolerated.

Great location and value. Management was helpful and responsive - even let us check in a couple hours early since we were coming form the east coast our flight got in super early. Will be back.

Neither good nor bad
3/5 stars
Pros: easy access to mountain vía bus, nearby restaurants Cons: if you need something (like soap) it will be hard to get a timely answer, lots if middle men to deal with. Thin walls. Outdated room.
- Oscar

Dear Oscar, Thank you for staying with us! We are thrilled to hear you enjoyed the location, nearby restaurants and easy access to skiing! We are a little shocked to hear that you found our communication lacking - especially considering we accommodated a request for a very last minute, very early check in. We were in touch several times throughout your stay and are available to all our guests 24/7. We would be happy to discuss your stay in a little more detail offline. We welcome all our guests feedback and are always looking for the opportunity to improve our services. Thank you again for staying with us! We hope to host you again in the future!

Great apartment
5/5 stars
Booked online - very easy process. We found it to be a great place that had everything we needed. It was clean & comfortable. We didn't have a car but it was not a problem, we just used the bus. We loved going to the hot tub after skiing/boarding. Management co was easy to reach. Wish we could have stayed longer!
- Casey

Dear Casey, Thank you so much for your kind review and for staying with us!

New Claim Condo
2/5 stars
When we got to the condo the sink was coated with a black sludge and water had flowed on to the floor. The internet didn’t work. It was more frustrating then useful. Park. City gets hot in the summer. Do not rent a condo that does not have air conditioning.
- Frank

Dear Frank, Thank you for taking time to share your vacation experience. We strive for each of our guests to have a 5 star vacation experience and we fell short during your stay. We apologize for the debris in the sink when you arrived; thank you for allowing us to fix it right away. While we understand you were hot during your stay the home is advertised as not having AC. We also sent an email prior to arrival notifying of the unusual heat wave and provided fans. We have improved the internet and appreciate your feedback. We hope you can come visit us sometime in the winter - it's quite spectacular!

Condo adequate but needs clean carpets and better WiFi and TV
2/5 stars
New Claim 302 is an OK condo for a short trip to Park City. The location is good. We drove a rental car to the Park City Mountain. The free shuttle bus had long lines and delays while we were there during New Year’s week, This condo had several problems during our stay. The carpet in the main living and dining area was very stained and needed cleaning/shampooing badly. There were only 6 place settings (knife, fork, spoon) of silverware and it was mismatched. The WiFi is terrible; it seems to be provided by the building and is woefully inadequate. We could only connect to the internet 1 day and that was very slow. Most other units in the building seem to have their own WiFi and don’t depend on the provided WiFi. The cable TV is very basic and is not HD. The pilot light in the gas fireplace went out. We reported the issue and never heard a resolution. The appliances and decor need updating. We enjoyed our trip to Park City but would not want to stay in this unit again. We have stayed in another unit in New Claim and had a better experience.
- Amy

Hi Amy, Thank you for staying with us and for taking time to write a review! We are delighted to hear that you enjoyed the location of this home! It is quite ideal and is centrally located to so many of the great things in Park City. We strive to provide each guest with a 5 star experience and appreciate your feedback. We have taken care of re-lighting the pilot light, cleaning the carpets and have placed new silverware in the home. We are also currently working with the HOA and home owners to create an enhanced entertainment experience. We appreciate the opportunity to improve and hope we can host you again in the future. Sincerely, Laura @ iTrip Vacations Park City

Fee Fo Review
1/5 stars
Unit 302 was advertised as having a washer/dryer. It was also advertised as having underground parking and WiFi. It has a broken washer/dryer and WIFi and while it has underground parking, they would not permit access. The advertised amenities are a bait/switch. I would not recommend staying here if you need these amenities. It did not warrant $360-night
- Leyza

Perspective guest, please know we are available 24/7 to assist you during your stay should something arise. We strive to make every vacation a 5 star experience but that is not reflected in this review. The washer and dryer broke just before arrival and due to the holidays we were not able to secure a part to repair it. Compensation was offered. Please note our description of the property states that parking is on a first come first serve basis and is not guaranteed. This guest came during new years weekend which happens to be a very busy time in Park City, parking at this condo not usually an issue. Like many homes in the area, WiFi can be slower than normal during heavy traffic times or during a snow storm. We are high in the mountains and do not have the infrastructure of a major city. In this circumstance both factors applied. We’re glad maintenance was able to resolve the heating issue. When called after hours (in this case middle of the night) our guests may have a short wait time for our staff to travel to the location. We’re sorry this home’s great location and long-time popularity didn’t meet your needs. We wish you safe travels.

Dear Eva, Wow! Thank you for your kind words and review! We are happy to hear that enjoyed the home and location so much. We hope to host you again soon!

Good place for a short stay
4/5 stars
This moderate-quality unit met our expectations. Although not "top end", it had everything we needed at a reasonable price. We liked the location, and there was good access to parking. There is a adjacent bus stop with fairly frequent bus service. We would like to stay here again.
- Paul W

Dear Paul, Thank you for choosing to stay with us at our Prospector Square property and for sharing your feedback. We're pleased to hear that the condo met your expectations and was comfortable for your vacation. The location of the property is fantastic with the bus and great amenities near by. We appreciate your recommendation on Flipkey and other vacation rental portals and look forward to your next visit to Park City! Best Regards, Anna Park City Vacation Properties Inc., iTrip

- Manager Response
it was average
3/5 stars
it wasn't the best, but it wasn't the worst. It was smaller then expected. The towels were dirty, I was upset about that. But over all it did the job, it was a place to crash after a long day of snowboarding/skiing. The checking in was easy, the location was good.
- A FlipKey verified reviewer

Dear Elizabeth, Thank you for choosing to stay with us again. The Prospector property is simple and plain, but we are happy that it did the job for you. I sincerely apologize that the property was smaller than expected and that the towels were dirty. This important issue has been addressed with the appropriate housekeeping contractor. We appreciate your feedback and insight and your concerns have been addressed and will continue to be monitored. Thank you again for your business and insight. Regards, Anna Park City Vacation Properties Inc., iTrip.net

Great value in a Prospector Square location
4/5 stars
This is not the luxury of Deer Valley, but it fits our budget. Prospector square is a great location with shops, restaurants, and an excellent health club. The condo is adjacent to the Marriott, on the local bus route to the ski areas and Main Street. When the weather is good, we will opt to skip the bus and enjoy the walk to town.
