1- PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- Pets are NOT permitted - If a pet was found to have been in the property a $1000.00 non-refundable charge will be assessed for cleaning.
4 - Parking in driveway only.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking of any kind is not allowed in the home and if detected there will be a $250 charge.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of (11) eleven people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9- Utilities - No compensation will be given for temporary outage of electricity, gas, water. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
10- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconvenience, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas cable service. electricity or plumbing.
11- Early Check-In (ECI) OR Late Check-Outs (LCO). We have to charge a $50.00 fee if an ECI or LCO is requested. This requires staff to create new codes and add cleaning staff to ensure the house is ready for the next guest. We will always try to accommodate you as the guest and make your stay the best it can be. Please reach out immediately if you would like to request an ECI or LCO so we can prepare staff and update codes.
12. NO GLASS BY POOL! If glass is found to be broken in pool, a $250.00 charge will be assessed.
13. There will be a $25.00 charge for any lost or broken beach chairs.
14. Bike Lock Codes are 1410.
15. Lawn is Cut on Mondays. Pool is services on Fridays.
16. Fire Extinguisher is in the pantry closet in kitchen.
17. Trash days are Mondays and Thrusdays, please ensure trash goes to curb the night before.
18. Do not wash colored linens with white linens" We may have to charge for any damaged linens
