This comfortable, beautifully renovated and decorated two story Condo with all new upgrades will be your escape that you have come to the Desert for!

There's seating for 4 at the dining table and 3 bar stools at the kitchen island so you can easily entertain while you whip up a culinary delight in this dreamy kitchen. Sink into the brand new large sofa to watch your favorite shows on the 55" smart TV or just cozy up with your favorite book. The brand new tile continues outside to your private patio oasis! GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

My wife, daughter and I stayed over thanksgiving. We appreciated that the home was stocked with many helpful items to make our stay enjoyable. The bath products were nice and the kitchen had everything we needed to cook all day. The location is excellent and the unit is very clean. We hope to go back soon.

Situated a short walk from El Paseo, this 2 bed townhouse is very good. It has been tastefully refurbished and has all the comforts from home you require. Would highly recommend and would definitely stay here again. Quick heads upto Ashley at Palm Desert Vacations Properties. She was very helpful and professional.

We really enjoyed our stay at the this Palm Desert condo. All was as advertised, even better. Extremely clean and all amenities were of high-quality and worked well. Easy walking to El Paseo was a real plus. We were particularly impressed by the attention and diligence exhibited by the property managers in responding to a couple of our very minor concerns. We would happily stay here again, and have no reservations in recommending this property as a terrific Palm Desert getaway.

This is the great condo exactly like they posted. Our expectations were exceeded in every way. Start with Elizabeth in Reservations and then Nicole managing the condo and you've got a sure bet staying here. Rent a car for the trips to the mountains and Desert Zoo and golf, but so much is right there a block way on El Paseo. We will be back. Thanks to all, Mark and Gail Aylward

The first thing I would say about this place is the location is great if you are looking to stay near El Paseo. You can't get much closer. The unit itself is very clean, nicely updated and comfortable. The master is nice and the second room is fine, but smallish. The bed in the second bedroom I guess is a queen but it felt real small for two adults. The pool is close by and a decent size. We were a little thrown off by what appeared to be an old printed-out sign that said the pool was closed due to COVID but it was in fact open (pools were opened in Riverside County back in May). We were a little disappointed because it was hard to tell how recently the pool had been cleaned, it wasn't bad but had some leaves at the bottom etc. The water was very pleasantly chilled which was nice given the hot temperatures. The tables and chairs around the pool were pretty dusty and we had to clean them ourselves.

We had a fantastic stay at this lovely condo. It was perfectly located within walking distance of shopping, tennis and hiking. There is lots of outdoor eating space and the whole condo is roomy, ideal for 2-4 people. The hot tub and pool are steps away, and after a full day of exercise the hot tub was welcome relief for the legs. I highly recommend.

My wife and I recently returned from a very pleasant vacation in Palm Desert, CA. Our rental unit was booked on-line with Itrip Vacations. The condo / townhouse was located just a half block from El Paseo which is the prime shopping / restaurant area in the entire desert area. We rarely drove our car because all of our wants and needs were within walking distance. Our rental unit was spacious, quiet, comfortable and tastefully furnished. The kitchen had modern appliances and there was a full inventory of cooking and serving devices. Likewise, there was an abundance of bedding, towels and linens. Beyond the excellence of the rental unit itself, we greatly appreciated the extraordinary level of customer service provided by the Property Manager, Nicole Zambon Nicole arranged the rental agreement, met us on arrival and acquainted us with the contents, features and operations of the various amenities. Nicole made follow-up calls to assure we had no problems and spontaneously appeared to reset some electronics after an area wide electrical blackout. It should be noted that this level of customer service was unique to us. In previous years our rentals were absent any local support as the owners were sometimes thousand of miles distant and often otherwise unreachable. The professional services provided by Itrip Vacations and Nicole Zambon, in particular, proved invaluable and there is no better endorsement of her services than to state that we have already booked a monthly rental for 2020. We recently stayed in Sandroc Condos in #26 and had an amazing stay! The condo was very lovely, spacious, clean & fully furnished. The location was within walking distance to El Paseo and so many wonderful restaurants. We also enjoyed the pool & tennis courts in the complex.
