Frequently Asked Questions

In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to the arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100.00 administrative fee.
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames of any kind are permitted. Candle burning is NOT permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of the smoke detector alarm. No fireworks are permitted on premises.
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
No compensation will be given for the temporary outage of electricity, gas, water, cable, internet, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
Smoking and vaping are strictly prohibited on premises. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking or vaping is found.

This property does NOT allow any pets (HOA Policy). If any evidence of a pet is found, you will incure an additional $150 charge for extra cleaning and steaming.
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24-hour notice of the Owner's intent to enter (except in the case of an emergency).
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 3, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises.

iTrip nor the Owner is not responsible and is not in control of any actions of other adjacent property owners. No refunds will be given for adjacent construction noise or inconvenience. 
iTrip, VCJ Property Management or the Owner, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Tenant and all other occupants willingly occupy these premises.  In exchange for being allowed to occupy the premises, Tenant, on behalf of himself, his heirs, assigns, and descendants, agrees to the fullest extent permitted by law, to release and forever discharge  iTrip, VCJ Property Management or the Owner from any and all injuries, costs, damages, loss, death, or other claim or injury suffered of any nature whatsoever arising out of Tenant’s own negligence or gross negligence; the negligence or gross negligence of  the Owner, iTrip, VCJ Property Management or any of its employees, managers, principals, owners, representatives, agents, authorities, leaders, or other person affiliated with it in any way; and the negligence or gross negligence of any other occupant in connection with the stay whether that be prior to, during, or immediately after the stay. By agreeing to these terms, and in exchange for being allowed to stay on the premises, you further agree that you will indemnify iTrip and the Owner and hold iTrip, VCJ Property Management or the Owner harmless for any and all injuries, costs, damages, loss, or other claims made by all other occupants other than yourself arising out of or in any way caused by your actions undertaken in the course of your stay on the premises. Tenant understands that he/she does not have to stay on the premises and that without agreeing to these terms whereby he/she chooses voluntarily to waive any liability of iTrip and the Owner under the above terms, he/she will not be allowed to stay on the premises. The use of the premises is at Tenant's own risk.
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, internet connection, and stereos.
Parking at or on the premises is limited to three cars. No boats, jet skis, trailers, or RVs. If there are more than the allowed cars or there are unauthorized vehicles of any kind at or on the Premises, the Owner and/or the Owner’s Agent may tow or have the extra cars and/or unauthorized vehicles towed without notice at the Tenant’s sole expense.
Neither Manager or Owner will be responsible for Guest(s) personal property left behind or lost during the stay. If we are able to find an item left behind we are willing to ship it to the registered guest upon request. Shipping charges will be charged to the guest along with a $25 administrative fee. Items unclaimed will be held for a maximum of 14 calendar days at which time the Manager reserves the right to dispose of or may elect to donate the item(s) to a local charity.

To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. Should you not be able to secure the Property, you should contact the Manager immediately.

Many different pests live and thrive in this part of Florida. This Property has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Should you experience a pest control issue, please contact Manager so that the Owner’s pest control company may attempt to eradicate the problem. Manager does not accept liability for unfortunate and seasonal visits of any wildlife including but not limited to rodents, insects, and sea life, and no refund or credit will be given related to such unforeseen events.
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

I have tried to get a property here at European Village for years. It worked this year finally, we got to stay for two nights on the way to our timeshare in Orlando. Sitting on the balcony at night was delightful listening to the music. The unit was great, but the outlets by the bed didn't work, which was problematic with no clock or alarm. Having to take out our own trash was not convenient either. I cleaned condos for years and we never asked our tenants to take out their own trash. However, we would definitely stay again. Thank you. ♥

We are sorry to hear you weren't able to use the outlets by the bed. The outlets are controlled by the switch on the wall by the night stand. This switch turns the power on to the outlets on both sides of the bed. I will be sure to label the switch for future guests. Sitting out on the balcony is really nice and even better when there is live music in the courtyard or at one of the restaurants below. The apartment was nice and clean. It was quiet no disturbances even with the downstairs restaurants amd crowd. The only thing my wife and I didn't like was that we didn't have an assigned parking space and at imes we had to park and walk a little. There are many people visiting the restaurants and the parking gets pretty crowded. Another thing is that the apartment doesn't have a full kitchen and the apartment is pretty tiny.

We had a great stay at the European Villages. The Farmers Market, the shops, the restaurants were all very convenient, and within a short walk away from our Cabana. And the beach was only a short distance away. Our hosts, Valarie and Jason, were friendly, informative, knowledgeable, and very helpful. They made our stay there very pleasant and un stressful. I have, and will continue to recommend them to all my family and friends who are planning to vacation anywhere in the area. Thanks again for a great stay.
