Thank you so much for letting us stay in your wonderful home. Plenty of space for us to spread out and enjoy the long holiday weekend and the beautiful fall foilage in the area. Bonnie was extremely responsive and even took the time to meet us at the start of the stay go over everything in the home. House was overall clean and in good condition. House was stocked with a lot of the typical supplies like bedding, towels and a few other things to get started. Kitchen was stocked with lots of stuff to cook breakfast every morning, snacks and even a full dinner for our large group of family. The kids loved that we were right next to a park for them to go play and the location of the home is great being close to lots of different attractions in the area. We found lots of stuff to do within 30 minutes or less in the area even with holiday traffic.

The spirit of our family vacation was a bit thwarted due to the condition of this rental property and the type of responses we received from the property manager at iTrip vacations. In fact, the glitches about the house would have been palatable had the manager been more kind, empathetic, and responsive. There is no AC in the house, but since we hit a few very hot days there with a daughter who is 7 months pregnant and overheated, we asked for more fans. The manager came to the house a day and half after our request, looked around the house for more fans, didn’t find any, and never returned with any either. We never received any more fans - there were none available on the main floor and there are no ceiling fans. The master bedroom has a ceiling fan which is noisy and disrupted sleep. When we asked about more fans, the manager shrugged her shoulders and said, “Really? Can’t you just stick it out?” She came back later that day to fix a breaker so the microwave and electrical strip outlets would work; our kids overheard her mockingly report, “You can fix me dinner now, your microwave works.” She kept telling the owners we were hard to please. One of the baths was “out of use”; the basement was very musty/moldy smelling so I would not recommend sleeping there; the paddle boat sank every time someone tried to use it; the water equipment was in fair to poor condition; the master bedroom has a broken shade that is stuck halfway down on a large picture window with another sign “Broken Shade, Do Not Use” which left for little privacy; the main half bath was not cleaned upon our arrival and no toilet paper there. We let the property manager know about these things only so she would know about broken and poor conditions that existed before our stay - that they did not happen with us there, so we would not be held responsible. She again said we were being too hard to please. The screened patio furniture was not very usable due to cobwebs and dirt on them. The whole house needs to be cleared of cob webs and bugs before guest arrivals. Again, just a management decision and regularly maintenance. The positives are: Meredith, NH is a lovely place on the lake! The kitchen is excellently stocked, the views and quiet are wonderful, the back porch has a large picnic table to eat around (should put a ceiling fan there, too), there are plenty of beach towels for use, the walk to town is awesome with a path through a little park. I think with better management, proper maintenance, respectful communication, customer driven satisfaction this place could be a perfect getaway. We paid nearly $5000 for a week and felt we did not receive the value we had hoped for - especially the treatment from the manager. The fact that we had to deal with her for half our week (texts, emails and visits) was emotionally and mentally taxing. I encourage her to be more kind to future tenants. The manager sent me an email that expressed her belief that “once a renter does not get something they desire it is very hard to turn their experience around,” and telling me that having an upstairs bathroom “is not considered a terrible inconvenience....since another bathroom was 30 feet apart.” It was an inconvenience since we had 5 kids (ages 12-20) staying up there, which left one toilet for them. The one shower upstairs is in a separate room than the two half baths. For this week, we had one toilet for the 5 kids upstairs. Well, the thing is - the advertised baths are what we paid for and expected. Our experience came down to expectations based on descriptions and marketing. Those expectations were not met. As a vacation property manager, I can assure anyone that if and when I receive any feedback or request from a renter about needs I am at my condo within the hour to provide whatever they need with no questions asked and certainly, no arguments. I believe a manager’s job is most definitely to “turn their experience around,” if I have any power to do so. We are a family of 7 and we have taken many trips, rented many places. We have never had any issues and we are not “hard to please.” We did not appreciate that our 12 year old had to overhear the manager saying such things about us. The area and town are great! Definitely find a way to enjoy Meredith, NH and the lakes region if you can.

Very unfortunate this family came to lovely New Hampshire, stayed in a beautiful waterfront home 50 steps away from a refreshing lake in a private cove and had such an unhappy experience. They paid a new to market rate, much lower than market value, but were appalled upon arrival that there was no Air Conditioning. (NOT ADVERTISED ANYWHERE) not common in waterfront homes here in NH. Unfortunately they spent the first 2 days of the one family vacation they take every year (their words) combing through the house trying to find the smoking gun that would force the management/family to put them elsewhere at their expense. they asked for more fans, but were told none were available as they were in use by other guests during an unusual heat wave. Additional fans are not the managers expense as there are 5 in the home as well as some ceiling fans. They advised us they were property managers themselves, but were unaware that cancellation for any reason inside 30 days is nonrefundable and not the owners expense to reaccommodate for a feature not advertised or available. Unfortunately the above mentioned bullet points are inaccurate. the manager arrived a day later to replenish the essentials. There was a roll of toilet paper in each bathroom prior to arrival, and the home was spotless as it was cleaned that very morning by a reputable cleaning company with 5 star reviews. NH in summer can be a challenge with bugs near water. The family upon arrival found one of the two bathrooms on the second floor out of use from previous mishandling of the septic by another renter, and brought it to our attention the same day we showed up with essentials (day 1) as they arrived late Saturday night. The manager came to replenish essentials and requested they use the next bathroom down the hall on the same floor until it was resolved. the manager had it fixed within minutes, ( they mentioned it was out all week, this was not the case) with a simple plunger. This family told management the guest experience was up to them and the family to provide as they are property managers themselves. Again, a bit surprised at this. When the microwave didn't turn on so they could heat up dinner, they sent a frantic message the breaker was blown. a property managers first recourse to an appliance out of use is to check the plug. The manager hit the reset button and the microwave turned right on. no breaker issue at all. When we tried to accommodate their requests and reassure them we were sorry they were uncomfortable, we were met with silence and walking out of the room. Management arrived within 30 minutes to reset the plug for microwave use. Every complaint was met with resolutions. The home is still young, but things do need makeovers after a certain period of time. they claimed the lower level was uninhabitable from a musty smell. This is common in New England homes. We kindly asked them to keep wet towels we had just bought off the floors as this causes the musty smell they complained of, but when we arrived to fix the breaker (plug reset) we found many towels left wet on the floors along with wet clothes, contributing to the musty smell they say they experienced. The manager was sympathetic to their plight, but taking fans from other renters during a heat wave is not a viable request. I checked on our new guests this past Saturday and all the water accessories were in use and working just fine. There was little we could do to turn this familys experience around. Managers and homeowners cannot be held accountable for for renters lack of due diligence on initial home features. As far as the family overhearing a conversation by the manager. the manager does not bring the phone into the home when meeting guests, so we are unsure where or if this conversation took place. We wish them Well on their next vacation. Being new to the market, the home has had 8 renters so far. find our 5 star reviews on Air BnB, and Homeaway. Management
