No amenities have been spared in this spectacular home boasting views through every window. From sunrise to sunset, you won’t be disappointed in this wonderful space that will pamper and comfortably sleep 6 guests (and up to 8 guests if using the two sofas). The main entry opens to the grand great room where picturesque views capture your attention. The main living area is ideal for entertaining and spending time together in a comfortable space with cozy seating, large screen TV, electric fireplace. Step through the slider doors to the expansive outside deck that spans the full length of the home.

Back inside and to the left of the family room, is the large and well-appointed kitchen with plenty of counter space, large island, and everything needed to prepare gourmet meals. The adjacent dining room seats 10 guests, with a full coffee and beverage bar. Off the dining room, is a modern and super-efficient workspace tucked away for privacy, with its own special view of the mountain top landscape.

Off the kitchen is the garage that has been repurposed as a modern game/family fun room – complete with ample seating, large screen TV, table tennis/pool table and other games. It’s also home to a spacious laundry facility. For convenience, you can access the hot tub off the kitchen as well.

To the right of the family room, is a lovely, oversized bedroom that sleeps 4 guests with two comfortable queen beds. This guest room is surrounded by gorgeous views of the mountain side sunsets and colorful daybreaks. Guests will also enjoy the large guest bath just off the side of the bedroom.

Finally, the second level is home to the stunning private primary suite with ensuite bath. The king bed sits perfectly between windows where picturesque views come alive each day and light up each night. A small coffee bar was included in the suite’s design so you can step out onto the oh-so-private balcony each morning and enjoy wonderful quiet time before venturing downstairs! A delightful play area is also tucked away, with reading and activities that are sure to keep little ones entertained!

HOUSE RULES

SAFETY: Guests of Grace Mountain Villa must acknowledge the safety precautions outlined in the rental agreement and/or House Rules. There are security cameras installed across the back side of the deck, which face the brow edge only and do not face the home interior or any outside entertaining/guest lounging areas (please see property photos and inquire with questions). There is also a Ring doorbell camera. Cameras are for security purposes; please do not tamper with any camera as they are there for the protection of guests and the property.

PARKING: Private and secured entry (entry code to be provided with check-in information); no boats, trailers or RVs permitted, but will be considered by special request.

PETS: We welcome 2 pets MAX (additional pets considered upon request). We ask that guests tidy up after them thoroughly inside and out. Doggy bags are provided. Please no pets on the inside furniture. Pets must be supervised at all times and kept on a leash when outside the home as there is wildlife and other animals in the area. Pets must be kept in a crate while guests are away from home. Please disclose all pets as there is an additional pet fee to ensure proper cleaning for the next guests.

SMOKING: No smoking or vaping of any kind is allowed on premises.

QUIET HOURS: Quiet hours are from 10:00 PM until 9:00 AM. While this property is very private, there are homes nearby.

Outside trash receptacles are provided to ensure inside trash does not accumulate.
 
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection. Use the overhead stove fan when cooking to avoid accidental activation of detectors.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

ITEMS LEFT ON PROPERTY
Any items left that a guest wishes to be returned and shipped will incur a $25 fee plus shipping.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.

If you are looking for a unique, magical and cozy get away, this is it. My husband and I just had the coziest, most relaxing and most memorable weekend for our wedding anniversary at Grace Mountain Villa. We enjoyed everything about this villa both inside and outside. The architecture and interior design was extremely tasteful and comfortable and the views were absolutely stunning. You literally feel like you are in the clouds. Our favorite part was enjoying the views while soaking in the outdoor hot tub. While the photos show how wonderful this villa is, it is even more wonderful in person. Stephanie at iTrip went above and beyond to make our stay extremely special and she was an absolute pleasure. Stephanie and the owners of the villa even left the sweetest handwritten note, a beautiful bouquet of roses and a yummy charcuterie board for our wedding anniversary. My husband and I have stayed at several nice places over the years and this villa was one of our favorites for many reasons. I normally don't leave reviews but this villa was too special not to.
