General Guidelines

Guest Responsibility:
The booking adult must be present during the stay or arrange approval with the hosts. The primary guest is responsible for the property and should communicate any requests or concerns directly to us.
Identification:
For insurance purposes, we require a copy of a government-issued ID from the booking adult prior to arrival. Depending on your booking platform, we may also request a selfie and a credit card for verification.
Filming and Commercial Use:
Filming or commercial activities are strictly prohibited without prior written approval from the hosts. Violators will incur a fine of $1,000 per day.
Additional Guests:
The nightly rate includes a set number of guests. Additional guests may incur extra fees due to increased utility usage. Please discuss any changes in guest count with the hosts in advance.
Extended Stays:
For stays longer than 7 days, additional cleaning fees may apply, as determined by our cleaning team.

Property-Specific Rules

Violation of these rules may result in immediate eviction without a refund.
  • No Smoking:
    Smoking is strictly prohibited inside the home or near its vicinity. Dispose of cigarette butts properly. Tampering with smoke detectors will result in a $500 fine.
  • No Events or Parties:
    Hosting events or parties is not allowed and violates our house rules and platform regulations.
  • Visitor Policy:
    Only guests listed on the reservation are permitted on the property unless prior approval is obtained from the hosts.
  • Quiet Hours:
    Respect quiet hours from 10 PM to 8 AM (weekdays) and 11 PM to 9 AM (weekends). Excessive noise complaints may result in eviction.
  • Respect for Property:
    Treat the house and its contents with care. Do not move furniture or take indoor furniture outdoors.
  • Utilities:
    Conserve energy by setting heat to 68°F and air conditioning to 76°F. Turn off TVs and lights when not in use.
  • Prohibited Items:
    The following are not allowed on the property: fireworks, candles, firearms, glitter, paint, and confetti.
  • Damage Prevention:
    Avoid using tape on walls or ceilings. Be cautious with makeup and hair products to prevent stains on towels and linens.
  • Pet Policy:
    Pets are welcome with prior approval and payment of a one-time fee. Additional fees apply for multiple pets. Pets must be leashed outdoors, and owners must clean up after them. Failure to clean up will result in a $100 fine.
  • Garbage Disposal:
    Dispose of all trash in designated outdoor bins. Do not leave unbagged garbage in indoor bins.
  • Unlawful Activities:
    Any unlawful activities will result in immediate eviction.

it was a perfect house, perfect toast, and perfect trip! The house was extremely clean with all amenities provided. We had nine ladies stay for a women’s retreat and everyone had a wonderful stay. We enjoyed playing Mahjong at the large dining room table and had more than enough for us to spread out. The location is perfect for walking to downtown.

We gathered family from Washington State, Texas, Oklahoma and GA to have an early Thanksgiving celebration together. This location was amazing with room at the tables for 18 and plenty of space for adults and kids to just hang out and talk and laugh. Some family had not seen each other for 20+ years and it was really great. Loved how well all the cabinets were labeled so easy to find what we needed, when we needed it. A very comfortable, calming space for all of us. We will be back again in the future. Keep up the good work and THANK YOU!!

The description of Charming Ranch with Great Vibes is an understatement regarding this residence!__One feels the welcoming ambiance of the house the moment one steps through the door. ____Thoughtfully stocked with amenities, the single level floor plan of the home is ideal for a family visit, providing plenty of room for gathering together as well as comfortable space for quiet down time. ____Location is perfect for exploring the historic district of town and enjoying the eclectic choice of restaurants. Other fun locations are within reasonable driving distance. Plans to return are definitely in the future.__________

There’s no way we can put into words how great our stay was. This place deserves more than 5 stars. From the house to the neighborhood but best of all the hospitality from our hosts. We drove across the country from California with 3 kids (12 & 3 yr old twins) for a funeral. My cousin was one of the victims from the Apalachee High School shooting. We had no idea of where anything was, I sent the address of where the services would be and found this place. My kids really loved it. We made it our home away from home for the few days we were there. Truly great full and happy with our stay given the circumstances. We will most definitely be using their services again for future trips. Thank you Lora & Kellie for everything!

Perfect little home for our needs. Our family had to come in town for a funeral. We had two families stay in this house comfortably with 6 people. Location was easy to find, home was well taken care of and clean, instructions were easy to follow. Owners worked with us when we had issues with another home that we were looking at and needed to come in the day of booking. Made a difficult time better by being simple and easy to work with. Happily recommend.

I would give a 7 star rating if this was available -this house was perfect. This house delivered exactly what we needed for our family and our pets. The itrip agency was amazing and Laura and Kelly were fantastic from start to finish making us feel at home at check-in, providing all of our needs during our stay, Checking in upon us after we got there , and made sure all of our needs were met . The house was found extremely clean and the description of the house was exact, and we love the close proximity to all the restaurants to the Gas south arena . We are planning on staying here again next year ! Thanks for a wonderful experience!

We loved our time. We have three young children and the playground is very nice and just a couple blocks away. We walked there. Charming little downtown is walking distance, too. Just a few blocks away. Nice, seemingly safe area. Only about 30-45 minutes to downtown ATL. Owner and property managers were attentive and super nice! Would stay again!

Lora & Kellie The 10 days flew by. Beautiful weather for walking around the pond & into the center of Town restaurants. Yep, my favorite was Local Republic. ‘Out of the box’ alternative menu! We needed 4 bedrooms on one level & this fit the bill. I liked the ‘Charming, graceful home atmosphere’. Everything white with great accents. All the accessories in the kitchen. You answered right away when I had a question. The 4 sturdy metal rocking chairs were enjoyable to sit outside & watch & talk. And not too close to the neighbors. Nice quiet neighborhood. Traffic in front far enough away & we did BBQ in the back & sat on the side of the house. BBQ’s each used once. Great steaks & yummy tasting chicken & turkey. Suggestion if I may? I had the same type of ‘grab bar’ at my door in Golden CO. That really helped pull me up the last step. How about putting one like that (vertically) and add it to the right wall in front of the throne to help with leverage to get one’s derrière easily off the throne (shower bathroom)?!
