Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home. 

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will reach out if we need to slightly delay your check-in.

The primary renter must be 25+ years of age and proof may be required at any time.

Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you! 

ADDITIONAL FEES - Additional fees will be added to the reservation by adding any of the following to your reservation: pets, pool heat, grill rental, crib rental, early check-in, late checkout, additional guests, etc. These fees must be paid in full before the trip begins. Some Resort Communities will charge additional amenities fees and these may or may not be included in your reservation, and they may or may not be optional. By signing this agreement, non-optional fees are due to the resort and they may pursue legal action if those fees are not paid. 

Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure.

Pets are allowed in designated homes ONLY and are required to be included in the occupancy disclosed with your booking. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets will result in immediate removal and up to a $500 fine.

Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay.

FINES/DAMAGES - Any damages to the home or its contents are the financial responsibility of the tenant. Fines will be assessed for but are not limited to the following: tampering of any kind with pool equipment, unauthorized early check-ins or late check-outs, unauthorized pets, smoking of any kind in the home, additional cleanings, etc. If it is determined that a maintenance call-out is a false report or due to an issue caused by the Tenant or any of their guests, the tenant may be charged a trip fee (on top of any applicable repair costs). Costs incurred to clear drain lines, sewer lines, and garbage disposals of blockages caused by the Tenant will be charged to the Tenant.

The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors. If you report a maintenance issue, expect that we will send teams to fix them. 
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages. 
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flames (e.g., candles, turkey fryers, tiki torches, etc) are permitted anywhere on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI.

Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

There may be stairs to enter the premises (see pictures and inquire if any concerns).

Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits.

HOAs and Resorts
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA and Resort rules and requirements will be shared in your welcome letter. 

Some Resort Communities require additional fees to be paid to the resort and these fees may or may not be included in your reservation totals. Regardless of if these fees are included in your reservation or not, you acknowledge that you are responsible for paying them, and agree to do so. 

Accidents happen! Please report any damages as soon as possible so we can work to have them resolved. Ultimately, as the guest, you are responsible financially for any damages that occur to the property during your reservation. 



Ok but will not stay here again

Pictures versus reality can be deceiving. Condo was ok, however the cleaning was very poor. When we arrived, I cleaned the floors, tables, counters as it was clear the cleaning crew had been there but cleaning had not been completed. I have pictures I could attach if the option was available. The floors were very dirty with pet hair and general debris left from the cleaning. Mopped the floor 6 times to get the floor cleaned. Moving on from that, the tables and all were only cleaned where there was not something sitting. The dinning room table had plates set up on top, when we moved them to eat, there was sticky stuff, trash under the plates. The lamp in the living room never worked even with a different light bulb, the bunk bed bedroom bathroom door will not lock. In my bedroom, the headboard had a layer of hair and dust on it. The bunk bed had red stuff all over the bottom of the mattress. We understood that the restrooms would only be stocked with one roll of toilet paper. However, most bathrooms only had a 1/3 roll left. Some of the furniture had clear wear on them, including the sectional in the living room and one of the dining room chairs were peeling. The final issue inside the condo would be that one of the bedrooms, the Mickey Mouse room doesn't have a TV. So for children that was inconvenient. Now for issues that I know the owner has no control over, however is a major issue staying at this location. Cars park on the sides of the road everywhere. It makes it almost impossible to get in and out of the neighborhood. I read this on previous reviews, I believe everyone who mentioned it understated the problem. It was bad, sometimes to the point it was hard to get in and out of the driveway. In addition, we stayed on New Years Eve, and it sounded like World War 3 was happening outside. Finally, one of the neighbors smoked a lot of pot. So much so, you were just hit with it every time you walked in and out of the condo. So if you have an intolerance to that smell, you may not want to stay here. As I conclude, I will say I did not reach out to the owner. Since we arrived on 12/26/23, and left on 1/1/24, most of the time per the emails no one was available unless an emergency was taking place. Plus, everything was booked so there was no where else to go. I have previously stayed at Champions Gate, and similar neighborhoods. I will never branch out again to this or similar neighborhoods. So before the response to this review is, "why didn't you reach out," again I am not sure we could even get help if needed due to the holidays. I would suggest the owner get new cleaning crews for this location. On a positive side as I do not want to be all negative. Location is close to all main attractions, washer and dryer is convenient. Check in and out was super easy. For my family, again I would not choose this location again for another stay.

Great stay

Clean, comfortable, spacious. The code we were given from the host did not work at check-in. It took a bit of time to finally get a key and get access to the unit. Once we did, we were happy and relieved to have a clean and safe and comfortable place to stay for our trip. There were a couple missing remotes, and some dead batteries and the remotes we did have. We had to make a couple store runs for items like foil, paper towels, etc. However, it was made clear in the listing that there was only one roll of toilet paper per bathroom, one roll of paper towels for the kitchen, and only a couple garbage bags. We would definitely stay in this unit again, and would recommend to friends and family.

Labor Day Trip 2023

First off let me start with how amazing the home was! Beautiful and located in such a nice quiet neighborhood. Had all the sleeping accommodations we needed for everyone. The beds were beyond comfortable and clean. Honestly the best sleep I got in a while. The game room was fun. The back patio was a nice area to hang out and relax. The only complaints we had was a flickering light in the downstairs bathroom. Each bathroom only had one roll of toilet paper which would be fine if it was a good quality but the ones given were rough and would tear easily requiring use of more. The neighborhood is beautiful and offers great walking areas and pool and is located near Food Truck Heaven which had some amazing food options. I will definitely be thinking of this home next trip to Orlando because of its size, affordability and great host communication. Thank you for making lodging one of the things I did not have to worry about on this trip!

Great vacation spot

This house was just what our group needed. Plenty of space, very comfortable, and within reasonable distance of the parks. The pool was a great place to relax at the end of the day. We really enjoyed the ping pong table in the garage. This was not a big deal to us, but just know that none of the bed rooms are on the first floor if anyone in your group can't do stairs.

Nice inside but…

Condo is nice, beds are super comfy. Amenities are nice. My highest complaint is parking. There is only enough space in the driveway for two cars , yet many people bring multiple cars and completely block the road way. Aside from that so far it’s been a nice stay. He air wasn’t working when we arrived and they got it fixed in just a few hours.

Every single day we had issues. First, the key pad to unlock the door wouldn’t work and we were unable to get a hold of anyone. When someone finally called us back they told us how to get access to a key. The next day, the key lock broke when we tried to use the key. Again, we are unable to leave the location to enjoy our trip due to not being able yo lock the door. Additionally, the silverware while put away in proper drawers when we arrived were not clean, and had food crusted to them and the back patio had poop that we got to clean up from a previous dog occupant.

Thank you for your comments. We have apologized for the lock issue as it is an obvious mechanical failure of the lock. Until now there has never been an issue with it however we have been prompt in our communication with you and in resolving the issues by sending out our maintenance team. We are however curious as to why you didn't say anything until this writing about the other alleged issues. Moreso, when the cleaning team arrived you were holding a dog in your arms! Sort of impacts the credibility of your claim. Thank you.

Felt Like Home

We stayed here for 3 weeks and absolutely loved it. We visit Orlando regularly for the theme parks and this was our first time ever staying off property. Typically we stay at Loews Royal Pacific or at a Disney DVC property. We loved the space this house gave us and the convenience to all the local attractions and eateries. It was really nice to be able to bring our dog on this trip. We enjoyed a feeling of safety while walking our him each day and night. I can not say enough good things about our experience. We cant wait to come back! Be mindful that many residents and guests street park. This was something we are not used to and our neighbors were constantly parked directly in front of our house giving us just enough room to actually pull in. A mild inconvenience but I wanted to give an honest review. Also we were let down by the security gate at the main entrance. We had driven by Compass Bay on a few other vacations to try to get a sneak peek at the community but the gates were always securely locked, requiring a pass code. Upon arriving for this trip the gates were broken and remained that way for the entirety of our 3 week stay.

The house was perfect for the two families that stayed here. Enough rooms and beds for the adults and children to have their own spaces. We loved the fact that there was enough bathrooms for all of us to use. The house was clean and ready for us when we go here on the first day. Management is quick to respond to questions and emails This house was a perfect location for our vacation. Close to all attractions in the area. Restaurants were near by as well as Walmart when we needed groceries or anything else.

This place was amazing. Plenty of space for everyone to enjoy. The rooms was exactly as they are described. The bedrooms was clean and the beds were comfortable. The kitchen and dining area was huge. There are a couple of things to mention parking was hard if you have a big vehicle. The only thing we found with the whole place was the downstairs floors need to be swept better. But we would stay here again.

Everything about this experience was just wonderful. It was very easy to book online. I was reminded about making final payment on time. I was sent arrival details exactly when I was told they would come. The arrival details were the best I have every seen. We literally had no question about the property, what was included in the rental, or expectations of us upon departure. I loved that they gave clear and precise direction for EVERYTHING. The pictures were also a PERFECT representation of the property. It was beautifully decorated, clean, spacious, and very comfortable for our family! I was a hotel General Manager for 15 years, and truly appreciate the attention to detail all around to ensure a superb guest experience. I highly recommend this rental to anyone visiting Orlando. We were just minutes from the Orange County Convention Center where our daughters were competing in the All Star World's Cheer Competition, and only minutes from Universal Studios as well. We had a fantastic stay, and hope this rental is available when we return in the future!! Thank you for a great experience!

Spacious and perfect for our family

When we walked into the rental we were pleasantly surprised at the size of the unit it was larger than expected! The kitchen was stocked well with forks spoons kitchen tools pots pans and dinner wear. The rental had extra towels sheets pillows available (even beach towels which was a great plus! The tub in the master was huge and perfect for soaking after a long day in the theme parks all 4 of the children with us and the big kids as well enjoyed playing fozeball in the game room. Took us 10 mins to get to Disney and old town. Walgreens nearby Publix grocery store conveniently located nearby private and clean complex. DoorDash and ubereats availability. I would def rent this unit again for family vacation We had a group of 4 adults and 4 children and all slept comfortably with plenty of room. Stairs easily accessible for anyone with mobility issues and doorways were nice and wide enough. Highly recommend and would most definitely use this rental again.
