Welcome to Jacksonville Beach and the GEM properties - and 4 blocks to the Beach!! After more than 300+ guest stays we have made The GEM properties available thru a variety of listing sites, so we started with a new listing and new photography! Come experience these GEM's! The GEM is made up of 3 individual units. This is Gem #2, and is a studio apartment with a Queen Bed, Loveseat and Kitchenette (no stove/oven, but we do have an air-fryer/toaster oven for roasting/baking/cooking). There is a SMART TV including basic cable. Max occupancy is 2 persons and includes 1 off-street parking spot that is labeled.

There is shared outdoor space in the back - an open deck with a BBQ and a few chairs to relax in. The BBQ area is for all 3 units. There is also a shared washer/dryer in the garage that is available for use. There is a common outdoor shower that all GEM guests are able to use to wash off the sand after your day at the beach!

Non-Smoking Property: The entire property is no-smoking.

*Propane for the grill is not included. The screened in patio is private for Gem #3. Some amenities noted are nearby - an additional fee may be required. Golf, Paddleboard Rental, etc.

Also close to the area hospitals including The Mayo Clinic & Baptist Beaches Medical Center.

A short drive to Downtown Jacksonville lets you take in sporting events & concerts. OR visit The Jax Beach Pavillion for events there too! This is a great location to take in the The Players Championships at Sawgrass. You can also take advantage of a Tuc-Tuc and tour the craft breweries around downtown Jacksonville. **Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.

Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Frequently Asked Questions

The primary purpose of a bathroom exhaust fan is to remove the moisture out of the bathroom.   These fans help control and eliminate bathroom odors as well.   It will rid the bathroom air of excess moisture, humidity, and other pollutants.

When should you operate the fan?   According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.  

Should the fan be left on all day or left on all night?     You especially should never leave the fan on all of the time.  If it is run too long, it can overheat and become a serious problem and fire hazard.  
The garage has some Beach equiptment and bikes that are shared with other property units in the building, so they are first come first serve. If you use any of the items please be sure to rinse them off with the house on side of building and place them back where you found them. 
Please remember you are in Florida, where temperatures routinely exceed 90 degrees during the day. A properly functioning AC system can, at the most, lower the temperature 20 degrees from the outside temperature, so if it's over 90 degrees outside, the AC will struggle to cool the house below 75 degrees. Setting the temperature 20 degrees or more below the outside temperature or running it with windows and/or doors open will cause the AC system to run excessively while it attempts to achieve the set temperature and may cause the HVAC system to freeze and malfunction.  If this happens, you may incur an additional charge for AC repair and you will not have any AC until the repair service is able to resolve the issue.  Refunds are not given for this.  We recommend keeping blinds and curtains closed during the day to limit light/heat from entering the property.  The hottest part of the day will be between 2pm and 7pm - you should not anticipate the AC to be able to start to drop the temperature lower until after that time has past and the sun has set.
We get asked about Palmetto Bugs all the time.  They have been in Florida for a LONG TIME!  They can be pretty big, they fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. We have a lot more sightings during our summer rainy season.  We have regular pest control service at all of our properties to assist in managing them.  However, they will get in thru open doors, garages, windows, etc.  

Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties.   These are good for the environment and are not anything that we treat for!  You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around.   There is nothing wrong with this - it is part of our local environment.  

This is really just informational.  They are a part of our Florida Tropical Climate.  No refunds are given for these issues. Thank you!

 
AGREEMENT
Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included.  Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests.  Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment.  Should the laws change regarding applicable taxes, we will adjust your reservation accordingly.  This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description.  Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight.  If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
NO PET POLICY
Pets are not allowed on property.   If there is evidence of pets, a $500 fine will be charged.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  Or you will be billed a $500 penalty for violating the Smoking Policy.   Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided.  There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure.   Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties.   Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
The safety and security of our guests and staff is extremely important to us.  Our Firearms and Weapons Policy is designed for the protection of our guests, vendors, staff, and owners, and pertains to the presence of firearms and weapons on the premises.  Agent recognizes that guests and vendors may legally possess firearms or weapons for a variety of legitimate purposes.  This policy has been developed to create a safe environment by providing appropriate guidance over the custody of firearms and weapons on our premises.  All of iTrip Vacations homes are private property.  Guests, who are lawfully permitted to possess a firearm or weapon, may bring such onto our premises for storage purposes only, with the understanding that they are personally responsible for the following:
  • Guests must abide by all Federal, State and local laws.
  • Firearm and weapons must be appropriately registered.
  • Firearms must be unloaded
  • No cleaning of firearms is permitted on the premises.
  • Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
  • No fireworks of any kind, including sparklers.
 

When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival.   This will give you access to the front door of the property.   Additionally, names & ages of each guest are required in advance of your arrival;  make/model of your vehicle(s) are required upon arrival.   Maximum Occupancy of both persons and vehicles is enforced.  
No Hair Dye / Staining Substances Allowed:
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.


 
We do not allow birds (including parrots), reptiles, livestock, fish or any other exotic animals in any of our properties at any time - regardless of being designated as pet friendly.  
Please be aware - when you bring in all of your groceries and load up the refrigerator - it is going to take time to cool everything back down!  Make sure you do not block the vent that brings in the air-flow.  The more full the refrigerator is - the harder it is to keep everything cool.  It needs unrestricted air-flow & circulation to be able to keep everything to the appropriate temperature.  Once you put everything in - please wait a minimum of 4 hours before reaching out that there is an issue.  We won't be able to do anything until that much time has already passed since you inserted your items.  Thank You!
Guests are not authorized to perform, schedule or coordinate any repairs to anything at the property during their stay.  Any issues that arise where maintenance or repairs are needed will be coordinated by the host only.
