Heated Pool (Pool is heated seasonally - must be requested a minimum of 72 hrs in advance. Pool is not heated in the months of May thru September. The pool is only able to be heated when the nightly temperature remains above 50 degrees and will be set to a temperature of 85 degrees. Last minute bookings - inside of 72 hrs - the pool will not heat in time for your stay; Pool is 5ft deep at its deepest point). *Pool is used at your own risk Pool Rules & Quiet Hours are Posted.
Property Amenities: For use for the registered guests of Endless Summer only. Maximum Occupancy is 10 guests at anytime, day or night. Additional guests / going over max occupancy of 10 guests is not allowed. Guests names must be disclosed in advance.
A starter supply of toiletries and paper products are provided. Pool / Beach towels are provided. We also have family friendly amenities such as baby stair gates and a pack n play. If you need additional baby gear, we have rental recommendations we can provide.
- Non-smoking property inside & out - including garage game area, pool area and balconies
- Please note that if the propane tank for the grill is empty during your stay, it's the guest's responsibility to refill it. We recommend checking the tank upon arrival to plan accordingly. We include 1 tank "in the green" upon arrival.
-Trash/recycle days are posted on the refrigerator and in our Guidebook. We would appreciate if guests would take the bins to the curb on the identified days.
- Quiet Hours are posted - they are daily and enforced
- The property is monitored by Minut Monitoring Devices that are located in the Garage Game Room and in the 2nd floor living area. They do not record - they monitor for noise decibles to ensure we are complying with the regulations required by the City of Jacksonville Beach.
- There are exterior cameras: One is located at the Front Door facing the street. The other is located in the backyard facing the fenced pool area to ensure the safety & security of the property. If you have any questions regarding these - please ask in advance.
- We have regular weekly pool service.
- Check In Time is anytime 4pm EST or after
- Check Out Time is anytime 10am EST or before
**Parties / Gatherings over our occupancy are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Minut / Noise Aware as noted in the booking agreement.

Frequently Asked Questions
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are NOT allowed on property! If there is evidence of pets without disclosure, a $500 fine will be charged and you may be evicted without refund.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
BBQ: The BBQ needs to remain along the side fence area for use.
Pool: Pool is used at your own risk Pool Rules & Quiet Hours are Posted. A Pool alarm is provided, if you are unsure how to use the pool alarm then call the office so we can assist. The brand name of the pool alarm is "Pool Patrol".
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code a minimum of 48 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.
