“Grandma's Cozy Cabin on Fall River” is a peaceful mountain home and perfect respite for 1-2 people (adults only please), nestled amongst idyllic Colorado mountains. This home offers a guest a stay of 30 to 90 days. It is located an easy 1/4 mile from I-70, making this the perfect vacation rental for your CO adventures. Interesting fact, this home was originally a base camp for Lucania Mines and Tunnel Company.
This charming getaway will make you feel like you have been welcomed by warm memories and family traditions. You'll be surrounded by carefully curated family heirlooms that represent the simplicity of times gone by, happiness; and, above all... love. You'll also enjoy modern luxuries like a California king bed, gourmet cookstove, WiFi, and Onkyo THX Surround Sound System (with 5-disk CD player). You'll enjoy a full library of music, movies, cookbooks, and other books for your time at Grandma's.
This home is adjacent to the beautiful, peaceful Fall River. Enjoy Colorado's 300+ days of sunshine in the home's enclosed patio or one of several outdoor seating areas. Or, after a full day of relaxing or adventures, soak in the semi-private hot tub (next to the garage). The outdoor living areas are some of the best spaces on the property - listen to the calm of the river and smell the fresh mountain air all while lounging in one of the Adirondack chairs adjacent to the river.
This cabin is located in Idaho Springs, where gold was first discovered in CO in 1859. Downtown retains much of its old, wild west charm, honoring its rich mining heritage with carefully preserved museums and historic sites, including Argo Gold Mine and Mill. Miner Street, lined with fabulous local restaurants / breweries, locally-owned boutiques. This home is located a short 4-minute drive to Miner Street! Idaho Springs is a small town with big personality, including mine tours, rafting trips, zip lining, hiking, Indian Hot Springs, family parks and more…
This property shares one additional small vacation rental that accommodates 1-2 people. It is located above the detached garage. These two rentals share available parking, sitting areas by the river, and the hot tub.
This home is professionally cleaned using natural, eco-friendly cleaning products between each guest stay.
This home utilizes video monitoring on the outside of the home.

**HOUSE RULES:
Maximum occupancy: 2 adults
Tenant stated on Agreement/Booking must be at least twenty-five (25) years-old and acknowledges that they will occupy the property during the entire tenancy.
No smoking in the home. / No pets. / No parties or events.
If you smoke outside, you will find red ashtrays that extinguish cigarettes quickly for your convenience and safety.
Please... no outdoor/BBQ cooking as it attracts wildlife, specifically bears. Please do not leave food in your car, etc. Trash must be bagged and placed in the on-site bear-proof trash receptacle. Your safety is important to us.
Sound really travels in the mountains. Surround Sound must be kept at a reasonable level of no more than 45 for music and 60 for movies.

CANCELLATION POLICY:
In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100 administrative fee. GUESTS THAT DO NOT CANCEL WITHIN THE 30-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT. Travel Insurance is recommended, especially when traveling in the winter in CO.
