If you're looking for an extraordinary lakefront escape with Private Pontoon boat and fantastic backyard experience make this your next getaway! Come enjoy the heated pool (Heated October through May) & hot tub with beautiful views, watch TV out on the covered back patio, grill up some burgers on the BBQ grill or after a long busy day take a dip in the pool (heated) or hot tub. There is a $60.00 per night pool heat fee that is automatically applied to each booking from October 1st through May 31st. Pool will not be heated any other month. (pool heat is automatically heated to 85 degrees),There are also 2 kayaks for the family to enjoy out on the lake. You just take them right off the dock and away you go. It really doesn’t get any better than this. Whether you are visiting Arizona for the weather, golf, or spring training you will love our stunning waterfront home right on Arrowhead Lakes. It's conveniently located with quick and easy access to the loop 101 freeway making getting around a breeze. There are many restaurants, shopping, golf courses and hiking near by. A short commute to Scottsdale, Arrowhead mall, Tanger outlet mall, Westgate, Peoria Sports Complex, Coyote arena, University of Phoenix Stadium which is home to our Arizona Cardinals. Flagstaff and Sedona are only a couple of hours away so as you can see it's a great location!

Our two story home is very spacious and features 5 bedrooms, 3 bath, pool table, private pool (heated) and hot tub. The backyard is fantastic and features a covered patio that overlooks breathtaking lake views! There are outdoor lounge chairs, seating & dining along with a gas BBQ grill for your convenience for those nights you want to grill and just stay in and relax. You can enjoy the gas fire pit on those cooler nights.

The beautiful kitchen opens up to the views of the pool and lake and has everything you need to prepare your meals during your stay. The kitchen features a refrigerator, microwave, stove/oven, dishwasher, blender, toaster, kitchen utensils and Keurig and traditional coffee maker and much more. There is a high top table that seats 4 in the kitchen plus in the dining room there is a table with seating for 10 and just off the dining room is the pool table which makes for lots of fun for the whole family! If you aren't playing pool you can gather together in the family room to play games or curl up and read a book on the large sectional sofa or catch up on your favorite movie on the 65" flat screen Smart TV with Youtube live TV. In the colder months you can enjoy the gas fireplace that's located in the family room.

Guest bedroom #1 is located downstairs and features a Queen size bed, dresser and 32" flat screen Smart TV. There is also a guest bathroom located downstairs just off the family room that has a single sink and walk in shower. The Laundry room is just off the family room so you don't have to take dirty clothes home.

Upstairs you will find four additional rooms. The master bedroom features a King size bed, 43" flat screen Smart TV, dresser, sliding glass door to view the beautiful lake and private master bathroom with double sinks, 2 large closets, walk in shower and a garden tub. Guest bedroom #2 has a Queen size bed and 42" flat screen Smart TV, dresser and closet, Guest bedroom #3 has a Queen size bed, 42" flat screen Smart TV, dresser and closet and guest bedroom #4 has 2 twin beds, futon and a 50" smart TV. The 2nd guest bathroom is located upstairs and has a single sink and tub/shower combo.

Linens and towels provided. We also provide a few items to get you started of hand soap, dish soap, toilet paper, paper towels, trash liners, shampoo and conditioner.

House Rules:
  • Guest agrees to leave the premises, pontoon boat and kayaks and its contents in the same condition, neat and tidy, as Guest found the premises, pontoon boat and kayaks upon check-in, normal wear and tear expected. Guests are responsible and will be charged for damages caused beyond normal wear and tear to the premises, pontoon boat and kayaks. All dishes are to be washed and all garbage to be removed from the premises and placed in outside receptacles.
  • Do NOT take pool cleaners out of the pool (if applicable) or you will be charged for damage it causes
  • The occupants shall not: exceed the sleeping capacity, use the premises for any illegal activity, cause damage to the premises or to any neighboring properties or other acts which interfere with neighbors' right to quiet enjoyment of their premises. If the Tenants are not abiding by quiet time hours of 10:00pm(MST-AZ) and 7:00am(MST-AZ) and the police are called out or the owner receives a violation and/or fine for any disturbances the Tenant will be charged a minimum of $100 or the amount of the actual fine
  • No BBQ grills, open flames or candle burning is allowed in the unit w/ the exception of a wood burning fireplace available for use. Do not dismantle smoke detectors
  • Smoking of any kind is NOT allowed in the unit. Pets are not allowed on premises unless advertised as pet friendly and pet fee is paid. Tenant is responsible to pick up dog waste and pay for damages caused by the pet(s). Breach of Smoking or Pet Policy will result in immediate termination & $500 fine per policy breached will be charged to Tenant
  • Reservations are not made by or for a minor, defined as any person under the age of 25. We require at least 1 member of the party to be 25 years old. Violators will be evicted & forfeit all monies
  • Owner or owner's agents may enter the premises for these reasons: in case of an emergency; to make necessary or agreed upon repairs, alterations, improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with 24 hours notice of intent to enter (except in the case of an emergency)
  • Tenant and any guest of Tenant shall obey all laws of the state of Arizona & local laws while on the premises. Failure to abide by the laws of Arizona or the above rules will cause tenant to vacate the premises & forfeit all monies
  • No compensation will be given for temporary outage of electricity, gas, water, cable, or phone. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible. No refunds for early departure
  • Please report any maintenance needs for the premises to the Manager and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited; to heating, air conditioning, appliances, tubs, pools, spas, pontoon boat, kayaks, televisions, etc. The pontoon boat is provided at no additional charge for your stay and is available for your use. We maintain the boat to the best of our abilities and perform checks before each guest's arrival to make sure that batteries for the pontoon boat are charged and in working order. However, we cannot control whether prior guests charge the pontoon boat battery nor can we control mechanical failures or other unforeseen circumstances that may make the boat unusable during your stay therefore as stated above if the boat is not in working order no refunds of any kind will be given. The rate quoted is purely for the rental of the house and the property itself. The boat and kayaks are offered as free amenities and is offered without any guarantees made about its availability during your stay. 
  • Parking at the premises may be limited. Homes may allow more cars depending on how many parking spaces there is on the driveway. The Owner cannot be held liable if your vehicle violates local parking ordinances and cannot be held responsible should your vehicle be towed. The cities may have strict restrictions on the parking of vehicles on the street overnight. Any fines incurred from the community HOA for parking of vehicles will be reassessed to the Guest. No boats, jet skis, trailers or RVs.
  • Linens and towels provided. Lost or damaged linens will be charged to you. An initial setup of toilet paper, paper towels, trash liners, and soap is provided. Extra items needed are the responsibility of the Guest. We recommend that you bring any special items that you may need.
  • There is no daily maid service. Prior to arrival, Unit has been cleaned. If housekeepers have missed something, please notify us immediately so we can come and take care of it. 
  • All door keys, pontoon boat, pool keys, or garage door openers (if applicable) are to be returned to the unit upon move-out by the Guest. There will be a $15.00 charge per door key, $75.00 for pontoon boat key replacement and pool key/key card, $75.00 per garage door remote, $75.00 per key phob if not returned on check-out date. If you leave anything behind that requires it to be shipped back to you there will be an automatic $25 service fee + the cost of shipping. 
  • Owner or Owner's Agents may enter the premises under the following circumstances: in case of an emergency, to make any necessary or agreed upon repairs, alterations, improvements or to supply necessary or agreed upon services. Owner will provide Guest with at least 48 hours notice of Owners intent to enter (except in the case of an emergency).
  • iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control
  • Guest hereby acknowledges that if the premises reserved includes a community, private pool, spa, hot tub, Pontoon boat, kayaks or deck/patio the undersigned agrees and acknowledges that these can be very dangerous, the deck/patio can be slippery when wet, that there are potential dangers that may be present for children who are not carefully supervised, or if the guests are intoxicated, using any kind of drugs or medication, pregnant or have other health risks. You agree that you are swimming in the pool and spa, using the pontoon boat and kayaks at your own risk. No one under the age of 25 may operate the boat. No exceptions. There is absolutely NO Swimming in the Lake. With full knowledge of the above facts and warnings, the undersigned Guest accepts, agrees, and assumes all risks discussed above to be fully and solely responsible for any accidents that may occur to the Guest and all other occupants in or related to the use of these above areas. The Guest agrees to waive any claim whatsoever against Itrip, Dream Vacation Rentals LLC, or the owner for accidents or claims arising from the guest’s use of the Pool, Spas, Pontoon Boat, Kayak or Patio areas. Guest expressly relieves and indemnifies Managers from any and all liability and responsibility for compliance with any applicable pool barrier laws and regulations. 
  • Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time
