This beautiful custom waterfront home on Cox Creek on the Eastern Shore in Chester, MD awaits you with its gorgeous waterfront views, private pier and all the bells and whistles. The open living/dining/sitting room and kitchen area all overlook the water, while the sunroom, outdoor deck with glass railings and covered patio allow for more living space.

Enjoy the multiple private spaces throughout the home as each floor has its own sleeping and bath spaces. The main floor has a quiet bedroom and hall bath off the front of the home. Upstairs is the large King en suite bedroom with a spa-like bathroom, gorgeous water views and a private balcony. On the other side of the 2nd floor is another guest room with a Queen and a Twin bed and a a full bathroom in the connecting hall. This level also has a furnished loft area with a 2nd fireplace, napping window seats, foosball, a billiards table and another balcony. Head down to the lower level den room with a Full Murphy bed, a 4th full bathroom, a movie viewing area, a wet bar, board games and access out to a covered patio.

Head out to the pier with the 3 kayaks, or to swim and fish. Rinse off in the enclosed outdoor shower after a day of enjoying water sports. Relax on the hammock, cook s'mores over the fire pit or grill out on the BBQ. There is plenty of seating both inside and out to enjoy family meals together.

This home is wonderful for families, golfers, boaters, fishermen, bicyclists and runners/walkers. Bicyclists, walkers and runners can enjoy miles of trails on Kent Island. Two of the most popular are the Kent Island South Trail and the Cross Island Trail.

Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age. No smoking. Be respectful of the house and contents - it is someone's home and the owners do come back from time to time to stay in their property. Please respect the neighbors and neighborhood. No parties or events of any kind.

AGREEMENT

Tenant is at least 25 years old and will be an occupant of the unit A Shore Thing. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund.

BALANCE

Balance is due 30 days prior to arrival date and includes a refundable damage deposit. The balance is due on _BalanceDueDate_. Payment may be made by major credit card. 

CANCELLATION POLICY

Cancellations must occur at least 30 days prior to arrival date, or WILL BE CHARGED THE FULL AMOUNT. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100.00 administrative fee.

HAZARDOUS PRACTICES

No BBQ grills of any kind are permitted in the unit. No open flames permitted in the unit.

DOGS OK WITH NON-REFUNDABLE DEPOSIT

If you wish to bring your dog, you will need to pay the $150 non-refundable pet deposit per pet prior to arrival.  If you bring an unathorized pet on to the property, you will be asked to vacate immediately with no refund of rent or damage deposit. Homeowner and Agent assume no responsibility for any illness or injury that may occur to pets or humans while on the premises. Homeowner and Agent assume no responsibility for the behavior of the pet(s); that responsibility is the Tenant owner.

FALSIFIED RESERVATION

Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING

There is no daily maid service. Linens and towels are included and not to be taken from the unit. There is a $_CleaningFee_ one time cleaning fee.

UTILITIES

No compensation will be given for temporary outage of electricity, gas, water or cable. 

NONSMOKING UNIT

Your damage deposit will be forfeited and you will incur an additional charge for cleaning and deodorizing if any evidence of smoking is found.

ENTRY BY OWNER

Owner or owner's agents may enter the premises: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors.  24 hours notice of Owners intent to enter will be given (except in the case of an emergency).

RULES AND REGULATIONS

  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Please leave all used towels on the floors of the bathrooms and beds linens should all be left on each bed for housekeeping.
  2. All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. If these items are not completed, the guest will be charged an additional cleaning fee. 
  3. The maximum number of occupants shall not exceed 9 people, not including a child in a crib.
  4. Furnishings are not to be removed from the premises for use outside or in other properties.
  5. No Smoking.
  6. Reservations are not made by or for a minor, defined as any person under the age of 25.
  7. Tenant and any guest of Tenant shall obey all laws of the state of Maryland, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Maryland or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
  8. All noise must be brought inside by 10pm. Failure to do so could result in a $500 fine.

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for: Occupancy exceeding the sleeping capacity of 9 people, using the premises for illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
 

HOLD HARMLESS

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 

MAINTENANCE

Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

The house is great. First floor is wide open which was perfect for hair and make-up for my daughter’s brides maids so that they could all be together in one room. Plenty of room on the upper and lower floors too so we weren’t tripping over each other. Back deck is great with an amazing sunset view too!

A Shore Thing is defintely a sure thing. We have stayed at a number of VRBO properties over the years. A Shore Thing is at the top of the list for value, cleanliness, and beauty. The views from the rear of the property are wonderful. No complaints about the property or the host. I did ask a few questions after arrival, all of which were answered promptly. Many thanks to the host for the prompt and courteous replies. Chester is a nice community with good restaurants and plenty of convenient shopping. We made day trips to Annapolis, Washington D.C., Baltimore for a baseball game, Timonium for a horse auction. All are within a short driving distance but if you are making day trips allow some extra time for travel. For the most part although traffic is heavy it does move quickly. One caveat is traveling into DC. Security issues, work commutes, and construction can stretch that travel time. We do plan on returning here for a longer stay. I give the house a 10 out of 10 and do recommend it.

Super clean and well thought out property helped us on a quick two night getaway in early March. While it rained one day, the windows and loads of activities (pool table, theatre room, etc.), easily helped us pass the time. Will definitely be back!!

I cant tell you all the fabulous things about this house. First off it’s pet friendly spacious with plenty of areas to relax and wind down. The views are breathtaking out each, and every window just sit on the dock of the bay and watch the ducks play and frolic in the water. Conveniently located to everything in a quiet and peaceful neighborhood. The interior of the home was beautiful and spotless 10 out of 10 would recommend. Can’t wait for our next stay!

We stayed for a week visiting family from Maryland. We needed a first floor bedroom/room and found the house fit our requirements. The outside deck was the best part and we spent mornings with coffee enjoying the crabbers on the river and evenings looking out on the sunset. We couldn’t figure out the roll out awnings but the two umbrellas were great for sun management. The deck fire pit was awesome. Shower stall floors were a bit slippery but itrip are aware. Kitchen was nicely stocked. Place was clean with plenty of bedding. Nice having the downstairs tv room. The Murphy bed is a tad soft but other beds comfortable. Neighborhood is very quiet. Lots of room to spread out for all of us. We went sightseeing around the island and down to St Michaels. We spent a couple days in DC (easy drive) and spent a day in Annapolis. BWI was an easy hour away. The kayaks were used but the water had a lot of jellyfish so no swimming. ITrip was very responsive with a couple of questions and needs. We had perfect warm fall days to enjoy Maryland. Will definitely stay in It’s a Shorething again.

I stayed here with my family in August and I would rate our stay as a 5 star stay. The house is perfect . This property was so much more than I had expected . My favorite part of the house was the window seat in the second floor . This is where I spent most of my time with a book. The house had every amenity to make your stay comfortable. The house is also extremely clean which is very important to me . I will definitely stay here again .

From the minute we walked in to the front door we were impressed. The views from all of the huge windows were spectacular. The house is set up perfectly for a family, with plenty of sleeping space and a wonderful first floor with an open concept, allowing lots of interaction while cooking and eating. The kitchen is very well equipped and made it very easy to have almost all our meals there. We all felt so peaceful and comfortable there. Thank you to the owners for having and sharing such a great spot.

I went to A Shore Thing with a group of college friends over the summer and we had a great time! The House’s location on the Chesapeake was perfect for kayaking since there were very few other boats, and the mornings and evenings brought calm water. The grocery store was conveniently less than a 5 minute drive away, so grabbing things we forgot to buy at the beginning of the week was super easy! We took day outings to Rehoboth beach (a 2 hour drive) and an outlet mall (15 minutes away) which were perfect for young adults entertaining themselves for a week. At night, the media room in the basement was great for watching Netflix shows and movies, and we had no issues making a wide range of full dinners in the kitchen. In addition to cooking, the house was really close to plenty of restaurants including Maryland seafood, pizza, fast food, and an ice cream shop. There’s an Italian deli/ store a few minutes away that’s great for grabbing sandwiches to go for an afternoon out. Also, the Walgreens 5 minutes away was essential for our emergency mid-week aloe vera purchase! Overall we loved the house, the view from the back deck was beautiful, and we will be coming back next summer!

City life is stressful and "A Shore Thing" was a complete getaway from the daily grind. Five minutes in the hammock with the sound of birds chirping and a cool breeze refreshed my soul. The amenities in the home are plentiful and please crowds of all ages. While indoors, the top level of the home has a billiard table and foosball, the main level has abundant board games, and the lower level has a large screen and movie theater seating to provide entertainment. For those that want to lounge, the top level has a beautiful window seat, the main level has a sunroom, and the bottom level has a porch swing which provide views of the water and birds. The water is where I wanted to be though, so multiple jaunts in single and double kayaks were fantastic fun. I look forward to going back again to connect with friends and family while we interact and relax.

This immaculate, well-equipped house on the water did not disappoint! The view literally left us speechless. The house is even more beautiful in person. The hardest decision each day was where to sit, relax and reflect on the peacefulness of the water view and watch the birds and boats. This multi-level home has an abundance of outdoor seating and plenty of areas throughout the house for groups to gather and have fun. The house is not far from groceries and restaurants, but you won't want to be gone long! The owner was very responsive and accessible. We will most definitely be coming back; this was the best vacation home we've stayed at.
