Two pets are allowed with a fee. Guests are responsible for any damage caused by pets. Pets must be housetrained, supervised, and flea and tick-free. Guests are required to clean up after their pets.

Any reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, and/or payment.

Smoking and vaping are strictly prohibited. Your deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if policy is violated. 

RULES 

  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
  2. Pets are allowed with a fee. Pets must be supervised at all times, and owners must clean up after their pets.
  3. Furnishings are not to be removed from the premises for use outside or in other properties.
  4. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
  5. No open flames, candles, BBQ grills, etc. are permitted inside the home.
  6. Tenant and any guest of Tenant shall obey all laws of the state of Texas, as well as local laws, at all times while they are on the premises.
  7. Tenants will be required to vacate the premises and forfeit the rental fee and security deposit for exceeding sleeping capacity.
  8. Linens and towels are not to be taken from the unit. Any lost or damaged linens will be deducted from your deposit. There is a one-time cleaning fee. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive dirt.
  9. Please report any maintenance needs. Refunds will not be made for maintenance issues.
  10. No outside guests or large functions exceeding the property's stated occupancy.

Annual Lake trip

The house was a great space. Very clean - a super plus. Plenty of space. Each room has it's own private bathroom. Lots of outdoor space for children, clean pool, not very big but that did not bother us at all. The front of the house has several sliding glass doors, which was great for a view of the property but there were no blinds or curtains to close in the evening for any kind of privacy at night. This part was probably the biggest issue with the house. The master suite was very spacious, with its own patio doors to the front deck. During the heat wave that was happening when we visited, this room was the hardest to cool. The rest of the house of was very comfortable regarding the temperature. The kitchen a nice selection of K-Cups for coffee which I loved but some others wanted tea. That would have been nice to have also. I would still highly recommend this property.

We installed the curtains in the dining area and above the kitchen window a few hours before your arrival. Those both face neighboring property. We will take your suggestion to add curtains to the sliding glass doors that face the front (no neighbors) to the owner. Even with two A/C units in the home, this heat wave has been a record-breaking scorcher. We hope you found relief in the pool, though, and we appreciate your high recommendation of Outdoor Utopia Acreage Retreat!

We chose this home to bring our four generations together for the weekend. Our 2.5-year-old loved the pool and playground, while our 95-year-old Papa could live on the patio glider chair. It was an incredibly special stay!
