From the 8th floor of Building 1 at Bonita Beach & Tennis Club, the view is nothing short of spectacular — the Gulf of Mexico, the Imperial River, winding canals, and the lush tropical landscape of Bonita Beach and Bonita Springs all spread out before you. Florida sunshine pours through the windows by day, and dazzling sunsets paint the sky every evening. It's one of the most breathtaking vantage points in the entire complex.

This tastefully designed studio has been thoughtfully renovated throughout, offering couples a private, comfortable, and beautifully appointed retreat just steps from the beach.

THE SPACE

What immediately sets this studio apart is its one-of-a-kind floor plan. A floor-to-ceiling moveable shoji screen elegantly separates the living and sleeping areas, giving guests full control over how open or private they'd like the space to feel. It's a design detail that's both beautiful and genuinely functional — and unlike anything else in the building.

The renovated kitchen is a standout, featuring stainless steel appliances, granite countertops, a stone tile backsplash, and warm wood cabinetry — all fully equipped with everything needed for easy meal prep and relaxed dining in.

The living area is warm and inviting, with dining for 4, a leather loveseat, and a large wall-mounted TV with cable. Slide open the glass doors and step onto the fully screened lanai, where two wicker chairs and a side table await — your front-row seat to that incredible panoramic view. Sunshine and water as far as the eye can see.

The sleeping area features a king-size bed, a walk-in closet, and a full-size dresser for ample storage. There's even a small computer nook tucked into the bedroom — for those who absolutely must sneak in a little work between beach days.

The fully renovated bathroom is a genuine upgrade, with a full glass and tile walk-in shower, granite countertops, and upgraded cabinetry throughout.

Bonita Beach & Tennis Club sits directly across the boulevard from the white sands of Bonita Beach, where wave runners, paddleboarding, and kayaking are all within easy reach. Doc's Beach House, Coconut Jack's, and The Fish House are among the beloved local restaurants just steps away.

On-site, guests enjoy two pickleball courts (tennis courts are temporarily closed during ongoing renovations). Please note that some restoration work on buildings, grounds, sidewalks, and atriums is continuing — occasional daytime construction noise is possible.

Airbnb Cleaning Fee Question

Important note to Airbnb travel guests about the cleaning/housekeeping fee:

This is a combination of the actual cleaning/housekeeping fee, modest booking fee, and state & local taxes, and not the cleaning fee exclusively.

Our cleaning/housekeeping fees vary based on size of property, number of bedrooms & bathrooms, pool patio homes, garages, etc. They typically range between $125-$325 based on the aforementioned.

The booking fee is $89.

Airbnb does not currently allow hosts to itemize these fees on their site which is why we'd like to explain what otherwise appears to be an excessive cleaning fee expense.

Liked the comfortable furniture. Very well equipped kitchen. Nice clean unit. Also liked proximity to beach and good restaurants. Only concern was no fire sprinklers in a 10 story building.

Condo was right across the street from the beach with nice view from the screened porch and was perfect size for the two of us. It was nicely furnished, not worn and kitchen worked great for eating in. It was a short drive to restaurants, grocery store, Lover’s Key and downtown Bonita Springs. Thank you!!!

Comfortable studio in fantastic location with 5 minute walk to Bonita Beach! I was on a solo retreat and felt safe in the community even with ongoing construction and clean up after Hurricane Helene and Ian. Sunsets and sunrises were spectacular and sea treasures abound. “iTrip” staff are friendly and supportive. Highly recommend you reward yourself by booking this unit to experience a hassle-free trip in a cozy beach condo!

We enjoyed our stay at this condo. The kitchen was very well equipped with things you need to cook a meal or two. There was also a nice array of beach items including towels, chairs, umbrella, small coolers and noodles. The location is wonderful with beautiful views of sunsets and homes on the canals. There is construction going on but it did not cause us any issues. These buildings will be so beautiful when the outside work is finished. Bonita Beach is just across the street which made going to the ocean very easy and smooth. We enjoyed a few meals at Doc’s which was also across the street. Nice atmosphere. Our only issue was the mattress has an obvious low spot in the middle which made sleeping not as comfortable as it could have been with a new mattress. If we return to Bonita Beach and Tennis I would definitely like to stay at this same condo -as long as the mattress has been updated. The condo is nicely decorated and the lanai has great views of the neighborhood canals and the sunsets. Thank you for your attention to detail and making sure we felt at home. Donna B.

Baggage carts need to be replaced Wi-Fi should be available at the pool, split between all the owners this would amount to Pennie’s. Knives should be resharpend or replaced.

There was construction that was disclosed however it was ambiguous as to the times and days. We had one day when the workers jumper on our balcony unexpected. We had no blinds or measures to have privacy We should’ve been informed of the date and time that would be happening or some kind of advanced notice That’s is my only issue

We had a pleasant experience! The room was very clean and we loved the private enclosed balcony! Our only complaint was the lack of air conditioning flow into the bedroom. The bedroom stayed a little warmer than the rest of the condo but it wasn’t bad because there was a fan in the room for us to use :) we would recommend this!

My recent stay at 1803 BB&TC was very enjoyable! The condo was nicely updated, well furnished, very comfortable and convenient to the beach across the street!! The keyless door lock was handy for access; not having to worry about taking your key to the beach. Great views of the area from the eighth floor too! The welcome basket with local information and complimentary snacks was a nice touch. The property management, residents and guests were friendly and helpful.

The condo is equipped with everything you need to have a fun vacation. The views from the lanai are very nice. The tile floor is great for keeping the condo nice and clean. It has a nice large shower and there's adequate storage for your belongings. It was clean when we arrived so you can go barefoot and not be concerned. The bed is comfortable.

This unit is everything we were told it would be. Top of the line furnishings and all appliances in good working order. The remodeled bathroom is very nice. The beach is just across the street and many fine restaurants close by if you’re not up to cooking in a kitchen that has everything you would need. You won’t be disappointed if you choose to stay here.

The condo is very clean and modern. It has everything you need for your stay including beach towels, beach chair, beach umbrella and a cooler to watch sunsets on the beach. We were also able to watch the sunsets from the screened in balcony. The combination lock is nice so you don’t have to worry about keys. The cafe is right in this building and the pool is attached as well. We would definitely recommend this to anyone and would love to come back again.

My husband and I stayed in this condo for a week in March and loved it! It has been renovated and has beautiful furniture. The king bed is very comfy. The view is amazing. Although there was a lot of street traffic being spring break, it was very quiet in the condo. Would definitely stay here again

What a fun vacation! The condo is perfect for 2 people and is in a fantastic location right across from the beach. Also right in the middle of plenty of shopping and restaurants. The sunset views from the screened in patio couldnt be any more beautiful. The condo was very clean and had all the amenities we needed including beach chairs, coolers and kitchen supplies! This unit #803 is an updated comfortable place to stay for two. We are directly across from the beach with plenty of places to walk to for meals. On a whim, I booked this rental on Saturday, November 4th, to arrive on November 5th. I could not believe the property was available in this location on such short notice. Pictures are true to the ad, Views from the balcony are spectacular, even though we are not facing the gulf straight on. You get all of the views with little street noise. We are already trying to figure out how we can make this property our vacation spot next year with more family! Keyless entry is a BONUS! No worries about keeping track of a key. Close to LOTS of great things, restauraunts, etc. AND, the owner called to make sure we got settled and had a welcome basket waiting for us. Truly a GREAT place.
