The house features 3 bedrooms and a loft, with 3 king beds. Your dog will love our farm as well. Bring them along! Please notify us of your plans to bring your dog - pet fee required.

The Farmhouse is the perfect laid-back destination for families and small groups looking to unwind. Check out all of the attractions in Bend and when the day is done, retire to wide-open spaces under the stars. Your time will be well spent at a most relaxing home and outdoor space, creating a memorable stay in Central Oregon.

You are less than 10 minutes from all of the attractions in Bend - downtown, Old Mill District, Box Factory, Deschutes River trails.

The house has an open floor plan that includes living, dining and kitchen spaces. Dining for 6 at the table, plus seating at the counter.

There is an abundance of room for kids to meander, throw the frisbee, toss the football, and play catch. A fenced in area near the home allows your dog to enjoy the space unattended, plus acres to run around. Everyone can enjoy the patio sitting area for a daybreak coffee, breakfast, or a day's end brew and glass of wine.

Quiet starlit nights are a natural.

The living room space features two sofas and a flat screen smart TV. Queue up a classic movie or favorite program.

The lucky guests of the master have a King bed and an adjacent bathroom with walk-in shower. Another King bed furnished bedroom is upstairs, along with a bedroom with 2 twin beds. A 3rd King bed is in the loft with a private full bathroom with a walk-in shower..

Laundry room with full size washer and dryer means you can pack light.

The large connected garage gives you plenty of room to keep your toys safe.

Grab the chairs from the sunroom and catch unforgettable sunsets. Unobstructed views surround the home.

Sunriver is a 20 minute drive south for a day trip where you will find more family entertainment and recreation, choices for eating, sipping brews and coffee. On the way, drop in the High Desert Museum with the kids. They will love it.

Smith Rock beckons – about 30 minutes north on Hwy 97. Stunning views and a rock climber's mecca.

Sisters is a short jaunt west. Always something happening there.

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

NO SMOKING allowed at this property, or on the premises.

Maximum Occupancy: 8 Occupants - Children must be counted within the maximum occupancy unless they are under the age of two (2) and are sleeping in a crib.

Tenant Requirements: Tenant stated on the Agreement/Booking must be at least twenty-five (25) years of age and acknowledge that they will occupy the Property during the entire tenancy.

There is no AC at the farmhouse. There are multiple window fans in the property that help with keeping the house cool and comfortable during your stay.

Guests must adhere to Bend Good Neighbor Guidelines. Copy is in the binder.

Frequently Asked Questions

HAZARDOUS PRACTICES
No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. Use the overhead stove fan when cooking.

FAMILY RENTAL ONLY
Reservations made for teenagers or young single requires an accompanying adult staying in the unit at ALL times. At least one member of the party needs to be 25 (twenty-five) years of age! Any violators will be evicted according to Oregon law with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
No daily maid service.  Additional cleaning fees will be due in the event that cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains.

We reserve the right to charge guests for not complying with house cleaning rules.  Specifically, we reserve the right to charge guests if all dishes have not been cleaned either in the dishwasher or by hand, if all trash is not bagged and cinched, and if all perishable food has not been disposed.  

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

SECURITY CAMERAS
If security cameras for outdoor visual monitoring are present at the property, the listing will disclose this fact.  Tenant accepts the monitoring of the outside and agrees to not tamper with the security system.
 
NONSMOKING UNIT
Smoking is strictly prohibited in the property AND on premises. Any evidence of smoking will result in $150 fine, plus the cost of smoke remediation.

DOGS
If you are staying in a dog-friendly property and are planning to bring your dog, you must notify us.  No more than one dog is allowed unless prior arrangements have been made.  A dog fee is required, and it varies depending on the property.  You must confirm your dog is flea and tick free, and is up to date on all vaccinations.  Dogs are not allowed on the furniture or bedding.  Please notify us of any accidents that occur in the home.  Please clean up outdoors.

If you are staying in a No Pet property, we reserve the right to take any or all of the following actions if a pet or Emotional Support Animal is brought onto the property,  a) charge a pet fee, b) charge extra for cleaning or picking up behind the pet, c) charge a fee for neighbor complaints, d) charge a refundable damage deposit, e) ask tenant to vacate the premises with no refund of any fees or damage deposits paid.
 

SLEEPING CAPACITY/DISTURBANCES
All occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

BICYCLES
iTrip or the Owner are in no way responsible for bodily harm or injuries that may occur while using the bicycles provided by the property. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing helmets, and for securing the bikes. The Guest is responsible for the bicycles should they be lost or stolen when not on the vacation home premises.

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and sound equipment.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

First I would like to say we enjoyed the house. The layout was perfect for us and the fenced yard for the dogs was great. The sunroom was a nice bonus. We did take the garbage down but it wasn’t picked up. It was already half full when we got there. Things we noticed on arrival that need some attention are: 1. Lights in utility room works intermittently and bulbs and light covers are missing 2. Lights for backyard do not work 3. Ice and water dispenser in frig don’t work 4. No screens on windows made it unsafe to open with children 5. baseboards and walls and corners need cleaning 6. Missing outlet covers (unsafe) 7. Dryer makes banging loud banging noise when turned on so we didn’t use 8. Light over stove is out 9. Motion garbage can does not work 10. Printed Instructions on location on all the heat controls and how to use would be helpful 11. Rugs needed by all exterior doors 12. No vacuum or mop or cleaning products so we were unable to tidy up 13. Information on the rodent problem is needed 14. Lock on upstairs bathroom does not work 15. A lot of light and other switches that it would be helpful to label 16. Stove top was not clean when we got there something was burned on 17. Stove burners remained high even on low setting I know this sounds like a lot but it is a great house and you’re striving for a five star. That being said we would rent this house again.

I would 10/10 recommend the farmhouse on your next stay to Bend. Location was great, a short drive to everything we were looking to do, food, golf, downtown Bend, etc. Accommodations are very comfortable. It's spacious with plenty of room to fit a group of our size. Check-in and check-out were as smooth as could be. I will definitely be staying here again on my next visit.
