Quartz countertops, double sink, coffee/tea station, and wine fridge. Large entertaining island with seating open to great room. Open the 10 ft serve thru window for indoor/outdoor living and extend the kitchen to the outdoor bar with seating for 3.

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

- Parks: Columbia Park is adjacent to the property with a playground that includes the “SS Columbia” a ship-like play structure, a large swingset, a never to be forgotten slide, picnic areas and a lawn area large enough to play frisbee or catch. .3mile walk to Miller’s Landing Park or Bend Whitewater Park, .4mile walk to the tubing takeout at Drake Park.

- Walk down the street to the Deschutes River Trail, with multiple walking/running/biking options that weave around and across the river through downtown Bend, The Old Mill District, and up river above the Healy bridge to single track dirt paths.

- Catch the shuttle to Mt. Bachelor with a 0.2 mile walk. Convenient if someone wants to head out or come home early.

- Downtown Bend is a 0.7 mile walk - restaurants, shops, galleries, spas, movies, arcade, electric bike rentals, library, Tower Theatre, and Deschutes Historical Museum. Annual events include conferences, festivals, parades and more.

ASSUMPTION OF RISK, LIABILITY RELEASE, INDEMNIFICATION  
I acknowledge and agree that I am personally responsible for my own safety as well as the safety of my spouse, children and guests (collectively, “Invitees”) while staying at, or utilizing the Property.

I agree to comply with, and to cause my Invitees to comply with, the SPVR and Owner’s Rules and Regulations while at the Property and in connection with my/our use of SPVR’s and/or Owner’s use of the Property’s amenities, which may include, but shall not be limited to, the following: swimming pool(s), hot tub, fitness/sports facilities/courts, fitness equipment, grills, fire pits, horseshoe pits, shuffleboard courts, pickle ball courts, tennis courts, bicycles, helmets, river float tubes, kayaks, stand up paddleboards, life vests, etc. (collectively, “Amenities”). 

I further acknowledge and agree that the Property is lake/river-front property. As such, I confirm and understand there are many risks and dangers associated with lake/river-front property, including boating and activities around and in the water, Property, docks, shore walls and other watercraft. There are risks of collisions, falls, injuries to spine, arms and legs, pinching, drowning, and death can arise from the negligence of others, your, Invitees, weather conditions, acts of God, water conditions and your own experience and abilities.

For my own safety and the safety of the Invitees who may be participating in and taking part of the Amenities, and the use and exposure to the lake/river-front aspects of the Property, I understand the risks and have explained them to the Invitees. I knowingly and freely assume all such risks, (both known and unknown, even if arising from the negligence of others) and assume full responsibility for both my use of the Property and Amenities, as well as my Invitees use of the Property and Amenities, including any minor children/wards under my custody and care.

I also acknowledge that due to the fact that SPVR properties and this Property is open for use by other individuals that I and my Invitees are at a higher risk of contracting diseases and viruses, including, but not limited to COVID-19. With full awareness and appreciation of the risks involved, I, on behalf of myself, my Invitees, and my estate, heirs, executors, administrators, trustees, assigns and personal representatives, hereby forever release, waive discharge, and covenant not to sue the SPVR, the Owner of the Property and its subsidiaries, and their respective board members, directors, members, officers, agents, servants, independent contractors, affiliates, employees, successor and assigns (collectively the “Released Parties”) from and against any and all liability, claims, demands, actions, and causes of action whatsoever, directly or indirectly arising out of or related to any loss, damage, or injury, including death, that may be sustained by me or my Invitees, related to my/our use of the Property, the Amenities, or arising from any disease or virus, including, but not limited to COVID-19, whether caused by the negligence of the Released Parties, any third-party using the Property, or otherwise, while participating in any activity while in, on or around the Property, Amenities or properties associated with SPVR. 

I agree to indemnify, defend, and hold harmless the Released Parties from and against any and all costs, expenses, damages, claims, lawsuits, judgments, losses, and/or liabilities (including attorney fees) arising either directly or indirectly from or related to any and all claims made by or against any of the Released Parties due to bodily injury, death, loss of use, monetary loss, or any other injury from or related to my use of the Property or the Amenities, whether caused by the negligence of the Released Parties or otherwise specifically related to any disease or virus, including, but not limited to, COVID-19.
HAZARDOUS PRACTICES
No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. Use the overhead stove fan when cooking.

FAMILY RENTAL ONLY
Reservations made for teenagers or young single requires an accompanying adult staying in the unit at ALL times. At least one member of the party needs to be 25 (twenty-five) years of age! Any violators will be evicted according to Oregon law with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
No daily maid service.  Additional cleaning fees will be due in the event that cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains.

We reserve the right to charge guests for not complying with house cleaning rules.  Specifically, we reserve the right to charge guests if all dishes have not been cleaned either in the dishwasher or by hand, if all trash is not bagged and cinched, and if all perishable food has not been disposed.  

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

SECURITY CAMERAS
If security cameras for outdoor visual monitoring are present at the property, the listing will disclose this fact.  Tenant accepts the monitoring of the outside and agrees to not tamper with the security system.
 
NONSMOKING UNIT
Smoking is strictly prohibited in the property AND on premises. Any evidence of smoking will result in $150 fine, plus the cost of smoke remediation.

DOGS
If you are staying in a dog-friendly property and are planning to bring your dog, you must notify us.  No more than one dog is allowed unless prior arrangements have been made.  A dog fee is required, and it varies depending on the property.  You must confirm your dog is flea and tick free, and is up to date on all vaccinations.  Dogs are not allowed on the furniture or bedding.  Please notify us of any accidents that occur in the home.  Please clean up outdoors.

If you are staying in a No Pet property, we reserve the right to take any or all of the following actions if a pet or Emotional Support Animal is brought onto the property,  a) charge a pet fee, b) charge extra for cleaning or picking up behind the pet, c) charge a fee for neighbor complaints, d) charge a refundable damage deposit, e) ask tenant to vacate the premises with no refund of any fees or damage deposits paid.
 

SLEEPING CAPACITY/DISTURBANCES
All occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

BICYCLES
iTrip or the Owner are in no way responsible for bodily harm or injuries that may occur while using the bicycles provided by the property. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing helmets, and for securing the bikes. The Guest is responsible for the bicycles should they be lost or stolen when not on the vacation home premises.

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and sound equipment.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

Perfect Getaway

What an amazing vacation my family had and a lot had to do with the house and location of the house. We had two families travel to Bend, OR for a nature getaway and we couldn't of picked a more perfect place. Nestled on the Deschutes River offered many water activities at our footsteps - kayaking, paddle boarding, floating, swimming and even fishing. Many of the items used were provided, saving on the hassle and cost to rent. If you wanted a break from the water activities, several bikes were available to tour the city or you could go for a walk/run on the trail that is next to the house. The house is also centrally located between Old Mill District and downtown, making both easily assessable by foot. And by car you can easily take a short drive to the lava caves and Tumalo Falls. Now let's talk about the house itself. We had six people staying there and offered ample room for both kids and adults. There are four amazing bedrooms and a chef's dream of a kitchen that overlooks the river. There is a great laundry room and mud room that were definite bonuses for our west coast road trip. My kids loved opening a cabinet in the play room to find Play-Doh, trains, cars and board games to occupy them when they wanted a break from the heat. My favorite was the living room glass wall that opened completely and it lead to a three-level deck that was the envy of those that floated by. There was plenty of seating for both dining and relaxing, along with a fire pit and hot tub. The bottom deck sit at the river's edge and where we spent most of our time playing corn hole, chatting with people as they floated by our docking the kayaks from there. This house has everything to make for a perfect vacation. I definitely will be back for the views, the house and what the city of Bend has to offer. The owners did a remarkable job with this house.

Luxuriously Elegant - Peaceful Escape

What an incredible home in a fantastic spot right on the Deschutes River! I am hesitant to use the term “perfect” but we have stayed in some of the best accommodations all over the US and Europe and this earns that superlative. There is not an upgrade missed in the home or on the multi-level river front property. The downtown restaurants and pubs are within walking distance in one direction while the walk along/around/over the river heads in the other. We escaped to secluded river rapids through a pine forrest, watched the tubers/kayakers, picked up lunch and were back sipping wine on one of private shaded veranda(s) in short order. The bikes, kayaks, tubes and paddle boards were conveniently there for our pleasure. With all this activity available at our doorstep the most surprising feature was the utter peace and quiet we enjoyed at all times of the day and night....perfect!
