This fabulous home is the perfect destination for a Central Oregon getaway. The expansive modern jewel overlooks Farewell Bend Park and the Old Mill District. The home boasts three levels with ample space for a huge family gathering or for multiple families. When entering the home on the main level you will find the great room, kitchen, huge master suite, laundry, powder and garage. The fully covered deck is accessible from the great room and the master suite. The deck has a built in gas grill and electric ceiling heaters. Make your way to the lower level where you will find a family room equipped with its own TV and sectional sleeper sofa. Adjacent to the lower family room are two bedrooms and a full bath. The lower level has a private covered patio that overlooks the park and river. Travel up to the upper level and take in the most perfect space for kids, teens or adults! This space has its own gathering area with a sectional sleeper sofa and a TV set up perfect for gaming. The 400 sq ft bunk room has 2 sets of double over double bunks while still having plenty of space to spread out. The upper level has its own private bathroom. A mere 300 feet away is the epic Deschutes River. Not only perfectly located in the hub of Bend's outdoor wonderland, WoodRiver House exudes luxury, comfort, and convenience. Glide effortlessly under the Old Mill footbridge, past the Schwab amphitheater, all the way to Drake Park and downtown Bend if you choose. Rinse off in the outdoor shower before relaxing on the elevated deck or lower level patio. Tomorrow, you can step out your door and pick up the Deschutes River trail for any number of hiking options. Enjoy a concert and walk back in the cool desert evening. Shop at The Old Mill and decide among several great choices for dinner. Frequently Asked Questions

HAZARDOUS PRACTICES
No open flames are permitted on balconies or in the unit. Do not dismantle smoke detectors. Use the overhead stove fan when cooking.

FAMILY RENTAL ONLY
Reservations made for teenagers or young single requires an accompanying adult staying in the unit at ALL times. At least one member of the party needs to be 25 (twenty-five) years of age! Any violators will be evicted according to Oregon law with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
No daily maid service.  Additional cleaning fees will be due in the event that cleaning involves the removal of excessive debris, excessive spillage or staining of carpets, or uncleaned cooking grease and stains.

We reserve the right to charge guests for not complying with house cleaning rules.  Specifically, we reserve the right to charge guests if all dishes have not been cleaned either in the dishwasher or by hand, if all trash is not bagged and cinched, and if all perishable food has not been disposed.  

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

SECURITY CAMERAS
If security cameras for outdoor visual monitoring are present at the property, the listing will disclose this fact.  Tenant accepts the monitoring of the outside and agrees to not tamper with the security system.
 
NONSMOKING UNIT
Smoking is strictly prohibited in the property AND on premises. Any evidence of smoking will result in $150 fine, plus the cost of smoke remediation.

DOGS
If you are staying in a dog-friendly property and are planning to bring your dog, you must notify us.  No more than one dog is allowed unless prior arrangements have been made.  A dog fee is required, and it varies depending on the property.  You must confirm your dog is flea and tick free, and is up to date on all vaccinations.  Dogs are not allowed on the furniture or bedding.  Please notify us of any accidents that occur in the home.  Please clean up outdoors.

If you are staying in a No Pet property, we reserve the right to take any or all of the following actions if a pet or Emotional Support Animal is brought onto the property,  a) charge a pet fee, b) charge extra for cleaning or picking up behind the pet, c) charge a fee for neighbor complaints, d) charge a refundable damage deposit, e) ask tenant to vacate the premises with no refund of any fees or damage deposits paid.
 

SLEEPING CAPACITY/DISTURBANCES
All occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, people using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

BICYCLES
iTrip or the Owner are in no way responsible for bodily harm or injuries that may occur while using the bicycles provided by the property. The Guest agrees to use the bicycles at your own risk. You are responsible for wearing helmets, and for securing the bikes. The Guest is responsible for the bicycles should they be lost or stolen when not on the vacation home premises.

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and sound equipment.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Lost or damaged linens may be deducted from your deposit. An initial supply of products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

This house was perfect for our trip and the location is unbeatable across from the river with a wonderful view. The upstairs bunk room can get very warm and the AC is locked to 71degrees so we had to run the room fan and open windows to keep the kids cool. Still highly recommend for groups and families.

Not only did the weather showed off for the perfect weekend in Bend, but our host also showed off a beautiful home to stay in too! We enjoyed biking, hiking, running, strolls around the river, shopping, and eating until our hearts and stomachs burst. WoodRiver house is in the perfect location for all of your Bend activities. The beds were comfortable, the kitchen was fully stocked with cooking supplies, there was so much room and it was completely clean. Not a single complaint. Thank you for a wonderful stay.

This home is located right on the River and walking distance to all the Fun spots in Bend. It also is super close to the road to Bachelor and a million miles of hikes and MTN Bike trails. The house is set up to accommodate lots of different type of groups. The sleeping set up allows for a family reunion or a large group The Master is awesome. Kitchen/great room are set up for entertainment. There are 5 different areas inside and outside the house to have meetings or just relax. Kitchen was set up for anything you need. Best location and house possible

We had the pleasure of staying for 10 days in the Woodriver house to take advantage of the location directly across from a great park and direct river access. It was the perfect location to let kids go off on their own and be able to walk to Old Mill, downtown, etc. The home itself was perfect for 8 + people with tons of space, high quality finishes, top level beds, sheets, and a great deck to enjoy meals outside. The property management was top notch and the vacation could not have been any better. Our teen kids loved taking out their bikes on their own and going to the river every day.

Wonderfully appointed location in Old Mill Bend

TLDR: Wonderful place, wouldn't hesitate to rent again, not cookie cutter, sterile rental property, huge! Never having been to Bend, OR, my four mates and I decided to rent a home in Bend itself to avoid having to drive everywhere so we could check out the town for a boys weekend. The description of the place made it seem pretty sizable, but the home is pretty enormous. Three families with children I think would easily fit in the house, each with their own floor to occupy :) Having visited many VRBOs in the past, we appreciated that the place was well stocked with necessities: things like paper towels, dishwasher soap, laundry detergent and dryer sheets, spices for cooking, coffee maker/coffee/filters. Basically all the little things you hope are there when you get to a rental, and when you're not you really wish you didn't have to buy as many of them as you have to at a grocery or convenience store because you're only going to use a few instead of the 20-30 pieces that come standard. Outdoor patio furniture to lounge on, grill outside, and big comfy couches/sectionals on all levels in the common areas. Easy hookups via HDMI to TV to use your computers/game consoles. Wireless with no dead spots throughout the house and yard. Huge garage also to park in... Location wise, it was perfect for what we needed: a central base to explore Bend. PROS: right next to the Deschutes river (across the street) and 5 minute walk to the Old Mill shopping restaurants, and maybe 15 minute walk to the standing surfing wave. Downtown was a bit more of a walk (like 30-40 minutes), 20 minute drive to the airport, 20 minute drive to the forest/volcanic national park area; pretty much everything was at the most 20 minutes :). CONS: It was near a relatively busy street/roundabout so if you have light sleepers, you'll want earplugs because traffic starts up around 7 on the roundabout on weekdays. Also, I think the upstairs bunk room gets pretty bright with sunrise, I wasn't sleeping there but the guys that were I think said it wasn't possible to actually get the room dark because the sun would come through the windows in the bathroom, to which there didn't seem to be a door? We loved the place, communication with the proprietor was spot on and quick and responsive, and again, wouldn't hesitate to stay again!
