Located in the heart of Beaverton in the Southwest region of Portland this tiny house is special indeed. It is designed to maximize every inch of room available. An incredibly comfortable queen bed is perfect for some rest and recuperation. There is a refrigerator and Keurig available as well. If you need to get some work done there is a desk and monitor if the need arises.

Please note, there is not a bathroom in the unit. There is a full bathroom located just outside the front door of the tiny house to the left just a few steps away. In this full bath is a washer and dryer available.

Please note, there is no A/C.

There is a cute front porch with some seating as well as a more private side deck area with additional seating as well as a larger picnic table. Sit out here to take in the sights and sounds around Beaverton while enjoying some conversation with a companion or perhaps a good book. Please do note, that smoking not allowed on this property at all.

The location of the tiny house is incredible, as it sits right in the middle of downtown Beaverton where an extraordinary amount of food, drinks, and activities that are just moments away. If you want your coffee without the effort there is a 24 hour coffee shop very close. After you wake up enjoy the farmers market or the Central Beaverton Park for countless activities year round. Once you have worked up an appetite there are almost too many options to list. Within a walk of just a couple minutes there is raman, Thai, Korean BBQ, Mediterranean, and of course the famous Big's chicken. If you want something a little more upscale, check out Decarli for a tasty Italian dinner spot.

About a half mile away is the Beaverton Town Center MAX stop where you can take the light rail through downtown Portland as well as too and from the Airport among many other stops through the greater Portland region.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

The Tiny House is exactly as advertised, a place to sleep with adorable outdoor spaces for your waking hours. The farmer's market was literally across the street, the Shakespeare festival was three blocks away, and several of the highest rated restaurants in the city were also a few blocks away. And yes, Ickabod's (the pub) is also just two blocks away. So ... central, something for everyone not too far away. The one catch (as advertised) is that you have to go outside the Tiny House for the bathroom, so I would make sure your guest can clear that hurdle before you book the room for grandma! We rented the Tiny House with the rest of the compound, and it was a nice retreat from the crowd for our most private guest.

We stayed here for 2 nights with our greyhound. The place was easy to find and very clean. It is in a great location close to coffee and restaurants. The covered patio made a nice spot for drinking coffee and eating takeout. Parking was right out front and the picnic tables provided a lovely spot to hang out. Luckily, there was AC as it was hot that weekend and the tiny house can get quite warm.

Hi! I really enjoyed my stay at the tiny house. It was incredibly convenient for my needs. The only thing I will say is that there were some large spider webs outside on the bathroom door and that in the crevices of the room, there was some dust bunnies. We loved our stay in Beaverton. The location at this spot cannot be beat; you are seconds from the Saturday market! The room is extremely clean and all of the essentials are provided. The fact that the bathroom is separate was actually a plus for us so one person could get ready while the other did something else. We did overall enjoy the tiny house, although it was more of a tiny room than a tiny house. The tiny house is about the size of my bedroom in my home in its entirety. Additionally, there are two other AirBnB properties that are sort of connected to this tiny house, and there were many people staying in the other properties who enjoyed having fun late at night. I sort of wish this was disclosed before so we weren't startled by meeting new people every time we left or came back.

This was the perfect place for me and anyone who is looking for a peaceful, well- kept place to stay. It is within walking distance to many places including restaurants, shops, and the MAX Beaverton station which was super helpful for me as I was attending a conference in the center of Portland. Corey was a great host! Anytime I had a question, he got back to me almost immediately! Thanks for a wonderful stay!

A cozy stay, beautiful property and great location! This was a very unique stay in a great pocket of Beaverton. Walking distance to so many good restaurants, cafes & bars. You wont need to Lyft/Uber at all, because you are so close to everything. Close to the park, affordable place and a very comfortable bed to rest your head. Perfect spot for our date night, it would be good spot for a weekend get away or business trip too.

Portland, OR Flip Key’s “Tiny House” on SW 3rd St (#324) and SW Watson Ave Review. This was a newly renovated Shed on the back of the property which was listed at 4775 SW Watson Ave in Beaverton, OR. It was very clean and well put together. The bed was comfortable. The paint was pretty and fixtures were very chic. By the Definition a Tiny Home is a residence under 500 square feet. This is by no means is a residence. It is a “bed in a Shed. . . ”! It is not a “tiny Home”! There is a foe electric fireplace heater (which sounds like an old washing machine when it is idling) along with a portable electric radiant heater (which worked the best and is quiet), a small refrigerator like ones in a hotel room, a table for the flat screen T.V. and DVD player. There was a Keurig coffee machine, coffee pods and creamers provided. With the heat on in the room it is too warm even with the radiant heater on the lowest setting. There are 4 windows, two which have curtains, and the door’s window which has a built in blind. However, the 4th window is high in the apex of the room with no covering which makes the place very bright to sleep at night. If you need complete darkness to sleep you are not going to find that here. If you like it to be quiet then use the radiant heater, not the foe fireplace heater. There wasn’t any running water, nor a bathroom, or kitchen appliances, like a microwave oven inside the living space. The bathroom was located in the back of the house where the shed was. Luckily there was a new covered walkway between the house and the shed allowing you to get to the bathroom without getting wet, since it rains frequently in the Portland area! Inside the bathroom there was a small shower, sink, electric radiator, toilet, washer and dryer, along with lo and behold a microwave. As for us, we never cooked food in the microwave in the bathroom, yuck! As my Husband said. The electrical circuitry has little to be desired! If you want to use a hair dryer, the electric radiator heater and the light you will trip a circuit. Plus you do not know what load the people in the house might be putting on the circuits. It does not seem like this was set up to accommodate everything. The neighbors had the power go out completely too. Having the washer, dryer, shower and sink in use in the bathroom your towels do not dry when hung in there. I would advise if you are conserving resources and you want to reuse the bath towels then take them in the room where there is heat to help them dry. This is ideal for a young person who likes staying in a hostel but with more amenities and a high price. It is not an ideal place for anyone who may need to get up to the bathroom at night since it will be cold mostly in Portland except maybe a few months of the year. If this were my room for rent, I would have to change things to make this more of a Tiny Home. First of all, I would have the T.V. on a swivel on the wall to open up the space for a small kitchen counter at the window with a sink and microwave. My husband suggested that the foe fireplace heater be removed since it takes up too much room and the radiant heater keeps the place nice and toasty by its self. The apex window is broken so it should be replace with at least a double pane window with a louver for room darkening. I’d have to place the mirror over the fireplace somewhere else too. I would raise the bed to perhaps a post-beam loft space and then there would be room to have a tiny RV style bathroom space with shower, sink and maybe pull out toilet. The nightly rate for this room is too high for the lack of convenience provided. There must be a more forth coming statement to what you are getting (i.e. the bathroom is across an outdoor walkway) so you can make a more informed decision if this place is for you and it needs to more reasonably priced for what it is. Please update your room book to match what is listed on the FlipKey. Our over all review might be only one of the points of a single star out of 5 stars, as my husband so aptly put it.
