A 75" TV in the living room, large TVs in each bedroom and lots of books and board games will keep everyone satisfied and cozy if you encounter any rainy days, but more often you will indulge in sunlight streaming through the plantation shutters into the spacious, inviting retreat. If you need to stay on top of work during your stay, you’ll appreciate the well-equipped office, complete with docking station, monitor, printer and high-speed internet. At night, you can choose to unwind in the deep soaking tub in the master bath, before drifting off for a great night’s sleep on premium luxury mattresses. The Home:
2 bedroom, 2.5 bath, open-concept 2100 SF one-story home with gorgeous golf-course views, spacious lawn and parking area and sliding doors to screened lanai from 3 separate rooms. Modern coastal design featuring neutral shades of blue, gray and beige and furnishings that are comfortable, inviting and sophisticated, while also practical and relaxed.
Living Room-Large room filled with natural light with vaulted ceilings, 2 couches, 2 leather electric recliners, large coffee table and a 75” TV.
Kitchen/Dining- Well-equipped with new appliances and cookware, quartz counters and serving counter open to dining area with glass table which seats 6. Extra seating at counter and high-top table with bar stools in kitchen
Bedroom #1- King Bed with Beauty Rest Mattress and luxury bedding, 65” Samsung TV, 2 swivel chairs, sliding doors to lanai, walk-in closet, large bath with double sinks and soaking tub with air bubbler, separate shower area.
Bedroom #2- King Bed with Plush Premium Mattress and bedding. 43" Samsung TV. California Closet, Bathroom with separate tub/shower area en suite
Office Area- Pocket Door provide privacy; includes full-size pull-out sofa with premium quality mattress for extra sleeping. Door to lanai. Fully equipped office with docking station, monitor, printer, lots of storage and bookshelves. (Good Zoom background for videoconferencing)
Garage has epoxy floors and lots of space for sporting goods, one car and extra storage.
Lanai- Spacious private, screened lanai overlooking the Golf Course with Weber propane grill and propane fire table, comfortable all-weather wicker furniture with cushions, umbrella and high-top table with bar stools.

HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- DOGS are allowed. If you are bringing your dog, we are a pet-friendly property. Small to medium dogs are permitted with property manager approval and $20 per night fee. Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
If you are bringing a service animal, please advise the property manager before arrival.
4 - Parking is available in the driveway. Please do not park in the street.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking or vaping of any kind and burning of any substances including incense is not permitted in the property and if detected there will be a $300 charge and possible eviction with no refunds.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 - Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee. NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- Resort Pool & Workout Room: The resort pool and workout room are NOT available for use. There is an additional fee for golf. Please ask management for assistance.
13 - COMMUNITY POOL USAGE - Tenant hereby acknowledges that the premises they have reserved includes the use of a community pool and the undersigned agrees to the community pool rules and regulations posted at the pool. The use of the community pool is only permitted for guests who are registered on this booking. Furthermore, tenant acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas. One pool access key is provided. You will be charged $25 for a lost key.
14- The Fairway Community Pool is accessible for guests of the home and you will be issued a key for your stay. If that key is lost, there will be a $20 charge for replacing. Children must be supervised at all times. iTrip and owners will not be held responsible for any injuries.
15- FIREWORKS are NOT allowed in the community.
16- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.
17- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
18 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged. If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty. Bookings canceled at least 14 days before the start of the stay will receive a 50% refund. If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes. GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT. If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties. There will be no refund for early departure unless authorities request mandatory hurricane evacuation. Trip cancelation Insurance is recommended.
ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
