All the necessities will be at your fingertips! For dining options, you have the large quartz island that has seating for 3 and for more formal dining we have a marble table with seating for 4. The living area is inviting with plenty of seating on the leather sofa, loveseat or chair while enjoying one of your fav movies or series on the 65” Smart TV. The second floor walk-out patio has the perfect vantage point to view the golfers complete Hole #14 as you relax & decompress from a busy day! You will feel right at home in this condo!

Entering the Master En Suite Retreat, you will find a king bed and lots of natural light from the corner window, 55” Smart TV and a beautiful tiled walk-in shower and separate dressing area. The guest bedroom is furnished with a queen bed as well as 2 X-large twin bed bunks, a desk & chair with a fun Florida vibe with a 55” Smart TV. The guest en suite bathroom has a beautiful tiled bathtub/shower & toilet area. Evening time is the perfect chance to relax out back on the patio and enjoy the end of a great day!

The 3rd bedroom is connecting studio room where you will enjoy a quiet space to call your own. The studio room has been thoughtfully decorated and designed to make the most out of the space and with the utmost functionality! The Murphy bed gives you the ability to enjoy all the space you need during your day and the perfect place to rest in the evening on the luxurious Queen mattress & soft linens! You won't even have to make your bed - just close it up and off you go! The kitchen island has 2 countertop bar stools that will give you space for eating or extra workspace. The kitchen includes a sink, refrigerator, microwave & broiler toaster oven & induction single cooktop which is perfect for making meals. We also include a Keurig pod coffee maker! If enjoying your favorite series is on your to-do list, the 43" Smart TV & sofa will be the perfect set-up for that! Working remotely? We have a designated desk & chair for your working comfort. This unit can be perfect for private working area when traveling with family or for the someone special who wants their own space, but still be together! The bathroom has a large beautiful walk-in shower and a vanity with lots of great light! Last but definitely not least, you will want to take time to enjoy the Florida evenings with your favorite beverage on the patio in one of the two outdoor chairs overlooking the golf course! If you plan a daytrip to the beach, you can use chairs provided! You are sure to love the tranquility of the area and all the wildlife you will see each day! It's a little piece of paradise for sure!

This golf & tennis community is a destination that offers tennis courts & 2 PGA golf courses as well! Get away from it all here! Our location is central in Wesley Chapel and makes it easy to access grocery stores, Walmart, Florida Medical and you are only a short drive to Wiregrass where you can find many different restaurant options as well as take care of any retail therapy needed or check out The Grove and their many options of dining & shopping. If it's real retail therapy you're needing, just a 10-15 minute drive is the Tampa Outlets where you can have loads of shopping fun and also stop for dinner at one of the many new restaurants in the area like Rock & Brews, Chuy's, Zukku San or relax and grab a flight of brews at Florida Atlantic Brewing Co. If you'd like to take in a show, a special restaurant or a sports event or one of many cool activities such as Busch Gardens or the Tampa Zoo, we are a close 30 minutes to downtown Tampa and only an hour drive to Clearwater or St. Pete's Beaches! The Tampa Intl. Airport is 22 miles from our location & St. Pete-Clearwater Intl. Airport is 31 miles.

NOTE: Ring Doorbell - Security cameras are solely monitoring outside the property and are not present inside the property. Tenant agrees that in outside areas there is no reasonable expectation of privacy and accepts the monitoring of the outside by security camera. Tenant agrees not to tamper with the security cameras.

PLEASE NOTE: Use of Resort facilities such as the swimming pools and gym are NOT included or permitted.

HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.
2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.
3- PETS are NOT permitted within the condos per HOA Rules.  
If you have a service animal and will be bringing the service animal to the condo, please advise the property manager before arrival. 
4 - Parking is first come first serve.
5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.
6- Smoking or vaping of any kind is not allowed in the unit and if detected there will be a $250 charge.
7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.
8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.
9 Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee. Additional cleaning fees will be due when stays exceed one month.
10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 
11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.
12- Resort Pool & Workout Room:  The resort pool and workout room are NOT available for use.  There is an additional fee for golf.  Please ask management for assistance.
13- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
14- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.
15 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
