Welcome to the Saddlebrook golf community! This quiet resort home is tucked away in Wesley Chapel and has everything you need to forget about life’s worries and revitalize your senses. This stylish 5 bedroom 4 bathroom Mediterranean home offers panoramic views of Golf fairways, water views, and the private pool! You and your loved ones will adore the comfy accommodations, gourmet kitchen, spectacular location, and much more. The kitchen is well equipped for your stay with stainless steel appliances. The granite bar has seating for four. The wall-to-wall sliding glass door in the family room infuses lots of light and has a large sofa, fireplace & a 62" Smart TV for enjoying your fav shows! As an additional amenity, there is a steam shower for your use! There are two large bedrooms (queen & full) that share a Jack & Jill bathroom & each has a 32" Smart TV. The third bedroom with a twin bed has access to a shared bathroom that has a steam room & shower. We have a Queen Sleeper Sofa that can be used as a bedroom as well and has a full bathroom with a walk-in shower! If working from home is a must, the master has a dedicated study. The Master & en suite bathroom & huge master closet are sure to be your favorite rooms in the home! The spacious bathroom has a walk-in shower and a beautiful tub that you're sure to enjoy! The laundry room has a full size washer, dryer, laundry sink, and lots of storage cabinets. If it's time outdoors you're looking for, the pool lanai has a covered area with new outdoor furniture! The heated pool will be for sure the highlight of your stay! Come enjoy some tranquility & relaxation at our home! **The garage is not for use by guests.

Please note: The pool can be heated upon request and to maintain the pool at 80 degrees, the charge will be $150 per week for 30 night rental or $25 per day for shorter stays.

Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.

Being in this community is like finding a little piece of paradise amongst the Cypress trees, the golf course, tennis courts and lots of nature to see. Take a stroll through the community and play a game of I spy... but be careful as we have our local resident alligators in most ponds. This community offers tennis courts & 2 PGA golf courses as well! Get away from it all here! But know you are only a short drive to Wiregrass or The Grove where you can find many different restaurant options as well as take care of any retail therapy needed. If it's real retail therapy you're needing, just 10-15 minute drive is the Tampa Outlets where you can have loads of shopping fun and also stop for dinner at one of the many new restaurants in the area like Rock & Brews, Chuy's, Zukku San or relax and grab a flight of brews at Florida Atlantic Brewing Co. There is also a Publix grocery less than 2 miles from the home. If you want to take in a show, special restaurant, sports event or one of many cool activities such as Busch Gardens or the Tampa Zoo, we are a close 30 minutes to downtown Tampa and only an hour drive to Clearwater or St. Pete's Beaches! HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.

2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3- DOGS are allowed. If you are bringing your dog, we are a pet-friendly property.  Small to medium dogs are permitted with property manager approval and $20 per night fee.  Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
If you are bringing a service animal, please advise the property manager before arrival. 

4 - Parking is available in the driveway.  Please do not park in the street.

5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6- Smoking or vaping of any kind is not allowed in the unit and if detected there will be a $250 charge.

7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.

8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

9 Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee.  NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.  

10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.

12- Resort Pool & Workout Room:  The resort pool and workout room are NOT available for use.  There is an additional fee for golf.  Please ask management for assistance.

13- The Fairway Community Pool is accessible for guests of the home and you will be issued a key for your stay.  If that key is lost, there will be a $20 charge for replacing.  Children must be supervised at all times.  iTrip and owners will not be held responsible for any injuries.

14- FIREWORKS are NOT allowed in the community.

15- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.

16- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

17 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Our family of five, plus my parents stayed at the Fairway Haven property for a week. This property is conveniently located and we were able to explore both Tampa and Orlando. The property was nice, with a beautiful outdoor screened in patio and pool. Kim always texted back quickly with answers to any questions we had and helped us to problem solve She was gracious in her interactions during our stay even when it wasn't the most convenient timing. We were able to bring our pet for an additional fee and we were grateful for that. We would certainly consider staying here again. We had an enjoyable experience!

Fun Family Pool Time

We loved the spacious home with beautiful pool and outdoor area. Gorgeous views and well- maintained in a lovely neighborhood. Lots of fridge space with extra beverage cooler drawers. Perfect spot to relax and entertain both indoors and outdoors. Primary bedroom and bath are palatial! Kim and Charles were very attentive hosts.
