Welcome to The Canopy on Cobblestone! This cozy home is well thought out and furnished for your ultimate comfort! Located on a quiet cul-de-sac, you will find all the comforts of a home at your fingertips and a few extras! Living area has a Samsung 50" Smart TV with internet streaming, sofa & chair and a sliding glass door for entering the sunroom. We have a desk, chair & printer for your convenience if working or learning remotely is a must! The dining room has a beautiful table with seating for six and extra bar stools seating for 3 while enjoying time with the family. All the necessary amenities in the kitchen for your cooking necessities - a toaster, Keurig pod & drip coffee maker & more.

The downstairs bedroom has a King bed that can also be separated and used as 2 XL Twin beds & has a closet for storing items as well. The downstairs bathroom has been updated beautifully with a walk-in shower, grab bars installed, toilet & vanity area. We have a desk, chair & printer for your convenience if working or learning remotely is a must in the living area! **NOTE: Change of bedding configuration must be requested upon reservation.

Upstairs you will find the master suite with vaulted ceilings, King size bed, en suite bathroom with a walk-in shower, Samsung "55 Smart TV with streaming & private outdoor balcony. The second guest room upstairs has a Queen size bed and private balcony. There is also a full bath with a shower/tub combination. The washer & dryer is also provided for your convenience upstairs!

If spending time outside is something you love, the spacious outdoor sunroom adds additional living space for your stay! The outdoor dining table seats 6 and you can light up the propane grill and watch the Samsung 43" Smart TV with streaming on game days! There is also an outdoor sofa and chairs for relaxing in the evenings! This is a space you will enjoy morning & evening!

Being in this community is like finding a little piece of paradise amongst the Cypress trees, the golf course, tennis courts and lots of nature to see. Take a stroll through the community and play a game of I spy... but be careful as we have our local resident alligators in most ponds. This community offers tennis and pickleball courts & 2 PGA golf courses as well! Get away from it all here! But know you are only a short drive to Wiregrass or The Grove where you can find many different restaurant options as well as take care of any retail therapy needed. If it's real retail therapy you're needing, just 10-15 minute drive is the Tampa Outlets where you can have loads of shopping fun and also stop for dinner at one of the many new restaurants in the area like Rock & Brews, Chuy's, Zukku San or relax and grab a flight of brews at Florida Atlantic Brewing Co. There is also a Publix grocery less than 2 miles from the home. If you want to take in a show, special restaurant, sports event or one of many cool activities such as Busch Gardens or the Tampa Zoo, we are a close 30 minutes to downtown Tampa and only an hour drive to Clearwater or St. Pete's Beaches! HOUSE RULES - please acknowledge
1-PLEASE no parties, we want you to enjoy each other and have a great time but disruptive parties are not permitted. Observation of quiet hours (10p – 8a) must be observed. Loud music and outdoor entertainment are prohibited. This is a residential neighborhood and the authorities will be called if you cause a disturbance. Please be respectful.

2- Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of FL or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and deposits.

3- DOGS are allowed. If you are bringing your dog, we are a pet-friendly property.  Small to medium dogs are permitted with property manager approval and $20 per night fee.  Six nights or more $125 fee. Please notify us prior to arrival if you are bringing your dog - (Max 2 dogs).
If you are bringing a service animal, please advise the property manager before arrival. 

4 - Parking is available in the driveway.  Please do not park in the street.

5- Treat this home as if it were your own, please report damages to your host immediately. If damages are determined to be caused by tenant misuse, it may result in fees to make repairs.

6- Smoking or vaping of any kind and burning of any substances including incense is not permitted in the property and if detected there will be a $300 charge and possible eviction with no refunds.

7- Family Rental Only -Reservations are not made by or for a minor, defined as any person under the age of 25.

8- Sleeping Capacity/Disturbances - Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of people noted in the listing, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

9 - Housekeeping- There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a one time cleaning fee.  NOTE: Bookings exceeding one month will be charged an additional cleaning fee per month and cleaning will be organized with management.  

10- Utilities - No compensation will be given for temporary outage of electricity, gas, water or internet service or Pool/spa heating issues. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. 

11- Maintenance- Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos, internet.

12- Resort Pool & Workout Room:  The resort pool and workout room are NOT available for use.  There is an additional fee for golf.  Please ask management for assistance.

13 - COMMUNITY POOL USAGE - Tenant hereby acknowledges that the premises they have reserved includes the use of a community pool and the undersigned agrees to the community pool rules and regulations posted at the pool.  The use of the community pool is only permitted for guests who are registered on this booking.   Furthermore, tenant acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool and patio areas.   One pool access key is provided.   You will be charged $25 for a lost key.


14- The Fairway Community Pool is accessible for guests of the home and you will be issued a key for your stay.  If that key is lost, there will be a $20 charge for replacing.  Children must be supervised at all times.  iTrip and owners will not be held responsible for any injuries.

15- FIREWORKS are NOT allowed in the community.

16- Extended Stays - Any reservation exceeding 27 nights will be required to pay an additional cleaning fee each month that the stay extends. Cleaning will be coordinated with the management team. The additional cost will be added to your reservation after confirmation.

17- Hold Harmless - iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

18 - Cancelation policy - In the event that you must cancel or change your reservation, please be aware that cancellations or changes must occur at least 30 days prior to arrival date.   If cancellation occurs 30 days or more prior to arrival date all monies will be refunded and $100.00 administrative fee may be charged.  If changes occur 30 days or more prior to arrival date, modifications to booking dates can be made without penalty.   Bookings canceled at least 14 days before the start of the stay will receive a 50% refund.  If changes occur at least 14 days before the start of the stay, modifications to booking dates may be made but will be subject to nightly price changes.  GUESTS THAT DO NOT CANCEL WITHIN THE 14-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT.  If changes occur within the 14-Day time frame, modifications to booking dates may be made but will be subject to nightly price changes and penalties.   There will be no refund for early departure unless authorities request mandatory hurricane evacuation.  Trip cancelation Insurance is recommended.  

ADDITIONAL TERMS AND CONDITIONS The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

I have stayed at iTrip properties for the past three months. Their process of checking in and out is easy as can be. The support from Kim and Charles is above and beyond. Whenever I mentioned even the slightest small item, they jumped in immediately to help. Their attention to details and focusing on making the stay perfect is amazing. In addition, when I needed to make changes to may plans, iTrip was right there to help. They found property options for a future stay, met me to in advance to check them out, and then booked them for me. Couldn’t be easier. I loved my home in Saddlebrook! It was very comfortable.! Excellent to enjoy with my family and spend time together. The only thing to improve was that we preferred to use the main swimming pool, and the gym… 🙏🏿 I hope to return as soon as possible.
