COVID-19 ACKNOWLEDGMENTS  
Tenants are to refrain from entering the premise or common areas with symptoms of COVID-19 or if they or anyone in their family has tested positive for COVID-19. Tenants are to be respectful of amenities and common area usage and adhere to any regulations set by the apartment complex or state. Although enhanced cleaning and measures are put into place, please understand there is no warranty of a COVID-19 free environment.
 
HAZARDOUS PRACTICES
No open flames (ie. candle burning) or bbq grills are permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.

NO PETS ALLOWED
No pets are allowed unless previously agreed upon with property manager. If evidence of a pet(s) is found in the unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.

NOISE CONSIDERATION
Quite time is from 10pm-8am and must be observed. No parties are permitted and if the maximum occupancy has been exceeded, occupancy may be terminated without refund. 

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, soap is provided. There is a onetime cleaning fee at the time of booking.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or internet access. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible. 

PROPERTY ACCESS
You will obtain instructions to access the unit with your check-in procedures once the amount due has been paid in full.

NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

RULES AND REGULATIONS
  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
  2. The maximum number of occupants shall not exceed the maximum number of occupants listed in the property description; not including a child in a crib.
  3. Furnishings are not to be removed from the premises for use outside or in other properties.
  4. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
  5. Tenant and any guest of Tenant shall obey all laws of the state of Texas, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Texas or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. 

MAINTENANCE
Please report any maintenance needs for the premises to the us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

LINENS/TOWELS/SUPPLIES
Linens and towels are furnished. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

PARKING
Access to the parking garage is provided upon arrival.

My wife and I stayed here to check out The Woodlands. The location is close to literally everything (restaurants, trails, grocery stores, etc. The apartment was extremely clean, with a kitchen that had everything we needed. I highly recommend this place.

I stayed in this apartment for almost four weeks and it had everything I needed for a comfortable, safe, enjoyable stay in The Woodlands. It is walking distance of shops and Whole Foods, with access to whatever you need including secure parking.

This was our second stay at properties owned by The Bronx. We enjoyed both stays in the 2 Bdtm and 1 BDRM. The only reason we didn’t give a 5 Star this stay was the cleaning service left the bathroom with dirty mats and a broken sink pipe that flooded the floor as I washed my face. Not sure how this was missed! The good news it was resolved with one phone call to our satisfaction.

My 10 year old was blown away! We wanted a cool place while we were in town for Post Malone and this was absolutely perfect! Super clean and had EVERYTHING you would need while away! We loved it!! Wish we could have stayed longer! Thanks!

Amazing location, complex, property manager, and unit

I stayed and worked in this unit while there was working being done on my own home. The location is fantastic. I walked an extremely short distance to Starbucks in the morning and restaurants sometimes for lunch or dinner. There are also stores within walking distance. The mall is a short drive basically across the street. The unit was very clean and cute. I found everything I needed in the kitchen. There was even a desk that helped me as a remote worker. I loved that the unit was close but not too close to the entrance to the garage. I felt very safe. The pool and clubhouse were close by. It was quiet within the unit. The property manager was responsive and nice. If I need a home away from home again I would definitely book this unit.
