We prefer you do not leave your dog alone, but if you do, it must be in a kennel. Please clean up after your dog. Be aware that because of the mountainside wilderness location, bears, moose, elk, and fox are frequent visitors and will rile up even the quietest dogs.

***** This secondary unit of a townhome has 2 private entrances. The owners live upstairs with 2 friendly large dogs. There is a shared wall with year-round neighbors with children and owners live upstairs and therefore noise needs to be kept down and a hared outdoor living space with a gas grill, patio furniture and some green space for you to use.

The Rabbit Ears Pass Retreat is a one of a kind, dog friendly location for your Steamboat vacation. You are situated at the edge of Rabbit Ears Pass in a woods like setting, very close to snowmobiling, cross country skiing, snowshoeing, hiking, biking, camping, backpacking, off-roading, kayaking, rafting & more, and only 7 miles from the Steamboat Resort Ski Area.

You'll feel like you are in a remote, timber mountain retreat with large windows, high ceilings, spectacular views and wood walls, beams and ceilings throughout. This secondary unit of a large, uniquely historical mountain town-home has 2 private entrances. It is NOT handicap accessible and has a number of stairs. The owners live upstairs with 2 friendly large dogs. There is a shared outdoor living space with a gas grill, patio furniture and some green space for you to use. There is ample parking outside the unit, including trailer parking.

Enter the property into the newly remodeled living area. It features a large leather sectional, two leather chairs, a large flat screen tv, a dining table with four chairs, new carpet and flooring.

Off the living area are the bedrooms and a newly installed kitchenette to make simple meals, with dishes, utensils, basic cookware, refrigerator, electric hot plate, coffee maker, microwave and toaster oven.

Bedroom 1 has a king bed.

Bedroom 2 has a queen bed and two twin beds.

The large bathroom includes a tub/shower combo, as well as a full size washer and dryer.

Most mountain residences, including this property, do not have air conditioning. Fans are provided for your comfort.

Originally started as a summer resort destination, Steamboat has become renowned for its world-class skiing and mountain biking options. And your Steamboat vacation rental will put your family in the middle of it all.

Winter activities include skiing, snowmobiling, snowboarding, biking, sledding and fishing. The city houses two ski areas – Steamboat and Howelsen Hill, Colorado's oldest continuously operated ski area. Or simply play in the smooth, dry snow, referred to as Champagne Powder, for which Steamboat is known.

Mountain biking is huge in Steamboat. Known as Bike Town USA, the city has trails for all ages and skill levels. Hundreds of miles of single track, as well as over 50 miles of downhill and freeride terrain.

Tenant agrees to leave premises/contents in same condition as found upon move-in, normal wear/wear expected
Max number of occupants shall not be exceeded. Occupancy exceeding/using premises for illegal activity/causing damage to premises or neighboring properties and other acts which interferes with neighbors' right to quiet enjoyment of their premises.
No open flames. Candle burning not permitted on balconies/in unit with exception of wood burning fireplace. Do not remove smoke detectors. Use stove fan when cooking to avoid smoke alarm activation.
There is no daily maid service but can be arranged for fee.
"No pets" policy must be observed (unless noted as pet friendly/fees have been paid). If evidence found you will be asked to vacate immediately with no refund of rent/deposit.
No smoking in unit. Damage deposit will be forfeited/you will incur charge of $1000 if you opted for damage insurance as smoking is not covered. You will incur additional charge for carpet cleaning and deodorizing if evidence of smoking.
Reservations are not made by or for a minor, defined as person under age of 25. We require one member of party to be 25. Violators will be evicted with forfeiture of all monies.
Owner/owners agents may enter premises in case of an emergency; to make any necessary repairs/alterations/improvements/supply necessary services/show premises to prospective purchasers/renters/contractors. Owner will provide at least 24 hrs notice of intent to enter (except in case of emergency)
Report maintenance needs, we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating/air conditioning/appliances/televisions.
iTrip or Owner, do not assume liability for loss/damage/injury to persons/personal property nor accepts liability for inconveniences/damage/loss/injury arising from temporary defects/stoppage of water/gas/cable/wifi/electricity/plumbing, as well as due to weather conditions/natural disasters/acts of God/other reasons beyond its control.
Tenant acknowledges if premises reserved includes a community pool, the undersigned agrees and acknowledges pool/patio/deck can be dangerous, the deck/patio can be slippery when wet, and injury may occur if not careful. With full knowledge of above,Tenant accepts/assumes all risks involved to Tenant/Tenant's guests related to use of pool/patio areas.
Tenant fully releases/discharges Owner from all liabilities/claims/demands/causes of action by reason of any injury/loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any guests as result, or connection with occupancy of premises and agrees to hold Owner free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves right to terminate this Agreement upon their discretion at any time.
Any violation that incurs a fine will be tenant responsibility. Examples include improper trash disposal, smoking, excessive noise, parking violations.

We enjoyed our stay here! Host was responsive and the views are lovely (especially with the fall leaf changes). Just know the bedrooms share a door that go into each other so if sound between bedrooms is an issue, something to keep in mind. No stove so prepare to only heat up small meals in the toaster oven or microwave. There is a nice outdoor space with fireplace and room for my pup to run. Overall loved our stay.

Beautiful mountain location, views everywhere. Great dog friendly space, nice place to walk the dog. Short, lovely drive to Steamboat. Comfortable, rustic cabin feel inside with wonderful king bed and lots of space. Friendly host A great getaway!!!

Fantastic Property with Incredible Views

We stayed for 3 nights July 3-6. This property is very large and the views are incredible. We had 3 couples plus dogs and everyone had their own bathroom and bedroom. The kitchen is large and well stocked. The common areas are also big and everyone enjoyed socializing there. The drive into Steamboat is very scenic. We did not see any bears or other wildlife. It is a wonderful place and everyone was very happy with our rental.

Loved the place! Our family, my husband and myself with our children ages 25 - 30, went to Steamboat to ski over the New Year's Eve holiday. The place was perfect. Beautiful views. Plenty of space to hang out at home at night, playing games or shooting pool. The fireplace made for a warm and cozy space to enjoy a nice glass of wine. The kitchen was well equipped for us to cook a standing rib roast for our New Year's Eve dinner. Our family is still talking about what a great time we had in Steamboat. We'd definitely go back.

We had a group of people up for the weekend for a ski weekend. They were very accommodating to let us extend checkout to get another half day of skiing in so our dog didn’t have to stay in the car. Very spacious place too!
